New rear dormer structure at attic level and conversion of the attic space to habitable space with ensuite

17sq.m. single storey family room to the rear and alteration of the roof from hipped roof to gabled roof, to form non-habitable attic storage room at 2nd floor level, with internal alterations to provide staircase access and with dormer window to the rear.

(i) Demolition of an existing single-storey extension with mono-pitched roof to the rear of the existing house; (ii) construction of a new single-storey ground floor extension to the rear and to part of the side of the existing house, part with flat-roofs and part with a mono-pitched roof, to accommodate a new open-plan kitchen/dining/family area, a new wc and a new utility room; (iii) other internal alterations to the existing house, associated site works and landscaping to the rear of the extended house to facilitate the new extension.

Construction of new side dormer structure at attic level and conversion of the attic space to a bedroom and bathroom. The dormer structure allows for stair access and a functioning bedroom and bathroom with limited space available from the existing hipped roofed structure

Replace condition 4 (stating a limit of 15 children) Ref. SD03A/0384 with a new limit of 32 children in sessional care in compliance with current ratios of floor area to number of children as set out in the childcare act 1991 (Early Years Service) Regulations 2016.

Retention of vehicular access/egress and associated parking provided for the former temporary school accommodation on vacant site to rear.
