Demolition of the agricultural sales building, canopy and pumps and a ramp access leading to the agricultural field at the rear. Extension of the existing service station building by 130sqm increasing the total gross floor area to 558.48sqm. Reconfiguration of the internal layout of the overall building in order to provide for 3 no. food offers (17.7sqm, 16.34sqm and 13.9sqm); a net retail area of 100sqm (including ancillary off-licence 2.28sqm); a communal seating area (78.9sqm) and back of house area (138.5sqm). It is further proposed to alter the elevations of the existing service station building and provide a total of 15 no. signs/logos on the overall extended building. Provision of 3 no. pump islands with canopy over (including 3 no. signs) at north side of the service station building. All associated site works including reconfiguration of forecourt to include car parking, HGV and coach parking, new HGV fuel pump with canopy over, underground storage tank, refill point, vent pipes, new car wash, outdoor seating, outdoor play area, boundary, treatment, 'welcome' and 'exit' signage, Main ID sign and landscaping. The number of existing entrance points will be reduced from 3 to 2 and the entrance which is to be closed will be replaced with new kerbing and bollards. The existing agricultural entrance to the south will be relocated further south. Also, provision of a pumping station with new foul rising main to connect to public foul network at off-site location.
