A new rooflight is proposed above corridor at the west side of no. 55 Heytesbury Street. Minor internal layout arrangements are proposed to the ground floor surgery layout from those previously approved as part of planning permission ref: 3353/19 at 'Altona' no. 2 South Circular Road. First Floor: The cill level of the north facing window at the first landing of the main stairs of the existing house (55 Heytesbury Street) is to be raised to accommodate the proposed roof construction of the ground floor surgery at nos. 54 & 55 Heytesbury Street. Second and third floors: The proposed two storey toilet extension at no. 55 Heytesbury Street, previously approved as part of planning permission ref: 2006/19, is to be moved to the east and new rainwater downpipe is proposed at the west side of the bathroom extension adjacent to the boundary with no. 4 South Circular Road. Two new windows are proposed on the east elevation of the bathroom extension, one on each floor of the proposed bathroom extension. The two windows on the north elevation of the bathroom extension, previously approved as part of planning permission ref: 2006/19, are to be moved west on the north elevation at no. 55 Heytesbury Street. PROTECTED STRUCTURE: The development will consist of some demolition work on the lower ground floor including non-original internal walls, external shed and portions of the rear external wall. We intend to construct a lower ground floor extension to the rear of the property to accommodate a new family space including a new kitchen, dining area, bathroom, utility room, new floor and other ancillary services. The development will consist of the following works at no. 54 Heytesbury Street; the incorporation of balustrading (1.1m in height) at the east (front) and west (rear) parapets at roof level of the single storey over basement structure to allow for safe access to the area for service and maintenance purposes. Development works at no. 55 Heytesbury Street will consist of the addition of a new single storey access corridor extension (area 4 sq.m) at first floor level. The proposed corridor extension will be situated at the west (rear) of the site and will extend from the north end of the main three storey over basement structure. The corridor extension will give access to a terrace at first floor level (15sq.m) which will serve the main house and will extend to the east (front) parapet. All associated above and below ground site works are to be included as part of the proposed development works at nos. 54 and 55 Heytesbury Street.

PROTECTED STRUCTURE: Proposed external alterations to include, alterations to existing opes to rear at ground and first floor level, replacement of all non-original windows and doors, alterations including new roof to existing rear extension, internal alterations including provision of new partitions, new opes, replacement of sanitary ware and kitchen fittings, and general refurbishment to include all associated conservation and ancillary site works including creation of new vehicular access to an existing end of terrace two storey dwelling which is a protected structure.
PROTECTED STRUCTURE: Permission is sought by The Marist Educational Authority for modifications to the previously approved proposal [under Dublin City Council Reg.Ref. 5010/22] for the redevelopment of the existing three storey Canteen and Classroom Building in the south/east corner of the campus at Catholic University School [CUS] 89,90,91and 92 Leeson Street Lower, Dublin2. Numbers 89,90,91 + 92 Leeson Street Lower are Protected Structures – Ref numbers 4444, 4445, 4446, 4447 in the DCC Record of Protected Structures. The approved building consisted of a Gym at basement level, with an access tunnel link to the Administration building, and the equivalent of five floors overhead. The new proposal consists of constructing the Gym at ground floor level with the equivalent of four floors overhead. The access tunnel link is removed as is the fifth floor. The parapet height of the proposed building will line with the apex of the gable to the Examination Hall and will be circa 305mm higher than the previously approved building. Accommodation will consist of a Gym with equipment storage rooms at ground floor level, changing rooms at mezzanine and first floor levels, 2No. Classrooms + 2No. Science Rooms at second and third floor levels. Other ancillary spaces, including Toilets, Locker areas and Science Preparation rooms, are to be provided at each level as appropriate. To facilitate means of escape from the new ground floor Gym, escape doors are to be provided at the eastern end to Quinn’s Lane, the western end to Stable Lane, and the northern end to the school yard. A fireman’s entrance is to be provided in the staircase to allow access from Quinn’s Lane. There are no works envisaged to the Examination Hall.
PROTECTED STRUCTURE: The works include the removal of the two storey prefabricated buildings on the northern side of the campus to facilitate the construction of a new two storey over basement building parallel to and with a high level glazed link to the existing Chapel/Gym. This new building is to incorporate a Fitness Suite and Technology Room at basement level, a new Canteen at ground floor level and Classrooms with associated Office at first floor level. Solar panels are to be installed on the roof of this building, The existing Chapel/Gym building is to be modified internally to provide student Social Space at the western end and a tiered Lecture Theatre at the eastern end. Specific modifications to this building will include the addition of toilet facilities under the gallery at the western end, the creation of new under window cill access's midway on the northern and southern facades to link the proposed Social Space to both the Canteen and to a new external landscaped area. In addition, glazed roof lighting is to be provided in the central bay together with double doors in the eastern gable to provide access from the upper level of the Lecture Theatre to the first floor level of the Classroom blocks. The existing three storey Canteen and Classroom Building in the south/east corner of the campus is to be demolished to make way for a new three storey over basement building incorporating a new Gym with equipment storage rooms at basement level, 6 Classrooms at first floor level and 2 Classrooms and 2 Science Rooms at second and third floor levels. Plant rooms are to be located at basement and ground floor level at the western end to include direct access to Stable Lane. Other ancillary spaces, including Toilets, Locker Areas and Science Preparation Rooms, are to be provided at each level as appropriate. To facilitate means of escape from the new basement Gym, a staircase is also to be provided at the western end to give direct escape to Stable Lane. Escape doors are to be provided on the eastern end to Quinn's Lane from the stair core between this building and the existing Examination Hall. There are no works envisaged to this Examination Hall. For connectivity, a Tunnel is to be constructed from the existing Administration/Classroom Building on the northern side to provide direct access to the stair and lift cores in this new building from the Changing Rooms in the basement of this existing building and to the proposed fitness suite. In order to construct a Student Entrance to the overall new facility, modifications will be required to the western end of the existing Administration/Classroom Building. 89 and 90 Leeson Street Lower are to be refurbished for use as Administration and support Offices to the school. The adjoining houses, 91 and 92 Leeson Street Lower are to be refurbished to provide a total of 10no. apartments consisting of 1no. one bedroomed apartments in each house at basement, ground and first floor levels and2no.two bedroomed apartments in each house at second + third floor levels with other associated ancillary uses in the two storey over basement return building at 92. Numbers 89, 90, 91 and 92 Leeson Street Lower are Protected Structures - ref. numbers 4444, 4445, 4446 and 4447 in the DCC Record of Protected Structures. The works will include the removal of all subterranean ancillary extensions to the rear of 89 to 92 to create a soft landscaped garden for the full width of the houses for use by staff and students to the rear of 89 and 90 and to provide private open space for the residential units in 91 and 92. The western gable wall of the Chapel/Gym building is to be linked to the existing student access corridor from Leeson Street Lower by way of a fully glazed suspended bridge over the new landscaped garden. Other ancillary works are to include some internal modifications to the classroom block and to the stand alone Junior School building together with extensive on site landscaping. A temporary construction access is to be formed from Quinns Lane to the site for the duration of the build.
PROTECTED STRUCTURE: The works include the removal of the two storey prefabricated buildings and the demolition of the original Church, currently used as a gym, in order to construct a new three storey over basement building incorporating a new gym + ancillary storage at basement level, Fitness Suite at basement mezzanine level, library, canteen and social space at ground floor level, 2 no. science rooms with associated preparation room, tiered lecture hall and computer rooms at first floor level, 2 further science rooms with associated preparation room, 2 no. Technical Graphics and upper level of the tiered Lecture Hall at second floor level, Arts + Crafts room on the southern side and open soft surfaced recreational area on the northern side at third floor level together with other ancillary spaces for offices, toilets + service rooms at various levels. Solar panels and north light roof windows will be fitted at roof level over the Arts + Crafts room. Surface water will be harvested. 89 + 90 will be refurbished for use as administration and support offices and 91 + 92 will be refurbished for use as residential apartments incorporating 2 no. 2 bedroomed duplex apartments at ground + basement level, 2no. 1 bedroomed apartments at first floor level and 2no. 3 bedroomed duplex apartments at second + third floor levels with other associated ancillary uses in two storey over basement return building at 92. Numbers 89, 90, 91 + 92 are Protected Structures – ref. numbers 4444, 4445, 4446 and 4447 in the DCC Record of Protected Structures. The works include the removal of all subterranean ancillary extensions to the rear of 89 to 92 to create a soft landscaped garden for the full width of the houses for use by staff and students to the rear of 89 + 90 and to provide private open space for the residential units in 91 + 92. The western gable wall of the redundant church/gym building will be retained, incorporated into the façade of the new building and linked to the existing student access corridor from Leeson Street Lower by way of a suspended bridge, with full glazing to wall and roof, over the new landscaped garden. The stained glass windows within this building will be salvaged and incorporated into the new building in appropriate locations. It is intended that the standard bricks and the arch bricks and granite elements will also be salvaged and incorporated into the southern and western facades of the new building to form a cloister over the sunken landscaped area on the southern side and a balcony to the Library over the landscaped garden on the western side. The works to the administration block will include modifications to connect this building to the new building to provide gym toilets + changing rooms at basement level, a new music room, toilets at ground floor level, classroom + ancillary toilets at first and second floor level and a new additional floor at third floor level. There will be internal modifications to the classroom block at all levels. The Exam Hall will be subdivided into Construction Studies rooms with materials delivery from Quinns Lane. The existing Canteen will be subdivided into 4 no. Junior School classrooms. A temporary construction access is to be formed from Quinns Lane to the site for the duration of the build.
PROTECTED STRUCTURE: PERMISSION & RETENTION: Planning permission is sought for retention for demolition of modern rear garage wall, and permission to construct a wall and gates along the historical rear boundary line of a protected structure (re. 599), carried out on foot of planning application Ref: 2707/20, and the removal of an encroaching council owned tree inhibiting existing vehicular access from Cambridge Road.
PROTECTED STRUCTURE: RETENTION & PERMISSION: Retention for demolition of modern rear garage wall, and for the erection and repositioning of timber fence and vehicular entrance along the historical rear boundary line of a protected structure (re.599), carried out on foot of permission ref: 2070/19, and permission to dish footpath for vehicular entrance for access to existing rear parking area from Cambridge Road.
PROTECTED STRUCTURES: For development at this site, 28 Fitzwilliam Square South, Dublin 2 D02 XF88 and 28 Kingram Place, Dublin 2 D02 YE86 Protected Structures. Works to the main house include the demolition of extensions to the rear at ground and first floor. The removal of internal partitions and screens at first and second floors and a new opening between the ground floor reception rooms. Alterations to basement layout and partial excavation of basement floor for services. Alterations to the internal layout of rooms at ground floor return, first floor return, second floor and third floor. Construction of a sunroom at ground floor rear with a balcony at first floor return level and access steps to the rear garden. The removal and replacement of a number of non-original window sashes and the reinstatement of the window to the stairs. New french doors from first floor return to new balcony. Repointing of the brick facades front and rear. Reinstatement of a leaded fanlight to the front door. The insertion of bathrooms and a kitchen with associated services. New mechanical and electrical services with underfloor heating at ground floor level and heat pump with external unit. The addition of solar panels to the roof. Works to the mews include the change of use of the first floor to a one-bedroom flat, ancillary to the main house. The replacement of the roof with the inclusion of a roof light at ridge level and solar panels. New windows and doors. New kitchen and bathroom with associated mechanical and electrical services. Removal of cement render to north elevation and repointing of brick and stone to front and rear.
PROTECTED STRUCTURE: PERMISSION for development at this site at 55/56 LEESON STREET UPPER, DUBLIN 4. The development will consist of: PROTECTED STRUCTURE: Planning permission for repairs and alterations to boundary ironwork at Nos.55 and 56 Leeson Street Upper which are Protected Structures (RPS Ref. Nos. 4509 & 4510). The works for which permission is sought are reconfiguration of the existing altered gateway to provide for a central vehicular sliding gate, a pedestrian gate, and timber-cladded bin storage area located to the front of property. The works also include repointing of the granite plinth and painting of the ironwork.
The development will consist of the change of use of the ground floor unit from a commercial (retail) health & well-being food store to a café / coffee shop, and all ancillary site development works.
