PROTECTED STRUCTURE: The Provost, Fellows, Foundation Scholars and the other members of the Board of the College of the Holy and Undivided Trinity of Queen Elizabeth near Dublin apply for planning permission for development of House 10 (a protected structure ref. 1999), the Chief Steward's House and Perimeter Railings (a protected structure ref. 2001) Trinity College, Dublin 2. The development will consist of the following works: - Modifications to the ground floor of House 10 (protected structure ref 1999) to provide a new universal access route from Front Square to the Chief Steward's House Garden including removal of an existing window and formation of a new doorway in the north elevation of House 10; - The installation of a new step to House 10 Front Square entrance formed in extant Leinster granite, new salvage Leinster granite with a concealed concrete base, the addition of a Universal Access Ramp and changes to cobble stones and the provision of new granite paving slabs. The replacement of the existing door to this entrance; - Change of use of the Chief Steward House (190 m2) from Office to Residential use providing 5 no bed/sitting rooms with ensuite bathrooms and communal kitchen/dining facilities over two storeys; - Repairs to the ashlar front (north) facade of the Chief Steward's House and the replacement of existing cement render with lime render to chimney stack, side and rear elevations; - Modification of the Perimeter Railings (a protected structure ref: 2001) and existing pedestrian gate to College Street to include raising the level of the gate to match College Street footpath level; - New foul and storm water drainage systems connections. Existing downpipes to front elevation to connect directly to the drainage system. - Associated site developments and landscaping including new pathway from the new doorway formed in House 10 to the Chief Stewards House with universal access ramp.
The development will consist of the erection of six telecommunications antenna, three dishes, equipment cabinet and other ancillary equipment at roof level.
PROTECTED STRUCTURE The development will consist of upgrade works to replace existing exterior signage with new signage with updated colours and logo.
Planning permission for amendments to a permitted development under Reg. Ref.: 4778/19 at a site (0.2695 ha). The permitted development includes construction over the rail line which traverses the site and also within the vaulted foundations supporting the rail line. The proposed development consists of the following: i. Amendments to the footprint of the basement and layout of the ground floor level. There is also a slight reduction in the floor area from 1st – 8th floor due to the proposed amendments. ii. The basement level in Plot A will increase by 235.3 sqm to provide a total overall basement gross floor area of 1,340 sqm providing retail and office uses. iii. The basement floor level in Plot B will be lowered from -4.2 to -5.25m. iv. The amendments at ground floor level include general layout changes, new revolving door and glazed screen to office reception on Townsend Street; change of use of permitted office unit (355 sqm) at ground floor level fronting Brunswick Villas retail/café/restaurant use; the provision of a new entrance lobby to access basement level and associated elevational changes; revisions to bicycle parking and refuse area to provide additional retail floor space and; minor elevational changes to ESB substation fronting Garden Lane. v. Proposed revisions to Shaw Street elevation at 6th floor and the provision of an additional terrace access door. vi. Additional plant at roof level over 8th floor providing for a slight increase of 1.75m to the overall building height. vii. The proposed amendments result in an additional 969.6 sqm of retail/café/restaurant space and a minor increase in overall development GFA by 285.3 sqm to a total 15,400 sqm. viii. And all ancillary and associated works, including elevational works.
The proposed development includes construction over the rail line which traverses the site and also within the vaulted foundations supporting the rail line. The proposed development consists of the following: i. Demolition of existing structures (excluding rail line): ii. Construction of an 11 storey (over basement level and plant level at roof) with setbacks at various levels, office, retail and build to rent residential development with associated facilities, terraces and balconies. The overall development comprises 19,908 sqm GFA including basement). The proposed development bridges over the rail line at fourth floor and above; iii. Provision of two retail units (202 sqm GFA) to the corner of Shaw Street and Townsend Street and within a vaulted foundation; iv. The office element comprises 13,768 sqm. GFA v. The residential element comprises 8 studio units, 20 1-bed units and 21 2-bed units (49 units total) with associated private and communal open space vi. Provision of residential shared facilities and two café units (105 sq.m GFA) within the vaulted foundations of the rail line; vii. The proposed residential development is a “Build to Rent” scheme in accordance with Specific Planning Policy 7 and 8 as set out in the “Sustainable Urban House: Design Standards for New Apartments 2018”. viii. Provision of a basement level with office space, plant and bicycle parking and associated facilities. Two car parking spaces are provided at street level to Brunswick Villas; ix. Public realm improvements and provision of new pedestrian street parallel to the rail line x. All associated site development and services works, landscape works, plant, substation and associated development.
PROTECTED STRUCTURE for development including amendments to previously permitted alterations (Dublin City Council Reg. Ref. 3270/22 at this c. 0.16 ha site at Temple Bar Inn and Tesco Metro, Nos. 40-47 Fleet Street and Parliament row, Dublin 2, D02 NX25, and the party wall to No. 39 Fleet Street, D02 EK07/No. 7 Westmoreland Street, D02 XF76 (Protected Structure). (The extant planning permission (Reg. Ref. 3270/22) which is partially implemented, permits inter alia the relocation of the existing electrical substation and switchroom from existing basement level to the rear service yard and subsequent change of use of the substation area to hotel use (43 sq m), provision of a new entrance door and glazed screen, provision of a new internal stairs to basement level directly from Fleet Street, and all associated works.) The development will consist of the following demolition: part of the Basement Level; the single storey structure to the rear of the Ground Floor Level; part of the First Floor Level to the front to create a double height main entrance; the rear return from First to Third Floor Levels; and the Fourth Floor Level. Total demolition Gross Floor Area 1,319 sq m. The development will consist of the construction of new hotel floor area comprising: rear extensions to Basement Level; rear extensions of the Ground to Third Floor Levels; an extended replacement Fourth Floor Level; new Fifth Floor Level; new set back Sixth Floor Level with a separate roof top access to the east and a roof top terrace bar to the north and west incorporating canopy structure and PV panels above; enclosed plant room at roof level set back from all facades with screened roof plant above (total new Gross Floor Area 5352 sqm); and the provision of opes to No. 39 Fleet Street/No. 7 Westmoreland Street at Basement, Ground, and Fourth Floor Levels. The development also includes the change of use of part of the Ground Floor Level retail unit to hotel use (848 sq m). The development will result in an increased number of hotel bedrooms by 111 No. (from 101 No. to 212 No. proposed), with associated hotel facilities (including licenced public bar/restaurant/hotel lounge at Basement Level (633 sqm) and licenced public bar/ restaurant at Ground Floor Level (363 sq m), external licenced public bar at Roof Level (375 sq m), reception and seating areas, storage, administration and staff facilities, other hotel-related back-of-house areas, enclosed service yard, plant (including substation and switchroom), waste storage and cycle parking) and an own-door Ground Floor Level retail unit (177 sq m). The proposed development also includes: new facades, recessed at the front at Ground Floor Level; alterations to internal layouts; new entrance doors to Parliament Row, Fleet Street and the rear; alterations to services (mechanical and electrical, piped services); PV panels; plant and all associated site development and excavation works above and below ground. The proposed development will result in a building with a total gross floor area that increases by 4,264 sqm (from 4,634 sq m, including the surface level substation, to 8,898 sq m proposed) resulting in a seven storey building (with setbacks) excluding enclosed roof plant room above, all over Basement Level.
Construction of a new electrical substation and switch room to the rear of the site, relocation of the existing electrical sub station and switch room (43m2) from existing basement level to the new location at the rear of the site, a change of use of the existing substation area to hotel use, provision of a new entrance door and glazed screen, provision of a new internal stairs to basement level directly from Fleet Street, repositioning of existing signage and all associated site works.
