Planning precedent report

Construction of three bedroom dwelling house to side garden; division of land into two sites; widen existing vehicular entrance to accommodate new dwelling; creation of new vehicular entrance to existing dwelling and all associated site works.

Retention Permission is sought for the as constructed second floor dormer works constructed under previously granted Planning Application SD20A/0271 and all associated works. Retention works relate to the height and width of the as constructed dormer which houses a habitable bedroom at second floor level.

New two storey extension with flat roof and roof lights to the rear and side of the existing house, a new single storey extension with flat roof to the front of the existing dwelling, internal alterations to the existing house, widening of the existing driveway entrance and ancillary site works.

Widening of driveway to provide for off street parking with dishing of footpath.

The development will consist of conversion of existing attic space comprising of modification of existing roof structure, new access stairs and flat dormer to the rear of dwelling and all associated site works.
