Public open space is also proposed in the form of central courtyard areas, active landscaping, rain gardens and play areas (approx. 2,330 sqm). Waste Management areas are located at basement level and an ESB substation and switch room are located at surface level. The Spy Tower will be retained within the current proposal and any works to this structure will relate solely to landscape proposals. No other development works are proposed to this structure. The development shall be served via a new vehicular and pedestrian access points from Harbour Road. The associated site and infrastructural works include provision for water services; foul and surface water drainage and connections; attenuation proposals; permeable paving; green roofs and PV panels at roof level; all landscaping works; boundary treatment works; internal roads and footpaths; and electrical services. The application contains a statement setting out how the proposal will be consistent with the Dún Laoghaire Rathdown County Development Plan 2016-2022.
