Site planning risk brief

The following changes to previously approved permission (Ref 17600155) 1. change of location of previously approved vehicular entrance 2. Single-storey extension to side of previously approved storey and a half extension. 3. Change of previously approved site extents and site boundaries and all associated site development works including percolation area

1) the construction of a two storey extension to the rear of the single storey cottage and the demolition of a single storey component to the rear elevation of the cottage, 2) various alterations and improvement works to the interior layout, exterior facades and roof structures to the cottage and the demolition of two single storey dilapidated outbuildings, 3) the installation of a certified wastewater treatment system and a percolation area, to all appropriate standards, 4) the construction of a site entrance in the location of an agricultural site entrance (the agricultural site entrance and a separate vehicular site entrance will be demolished, there will be improvement and realignment works to the front boundary wall), 5) the construction of garden walls, driveway, parking areas, footpaths and hard landscaping areas (the landscaping of the site consisting of new lawn areas, planting beds, hedging, trees and shrubbery and all associated site works) and RETENTION PERMISSION for the material change of use of an existing agricultural building to a home office

(i) a storage shed & (ii) the extension of the existing peddle go-karting track at our existing open farm development.

An open farm development, the development will consist of (I) a new building with café, seating area, toilets, indoor children's play area and ancillary accommodation (ii) the change of use of an existing farm building to animal housing and display building, animal feed and bedding store, covered dung store, (iii) the change of use of an existing building to a store, feed and bedding room for the animals, (iv) the change of use of an existing hay barn to an outdoor children's playground as well as the closing in of 3 sides of the building, (v) car & bus park, (vi) vehicular entrance, (vii) external children's play areas (viii) animal pens & walkways (ix) waste water treatment system, (x) effluent storage tank and (xi) all associated site development works

Construct (I) slatted cubicle shed with feeding area (ii) feeding shed over existing slatted tank (iii) demolition of existing storage shed for a new storage shed and all associated site works. Retention for feeding shed over existing slatted tank is also required.

The extension and alterations as built - retention is sought for the following items: (1) increased size of extension presently under construction and built larger than previously approved under ref 2260279; (2) larger kitchen and utility area; (3) rear extension to bedroom 2; (4) window in utility; relocated to front elevation; (5) new corner window in bedroom 1; (6) gable window in bedroom 1 built up; (7) arched window to front porch; (8) chimney breast in living/dining including chimney above removed; (9) extended drainage installation
