Retention of the extension of the existing single storey rear garage/out building to provide single storey residential accommodation accessible from the existing rear garden of the main house and through the existing access off the rear laneway. The residential accommodation is ancillary to the main house and used exclusively by the occupants of the main house for private family/residential use.

The removal of mezzanine level (c. 66 sq.m) located at Store 14B and the amalgamation of Retail Unit 18B (c. 99 sq.m), Retail Store 14A (c. 48 sq.m) and remaining Retail Store 14B (c. 10 sq.m), associated escape corridor (c. 7 sq.m) and lobby / corridor (c. 3 sq.m) into a single unit of c. 171 sq.m, through the removal of existing walls (c. 4 sq.m) between the retail unit and stores, and all associated site and development works.

The proposed development will consist of the subdivision of existing Unit 40B (c.161sq.m) into a retail unit (c. 83sqm), a storage room (c.29 sq.m), a circulation corridor (c. 37 sq.m) and a non-accessible area (c.7 sq.m), and all associated site services and development works.

Vehicular access to the proposed development will be provided via an entrance from the existing estate road as accessed from Kennelsfort Road Upper. The proposal includes improvement works on the northern side of the junction at the estate road/Kennelsfort Road Upper, new pedestrian/cycle paths on Kennelsfort Road Upper and on the estate road to the south of the site, and provision of a controlled pedestrian crossing on Kennelsfort Road Upper to the west as part of enabling infrastructure. The proposed development provides for outdoor amenity areas, landscaping, external podium lift, under-podium and street car parking, bicycle parking, bin stores, ESB substation, public lighting, roof mounted solar panels and all ancillary site development works.

The development consists of modifications to the previously permitted Strategic Housing Development (SHD) (permitted under Refs.
