The alterations to the previously granted permissions include: a) Provision of an additional 5 no. bedrooms on ground and first floor; additional ground floor alterations to include a new kitchen, revised toilet layout, and ancillary facilities; all associated internal and external alterations; and all associated site development works. Permission is also sought for 2): Alterations with a change of use of the adjoining Alms House which is also a protected structure (RPS ref.: TTP98 and NIAH Ref. No. 21003350). Works to include the change of use of an existing retail and office building into additional hotel accommodation to be integrated with the adjoining warehouse into a combined 37 bedroom boutique hotel. Alterations to the Alms House to include: Partial demolition of rear and side extensions with new replacement extensions to the rear and side of the building as previously granted under planning permissions Ref. The alterations to the previously granted permission include: 1) provision of PV panels on the west facing pitched roof (facing Brogue Makers Lane) and surface mounted service extracts; 2) Alterations to the existing facades, to include i) modifications of the existing window openings on the east and west elevations, and ii) reconfiguration of the glazed curtain wall and cladding at fourth floor level; 3) increase to the overall ridge height due to increase in floor levels to accommodate services; 4) alterations to the proposed internal layout of the proposed hotel including a) reconfiguration of ground floor layout including revised stair arrangement, toilet and store layout, and enlarged public foyer area; b) reconfigured bedroom layouts on the upper levels; and c) addition of a new plant area at attic level; and 5) all ancillary site development works.
The development will consist of: the refurbishment and change of use of the existing derelict 3 and 5 storey warehouse which is a protected structure (RPS ref.: TTP99 and NIAH Ref. No. 21003352) to a boutique hotel. The works will comprise of: (i) the provision of a 28 no. twin/double bedroom hotel rooms with en-suites and ancillary facilities over 5 storeys formed from an existing ground floor level and 4 no. raised upper levels; (ii) the provision of dual staircases and passenger lift; (iii) the raising of the existing roof structure to accommodate the internal alterations; (iv) refurbishment of the three storey annex; (v) elevational alterations throughout; and (Vi) all ancillary site development works.
The development will consist of alterations to the previously granted planning permission ref. no. 22/1002 for the conversion of the existing 2 no. mixed use units into a single occupancy restaurant which is a protected structure (RPS ref.: TTP98 and NIAH Ref.
