Planning precedent report

To (1) part demolish, renovate and extend existing dwelling house to include raised roof ridge height with first floor accommodation plus elevational changes, (2) upgrade and relocate foul sewer treatment system, (3) construct new vehicular entrance to former railway line level crossing gate, (4) part adjust existing ground levels plus all ancillary site works

For construction of shed within the curtilage of the existing site of the dwelling house along with all associated ancillary works

Of the revision of the site boundaries around the one dwelling house constructed as per condition No. 3 of P98/1028 along with all associated ancillary works

To construct a standalone garden room to rear of the existing dwelling house along with all associated site works and services

Of 1) alterations/refurbishment and extension of original outhouse/shed structure for use as new games room/den and wet room. 2) replacement of flat roof on separate garage to sheeted metal pitched roof. 3) change to elevational details and all associated site works

To RETAIN the existing conservatory extension at the western side of the dwelling, retention of the existing front porch, retention of separate private garage, retention of change of use of private garage under main roof of dwelling house to playroom and the retention of the development of the attic area for home office space and storage use with all necessary ancillary services
