Permission for development consisting of the construction of 4 no. 3 storey, 4 bed, terraced houses, located on a site measuring circa 0.147 hectares. Access to the proposed development will be from Leopardstown Road to the north of the proposed development site. The proposed development includes for all associated site development works, drainage, car parking, open spaces and landscaping etc.

Permission for development consisting of demolition

The construction of 4 no. 3 storey, 4 bed, terraced houses located on a site measuring c. 0.23 hectares. Access to the proposed development will be from Leopardstown Road to the north of the proposed development site and via the adjoining permitted development “Chadsley Garden” to the east (permitted under Ref.s D22A/0508 & ABP-315388-22 & thus having the effect of modifying same), which is located to the rear / south-east of Chadsley House (A Protected Structure, Dún Laoghaire Rathdown County Council RPS 2055). The proposed development includes for all associated site development works, car & bicycle parking, public lighting, open spaces and landscaping etc.

The development will consist of i) demolition of modern conservatory and 2 No steps to the south west elevation, single storey carport, and swimming pool house. ii) removal of external spiral metal staircase, external door and window to south east elevation, partition walls, doors, sanitary ware and furniture, not more than 20 years old. iii) Proposed retention, repair, refurbishment, restoration and conservation of brickwork, floors, roof slates, timber, down pipes, soffits and fascia boards. iv) installation of new entrance door, canopy and 2 no. steps to the south west elevation, new door and window to the south east elevation, inner glazing to all existing windows, new window to the north east elevation and blocking of external door opening to the south east elevation. All with ancillary site works to facilitate the development.

The proposed development will consist of the demolition of an existing shed, recreation building, the construction of 4 no. 2 storey, 4-bedroom dwellings to the rear of existing house. All with existing vehicular and pedestrian access from Leopardstown road, boundary treatment, front and rear gardens, bin storage, landscaping and all associated site works.

The development consists of: Retention Permission for 1no.Dormer Window to the front elevation at second floor level and the 2 storey brick extension to the north/west elevation consisting of a WC and Pantry at Ground Floor Level; and a walk in Wardrobe and En-Suite at First Floor Level.

Permission is sought for the construction of a two-storey gable-style extension including porch to front, Velux-style roof light to front pitched roof, 2 number first floor windows to side North-East elevation, internal alterations, and associated site works.

Existing vehicular entrance to be amended to incorporate a new pedestrian gate and piers. New vehicular entrance to be set back from the front boundary onto Hainault road with new double gate, brick piers, flanking brick walls and extended forecourt. Associated landscaping, site works to include services, tree removal and removal of a limited section of front boundary hedge along with dishing of public footpath to new vehicular entrance.

The development will consist of: (i) Upgrading the existing eastern vehicular entrance to the dwelling Carreen, to include a gate with piers; (ii) construction of a new part-one part- two storey, three-bedroom detached dwelling, provided with a first-floor level balcony on the south/front elevation over the ground floor entrance porch and 2 no. on-curtilage car parking spaces to the south/front of the dwelling; (iii) a new vehicular entrance and a new separate pedestrian entrance off Golf Lane to the south/front of the proposed dwelling; and, (iv) inclusive of all tree removal, boundary treatments, drainage, SuDS, landscaping and ancillary works necessary to complete the development.

Permission for 2 no. Part two storey part single storey dwellings within the grounds of 'Carreen'. House C will be to the north east portion of the site and utilizing the existing driveway and vehicular entrance. House B will be located to the south of the existing house with a new vehicular access and pedestrian entrance to Golf Lane. A new vehicular entrance gate to Golf Lane will be provided for 'Carreen' located between Houses A & B. Works will also provide for new surface water and foul drainage to existing house 'Carreen' and the proposed two dwellings together with a garden shed for house B and all associated site and boundary works.

Change of use of the existing two-storey, semi-detached building to the side of the main dwelling from a medical facility/doctor’s surgery to residential use. The proposed residential use will comprise a garden room, games room, storage room, study, and home office at ground floor level, and two storage rooms at first floor level.

Permission for development at this site. The development will consist of: (a) the demolition of a detached two storey dwelling, a semi-detached two storey Doctors surgery and a single storey shed. (b) the construction of 7 no. dwellings consisting of 1 no. semi-detached, 3 storey, 4-Bed dwelling, 1 no. semi-detached three storey, 3-bed dwelling, 2 no. end terrace, three storey, 4 bed dwellings, 2 no. mid terrace, three storey, 3-bed dwellings and 1 no. detached, three storey, 4 bed dwelling. (c) Amendments to existing site entrance, provision of a bicycle store, provision of 2 no. visitors car parking spaces, landscaping and associated site development works.

Construct a single storey rear and side ground floor extension together with the provision of a rear dormer to the existing attic space, in conjunction with the installation of new velux roof lights to the front and rear of the existing roof. The works will include a 25sqm garden room, incorporating a gym and bathroom. Extensive internal alterations and modifications will be carried out to the existing dwelling, including the lowering of the cills to the ground floor windows of the front elevation. A veranda will be added to the front elevation with a covered outdoor seating area to the rear. It is proposed that the existing established vehicular entrance will be widened to 3.5m and set back from the pavement to improve sight lines and vehicular and pedestrian safety. the existing front boundary wall is to be retained and modified in order to accomodate the revised access arrangements, all in conjunction with any associated and necessary external site works, including the demolition of an existing conservatory and two chimney stacks.

Permission for the construction of a residential development. The proposed development, including the demolition of 2 no. dwellings and associated sheds - Tinnahinch and Larch Grove on Plunkett Avenue, Westminster Road, Foxrock, Dublin 18. The development will comprise of the construction of 99 no. residential units in 3 no. blocks. A two level basement shall be provided under Blocks A & B, and a one level basement under Block C. 145 no. car parking spaces shall be provided, (including 2 number car share spaces). 216 no. bicycle parking spaces shall be provided. Block A shall be part 5 and part 3 no. storeys in height. Block B shall be part 6 and part 5 no. storeys in height. A gym and cinema for residents' use will be provided at ground floor. Block C shall be part 4 and part 3 no. storeys in height. The unit mix of the development will be 29 no. one bedroom units; 53 no. two bedroom units and 17 no. three bedroom units; Balconies and terraces shall be provided on north, south, east, and west elevations of the blocks. Development will include upgrading of the existing entrance to Plunkett Avenue and provision of a footpath on Plunkett Avenue with 2 no. pedestrian crossings, construction of 2 new vehicular entrances on Plunkett Avenue, one to serve Block C and closure of the existing vehicular access to Larch Grove. The proposed development includes landscaping, drainage, substation and all ancillary site development works. The gross floor area shall be 14,299 sq.m. including 5,124 sqm at basement level.
