Planning precedent report

For the upgrade of existing boat slipway at the Inland Fisheries Ireland base at Mullaghboy, Kilnaleck, Co. Cavan. The development will consist of an extension in length to the existing slipway to make it more usable in low water conditions. The addition of bumper to the existing quay wall to reduce damage to tied up boats. An Appropriate Assessment and a Natura Impact Statement have been prepared and submitted with this application

To replace the existing boat slipway with a new boat slipway and all associated site works. Significant further information which includes Natura Impact Statement has been submitted

(1) a single storey side extension attached to the existing single storey side projection, to the existing storey and a half dormer dwelling house, (2) 3 no. rooflights within the front roof slope of the single storey extension and existing single storey side projection, (3) storey and a half garage attached to the single storey side extension. The first floor area is for storage, with a dormer window and 4 no. rooflights to storage area, (4) all ancillary site development works

To RETAIN two storey extension to the rear of existing two storey dwelling following demolition of original single and two storey extensions to the rear of existing two storey dwelling and all ancillary site works

For development consisting of construction of a camping park within a Special Protection Area (Lough Sheelin Special Protection Area 004065) and within a Proposed National Heritage Areas (Lough Sheelin pNHA 000987) including; A. A fully serviced single storey building containing toilets, showers & wash up facilities, laundry room, plant room and storage rooms, B. Conversion of existing single storey domestic house on site to a reception area with kitchen canteen, games rooms and hang out areas with mezzanine over part. House to be part demolished and rebuilt on North Side Gable. Hipped roof to be replaced with the addition of roof lights. Rear east elevation to have adjoining existing lean to shed demolished and glazing installed to match existing house. Minor alteration to allow changes to over structure. C. A camping area with driveway and associated fittings for each pitch with a proprietary waste water system and percolation area, chemical sewerage treatment facilities, private well, car-parking, entrance, walls and piers and all ancillary works. D. A Natura Impact Statement is being submitted with the application. Significant further information and revised plans have been submitted.

To construct (1) storey and half type domestic garage, (2) machinery storage shed "B", (3) hay storage shed "C" and (4) complete all associated and ancillary site works
