Alterations and refurbishment works to existing single storey residential cottage and construction of a new detached single storey accommodation building of 37.8 sq.m to provide ancillary sleeping accommodation to Mickeys Kitchen Cottage. Alterations and refurbishment works comprise: a) provision of 2 no. new window openings on the north elevation b) internal reordering of layout to accommodate kitchen, dining, living room, 1 no. bedroom/study room and bathroom accommodation. The new detached single storey ancillary building is sited on location of a former ancillary structure and will comprise 2 no. bedrooms and bathroom and is to be used in association with the existing residential use in Mickey’s Kitchen Cottage. Site works comprise general landscaping works, upgrade to existing waste water system, provision of surface water soakaway and all associated site works

Various refurbishment works on the Luggala Estate to three dwellings within the ground known as The Gate lodge, Mickeys Kitchen Cottage and Cloghogue House. These works will comprise: 1) Gate Lodge – refurbish an existing two storey two bedroom detached dwelling and change of use of two rooms at ground level, presently lounge and dining room, to reception area and office and one of two bedrooms to a meeting room. The works will also include the detachment from the existing waste treatment system currently also serving a second dwelling known as Mickeys Kitchen Cottage and the provision of a new separate waste treatment and percolation system to serve this dwelling and new soakaways for all surface water drainage. 2) Mickeys Kitchen Cottage – The complete refurbishment of an existing single storey two bedroom dwelling including the addition of an entrance porch extension to the front (south west) elevation including a low granite wall and stone paving, the addition of a single storey en-suite bathroom extension to the side (north west) gable. The works will also include the detachment of the existing waste treatment system currently also serving a second dwelling known as the Gate Lodge and the provision of a new separate waste treatment and percolation system to serve this dwelling and new soakaways for all surface water drainage. 3) Cloghogue House – Various alterations to an existing two storey detached dwelling including the provision of a single storey painted timber pergola structure (part slate covered) and a single storey store extension to the rear (north) elevation, a new painted timer terrace door to the side (west) elevation to replace an existing up and down sash window, the opening up of the side entrance porch by removing the blocked up ope on the side (west) elevation and the entrance door on the side (east) elevation. Externally, the works will comprise the reinstatement of the original crushed sand area around the house and the reconstruction of the original low granite enclosing garden wall. The works will also include the replacement of the existing waste treatment installation and percolation area with a new upgraded system and new soakaways for all surface water drainage

New septic tank & percolation area to replace an existing septic tank installation currently serving two buildings within the grounds of Luggala Estate known as Luggala Lodge (Protected Structure) and The Cow Shed

The construction of a detached stable block consisting of 4 stables, tack room and hay shed, roofed dungstead with effluent holding tank, gravel access driveway and utilisation of existing right of way and existing agricultural entrance and all associated site works

Dwelling, new driveway of existing entrance, upgrading of existing entrance, wastewater treatment unit, soil polishing filter, new well, remove existing well and bore new well that serves dwelling next door and associate works

Change of house type to that granted under planning ref 20/396, change of finished floor level and associated works
