Planning precedent report

Subdivision of the site, construction of a two storey detached dwelling house with three bedrooms and attic room (incorporating rear dormer window) to the east of the existing two storey semi-detached dwelling, to include alterations to existing boundary on Aranleigh Court to create new vehicular entrance. Proposals include for all associated site works, including hard landscaping and site development works.

The development will consist of retention permission for existing wall, pier and gate as constructed to the side of the dwelling. Planning permission for (a) replacement of existing windows to front, side and rear of dwelling, (b) new sliding doors and window opes to side and rear of dwelling. (c) external wall insulation, (d) PV solar panels to the front roof, (e) new garden shed to rear of dwelling, (f) all associated internal works, drainage, landscaping and site service works.

Attic conversion with dormer to rear roof to accommodate attic stairs; conversion of attic into non habitable storage space with windows to front roof; window to side gable; all ancillary works.

Conversion of attic to habitable space; installation of 1 dormer type window to front (north) elevation; installation of 1 dormer type window to rear (south) elevation; associated works.

Retention for single storey detached home office / gym to rear garden with associated ancillary works.

The proposed development will consist of a) Ground floor extensions to the side and rear, b) first floor extensions to side and rear, c)extension to existing front porch d) demolition of existing chimney to the rear, e) demolition of existing garage to the front abutting neighbouring structure, f) widening of existing vehicular entrance and all associated site works
