For the following works: Construction of a new housing estate development consisting of a) 40 no. residential units comprising of 13, no. 2 bedroom two-storey terraced and semi-detached dwellings of which 9 no. are House Type 1A and 4 no. are House Type 1B; 17 no. 3-bedroom two-storey terraced and semi-detached dwellings, of which 14 no. are House Type 2A and 3 no. are House Type 2B; 2 no. 4- bedroom two-storey terraced and semi-detached dwellings, i.e. House Type 3; 2 no. 2-bedroom single-storey terraced and detached bungalows, i.e. House Type 4; 1 no. 4 bedroom single-storey detached bungalow, i.e. House Type 5; 3 no. 3-bedroom two-storey terraced, semi detached and detached dwellings, i.e. House Type 6; 2 no. 2-bedroom single-storey terraced bungalows, i.e. House Type 7, b) 60 ancillary car parking spaces within the development, c) The construction of vehicular and pedestrian access points to the site, d) Connection to the public sewer and public water main, e) Alterations to ground levels to accommodate the development, f) Varied boundary treatments and landscaping works, g) Surface water management will include on site soakway / percolation areas with overflow to mains sewer, h) All ancillary site works. In accordance with the Habitats Directive, Appropriate Assessment Screening has been carried out on the project. An Environmental Impact Assessment (EIA) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development.
