Construction of a single-storey 33m2, flat-roof rear extension to the existing property. The extension will include the creation of a modern, open-plan kitchen area, along with a dedicated treatment room. Two strategically placed skylights will be incorporated to enhance natural lighting and improve ventilation within the new spaces.

The proposed development will consist of an attic conversion with a rear dormer with a flat roof.

Removal of the existing hip roof at the side and its replacement with a gable roof; demolition of two existing chimney stacks; construction of a dormer extension at the rear & an attic conversion; new rooflights to the front, along with internal alterations and all associated site works.

Retention of the incorporation unto the site of single storey garage and storage with pitched and flat roof for domestic use from adjoining property at 16, Cromwellsfort Road, Walkinstown, Dublin 12 previously approved in Planning Ref No. SD11B/0089 & Permission of the conversion of the existing single storey side garage to a bedroom & utility room, with ancillary site works.

Retention of single storey extension and garden shed to rear, attic conversion with window on gable wall, velux windows to front and rear, porch to front and all associated site works.
