PROTECTED STRUCTURE: change of use of a vacant medical centre to a hotel which will serve as an extension to the Uppercross Hotel located at No. 26-32 Upper Rathmines Road, The proposed development comprises the following: the demolition of: (a) 2 no. detached sheds to the rear of the property (6.45sq.m and 25.6sq.m); (b) Part of the rear northern boundary wall between the existing hotel and subject site; (c) The middle link section of the building connecting the northern and southern elements of the building; and (d) part of the rear wall of the existing building; (ii) the change of use of the existing part 2, part 3 storey building (Block A) to provide short stay hotel accommodation comprising the following works: (a) construction of 3-storey middle link section between northern and southern elements of existing building to provide a link between the original building and a new 3 storey block to the rear (Block B). The proposed development will consist of the demolition of a one-storey extension to the rear of no. 46 Lower Rathmines Road and an existing two-storey structure known as the Old Coach House and the construction of a 1 no. new building which is 4-storey (part 3-storey, part 4-storey) with a gross floor area of 2,600.2 sq.m. The building will comprise 39 no. build-to-rent apartments (33 no. 1-bed apartments, 2 no. 1-bed duplex units and 4 no. 2-bed apartments); with balconies/terraces to the east and west elevations and 1 no. communal roof terrace located at fourth-floor level; ground floor residential amenity facilities service spaces to include facility management office; parcel store; laundry; storage areas; shared multimedia room; gym; 1 no. ESB substation and switch room; covered outdoor bicycle parking area (providing 78 no. spaces in total); landscaping; public lighting; boundary treatment; and all associated site development and engineering works necessary to facilitate the proposed development. Vehicular and pedestrian accesss will be provided via Lower Rathmines Road. Pedestrian access will also be provided via Fortescue Lane.
PROTECTED STRUCTURE: The development will consist of the construction of a mews house to the rear of No. 21 Belgrave Square South which will face onto and be accessed from the existing unnamed mews laneway to the rear and Belgrave Avenue to the side. The development will include the demolition of the existing single storey shed and rear boundary wall to Belgrave Avenue and the unnamed laneway and the construction of a new 152 sqm, two-storey with partial set back third storey three-bedroom mews house. The mews house is set back from the existing laneway boundary and consists of a garage and bin store accessed off the unnamed laneway, one bedroom with en-suite bathroom, WC, study and rear garden on the ground floor level, kitchen/dining room/ living room on the first floor level, and two bedrooms with a shared bathroom and 1 no. screened external terrace on the partial second floor level, roof lights and sundry associated minor works.
PROTECTED STRUCTURE PERMISSION The development will consist of opening up of spine wall at first floor level to hall to form new family kitchen, additional door opening to wall to first floor sitting room, existing ground floor opening in rear wall enlarged, creation of internal window in ground floor spine wall to sitting room, all existing windows to be retained and restored and existing glass to be replaced with double glazing, and the construction of new roof light on front slope of rear roof to master bedroom, internal partition walls in master bedroom, new bathroom in existing rear return, rear return rooms at ground and first floor level as well as two ground floor rear rooms to be replastered in insulating breathable plaster, external West gable wall rerendered in insulating breathable render, and a new first floor rear external access deck to existing two-story semi-detached PROTECTED STRUCTURE and associated hard and soft landscaping.
PROTECTED STRUCTURE: Permission for change of use of existing (single storey) light industrial building to a one bedroomed dwelling, and retention permission for previous minor layout and elevational changes including provision of open landscaped courtyard within original footprint.
