Minor modifications to the granted planning permission (Ref. No. 2360651). The modifications will consist of the following: a) mixed-use building: additional, below-ground back-of-house and plant space at the lower ground floor level. Additional plant space within the roof areas, including screening. Minor internal space modifications and adjustments at upper ground floor level, resulting in ca 43sqm of additional area. Minor modifications to elevations, reflecting layout changes; b) terrace units: internal layout modifications allowing for subdivisions and interconnection of bedrooms, resulting in the potential to provide 3 additional bedrooms, with an area increase of approximately 10sqm. Minor modifications to elevations, reflecting layout changes; c) apartment units: internal layout amendments to a block of type 1 apartment units, allowing for subdivisions and interconnection of bedrooms, resulting in the potential to provide 4 additional bedrooms, with minor modifications to elevation windows, reflecting layout changes. Internal layout amendments to a block of type 2 apartment units, allowing for subdivisions and interconnection of bedrooms, resulting in the potential to provide 3 additional bedrooms, with minor modifications to elevation windows, reflecting layout changes; d) existing waterside cottages: 6no additional single-story extensions to houses no. 5, 6, 8, 9, 10 and 11, accommodating en-suite bathrooms; e) all associated site development works

A redevelopment of the former Domineer Bay Hotel site and, modification and development within the adjacent (‘Waterside Cottages’) holiday home complex to provide for a mixed-use commercial and tourism enterprises and, provision of new associated short-stay tourism accommodation. The proposed development includes; 1.Demolition of existing hotel structure and adjacent reception building and shed and construction of a two-storey mixed use building comprising of; (i) event spaces with ancillary reception/lobby, office, bar, kitchen and associated stores and WC facilities; (ii) 1 no. tourism related retail/commercial space; (iii) 1 no. restaurant with associated kitchen, stores, staff changing and WC; (iv) 1 no. retail unit; (v) 1 no. café; and (vi) external terrace; 2.Provision of new accommodation intended for tourism use associated with the proposed events spaces and the existing holiday home complex (‘Waterside Cottages’) including construction of: (i) 6 no. 1-bed, 2-storey terrace units, and (ii) 14 no. 1-bed apartments comprising: (a) one 2-storey block consisting of 6 no. 1-bed apartment units, and (b) one 2-storey block consisting of 8 no. 1-bed apartment units; 3.Modifications to existing holiday houses and complex (‘Waterside Cottages’) to enhance accommodation provision in the form of: (i) Provision of single-storey extension to rear elevation of existing holiday house Nos. 1, 2, 4 and 7; (ii) Provision of 2-storey extension to side elevation of existing holiday house Nos. 3, 4, 6 and 10; and (iii) modifications to internal access road, parking and amenity area arrangements; 4.Construction of new vehicular access from the public road (R495) with provision of additional parking; 5.Reconfiguration of existing car parking area associated with the former hotel located on the northern side of the hotel building; 6.Enhancement of existing surface water arrangements including provision of surface water attenuation system within the northern carpark and provision of petrol interceptor; 7.Landscaping, signage and all associated site development works. A Natura Impact Statement has been submitted.

Provision of demountable jib crane with capacity 2 ton SWL (Safe Working Load) which will be located adjacent to the slipway in existing private members harbour - use will be to 1. increase safety during lift in and out of members boats, 2. provide for servicing of masts and rigging, 3. facilitate launching and retrieval of visiting boats during racing events

Inshore lifeboat station comprising portcabin and 2 storage containers for a period of 5 years, These facilities were previously permitted on a temporary basis under planning permission reference 04510250
