PROTECTED STRUCTURE: RETENTION & PERMISSION: for development and for permission for development, for the retention of development and for works at a site of c. 414 sq m, located at No. 52, Palmerston Road, Rathmines, Dublin 6, D06 R2E7. (No. 52 Palmerston Road is designated a Protected Structure (RPS Ref. No. 6223 under the Dublin City Development Plan 2016-2022).) The development for which retention permission for development is sought consists of the following: retention of an additional 15.3 sq m of development (at basement/garden level, ground and mezzanine floor levels) beyond that permitted by condition no.1 of An Bord Pleanala decision PL29S.110594 of 1 September 1999 (Dublin Corporation Reg. Ref. 3655/98). The development for which permission for development is sought will consist of the: reconfiguration of part of the existing (non-original) rear extension at basement/garden level to reconfigure the kitchen/dining area and utility room; replacement of a store at ground floor level by a bathroom; partial removal/addition of internal walls and associated refurbishment works; all hard and soft landscaping including the provision of an external planter to the rear extension; and all other associated site development works above and below ground. The proposed development does not involve any change in the gross floor area of the structure (388 sq m).
PERMISSION & RETENTION: Planning permission is sought for the creation of vehicular access to front including the part removal of existing railing to the front of the property and the re landscaping of front driveway to accommodate a new paved area that will be used for parking and new electric car charging port, and retention permission is sought for the existing free standing bin store to the front of the property, and all associated site works.

The amendments consist of: A) The increase in the height, width and depth of the single storey rear extension. B) The 3 no. modulations on the west and east corners of the rear extension walls to be removed. C) An increase in the width of the glazed link between the existing dwelling and the new extension. PROTECTED STRUCTURE (RPS Ref. (i) demolition of Mornington Mews (1B Ashfield Road) and the removal of existing pedestrian/vehicular entrances to this dwelling via Mornington Road; (ii) the integration of the site of Mornington Mews into the site of Mornington Lodge (1A Ashfield Road); (iii) the partial demolition of Mornington Lodge at ground and first floor level and the construction of new flat / partial green roofed extensions to Mornington Lodge to the rear at first floor level and to the side and rear at ground floor level to enclose a central garden area; (iv) the refurbishment and energy upgrade of Mornington Lodge and, (v) all associated site works necessary to facilitate the development. There will be no change to the number of bedrooms (2 no.) serving Mornington Lodge and the side extension to Mornington Lodge will include a new garage accessible via Mornington Road and a new set-back window to Mornington Road within the eastern elevation.
PROTECTED STRUCTURE: Permission for development on a site of c0.065Ha at 3 Palmerston Road, Dublin 6 (D06 W9R9). This shall provide for a new vehicular entrance (c2.6m wide) in the form of an electric gate; 2 no. parking spaces (5m x 3m each); an electric vehicle charging point and associated development works, all within the proposed curtilage of No. 3 Palmerston Road (a Protected Structure).
PROTECTED STRUCTURE: This development will consist of either of the following 2 options: Option A will consist of: 01) Construction of a two-storey, two-bedroom detached pitched-roof mews dwelling to the rear of the site, 02) Replacement of existing timber fence section of boundary to the North side of the site along Palmerston Court with new boundary wall with 1 No. pedestrian access gate, (03) All associated site works necessary to facilitate the development. This is the preferred option. Option B will consist of: 01) Construction of a two-storey, two-bedroom detached flat-roof mews dwelling to the rear of the site, 02) Replacement of existing timber fence section of boundary to the North side of the site along Palmerston Court with new boundary wall with 1 No. pedestrian access gate, (03) All associated site works necessary to facilitate the development.
PROTECTED STRUCTURE: the proposed development shall provide for (a) the construction of a rear extension at ground floor level in Mountcharles sandstone, with a footprint of 53 square metres, (b) minor alterations to the interior including redecoration works and the tying of lath and plaster ceilings at raised ground floor level, (c) all associated landscaping, site services, site development and ancillary works.
Planning Permission is sought for a new gable window to first floor return bedroom at 32 Annavilla, Ranelagh, Dublin 6, D06 AH30.

Alterations to include replacement external joinery, new roof and rooflights and replacement of existing internal window to internal door. Permission is also sought for localized removal of defective failed external render to gable wall and replastering in lime render.
PROTECTED STRUCTURE: The development will consist of works to the existing dwelling. A Protected Structure, as follows: At garden level: new insulated floor slab, internal wall insulation, widen existing openings at internal spine wall and rear facade, remove door to rear and instate window, remove non-original staircase, replace external door to front and door to understair, remove non-original studs and install new stud layout to form cloaks, shower room and kitchen-dining area. At entrance level, reinstate doorway to front reception, remove draught screen, new partition layout at pantry to form wc; At first floor: remove non-original partitions and install new partitions to create walk-through wardrobe and ensuite; At 3rd Landing: replace section of stud; At roof: relay roof to incorporate membrane under slates, lay all new valleys/flashings, install 1 no. new rooflight and new solar panels to inner roofs, replace existing rooflight; To rear external: remove external staircase, replace 2 no. timber doors at existing shed; Generally: remove external window bars, strip all plumbing/heating and electrical services and install all new systems, remove non-original fittings, install new fittings and re-decorate and any associated repairs and builder's works.
PROTECTED STRUCTURE: The development will consist of works to the rear garden of the existing dwelling, a protected structure, as follows: demolish boundary wall to rear laneway and construct new single storey garage, with vehicle access to rear laneway, and construct new timber pergola structure to rear garden, and any associated landscaping and drainage works.
PROTECED STRUCTURE: Permission for minor alterations. The works proposed comprise: Modifications to the existing bathroom layout at first (top) floor level; Change of use from bedroom to a utility/ laundry room at first (top) floor level; Modifications to the existing kitchen layout at garden level; Connecting the under-steps external storage area into the main body of the house; Conservation/restoration works to sash windows to the rear of the property.

The development will consist of: a) The revision of the previously granted planning application, Register Reference 3870/16, to allow for the removal of Condition 4, which states: 'The attic space hereby approved shall be used for household storage/study/playroom only'.
Permission is sought for development consisting of the demolition of existing two storey rear kitchen with bedroom and bathroom over, existing single storey utility, existing chimney and existing single storey outbuilding and the provision of a new two storey rear extension with setback first floor, rooflight, new garage wall and new garage roof and new roof covering to the side passage at No. 2 Ashfield Road, Ranelagh, Dublin 6, D06 YD77. PROTECTED STRUCTURE (RPS 5960) / RETENTION: retention permission is sought to retain replacement windows as installed to front elevation of existing dwelling house known as protected structure RPS Ref 5960, full planning permission is sought to construct domestic garden shed to the rear of existing dwelling house, all ancillary site works and services.
PROTECTED STRUCTURE: The development will consist of the demolition of a section of the rear return walls at garden level and ground floor level, and the construction of a part single storey, part two storey extension to the rear, internal alterations, the reconfiguration of two bathrooms and the installation of a utility room in the existing house, and associated site works.
PROTECTED STRUCTURE & RETENTION: Retention Permission for development consisting of, at basement level, changing a window to a door in the kitchen area, changing a non-original door back to a window in the wc under the stairs, forming an ope and double doors between the kitchen and sitting room and at ground floor level, changing a non-original door back to a window on the half landing leading to the first floor, changing a pantry to a wc including at first floor level, changing a bedroom to a family bathroom, changing a small bathroom to a store/hotpress.
The development will consist of change of use from two two-bedroom apartments to one four-bedroom single dwelling. PROTECTED STRUCTURE: The development will consist of the replacement of a section of the existing roadside boundary wall with railings and a pedestrian gate and the reinstatement and enlargement of the existing gates as well as landscaping treatment to the front garden area.
Development consisting of a first floor bedroom extension to front of house above the existing garage, with glazed recess at ground floor, new window at first floor, and extension of the existing gable roof. Materials and finishes will match the existing house, including brick front wall and natural slate roof. Permission for development consisting of the construction of a new part single storey, part two storey extension to the rear with new dormer window to the rear at second floor level, new window at ground floor level to side on eastern elevation, conversion and extension to rear of existing covered side passage on western boundary to provide storage and plant room with new roof covering to side passage and construction in rear garden of a new single storey garden studio/home office along with ancilliary site works.
