For 86 no. dwellings comprising a mix of both houses and apartment/duplex units. A total of 60 no. houses and 28 no. apartment/duplex units are proposed. Houses include terraced, semi-detached and detached units. Houses are 2 storeys and have the option for photovoltaic/solar panels on roof slopes. The apartment/duplex dwellings are accommodated in 7 no. 3 storey buildings with external access stairs to first floor level and terrace provided at first floor level to the rear of each block. The proposed development will also provide for all site development works including alterations to ground levels; the construction of retaining walls; the provision of an ESB substation; internal access roads; car parking; footpaths; public lighting; landscaping; services; boundary treatments; access to the proposed development is via a new vehicular access from the Kells Road (R164) in the south-eastern part of the site. Will consist of revisions to part of the housing development (now known as Cnoc na Rí) approved under planning permission reference 20/407, comprising (i) change of house types and number of houses in central area of development from 3 no. two storey 4 bedroom houses (Type C), 9 no. two storey 3 bedroom houses (Type B) and 4 no. two storey 2 bedroom houses (Type A) to 6 no. split level 4 bedroom houses (Type D) and 12 no. split level 3 bedroom houses (Types E, F, & G) which would result in the provision of an additional 2 no. houses to the 57 no. originally approved, (ii) revision to site layout and levels to accommodate proposed change of house types and reduce retaining heights along North Eastern boundary and (iii) associated site works.

Planning permission is sought to (a) remove existing septic tank (b) construct 8 no. semi-detached single storey 2 bedroom dwellings (c) install temp. sewage treatment unit with connection to public foul drainage system (d) upgrade existing entrance and access road (e) together with all associated site works, including connection to public and watermain.
