PERMISSION:The development will consist of: A) The construction of a new single storey extension to the rear of the existing dwelling at ground floor level, B) The construction of a new rooflight and flat roof dormer extension on the south eastern roof slope to the rear of the dwelling, and C) all associated site works and services.
The site is generally bound by a Student Accommodation and Residential scheme permitted under ABP Ref. The development will include 84 no. bicycle parking spaces (60 no. internal secure spaces at basement level and 24 no. external, surface level visitor spaces), a set-down area within the site, bin stores, plant, electrical switch rooms and ESB substation, controlled pedestrian access to internal courtyard communal open space, landscape open space along the River Poddle including the opening up of approximate 31 m of the river which is currently culverted, boundary treatments including the provision of controlled access to private open space and restricted access to the Poddle embankment area and the existing lane from Sweeney's Terrace (public access available during daylight hours), lighting and all associated site and development works on a site of 0.192 hectares.
PROTECTED STRUCTURE: Protected Structure RPS No. 253. The development will consist of: (1) Thermal upgrades to internal wall linings, suspended timber floors, and ground floor slab. (2) All existing non original windows to be refurbished, secondary glazing to be installed, existing original window boxes at ground floor level to be carefully removed and reinstated to accommodate new thermal linings and existing non original and non operable shutters at ground floor level to be reinstated. (3) Heat recovery ventilation units to be incorporated in elevations to 3no. lower ground bedrooms and 1no. rear dining room via cast iron grilles and brick vent respectively. (4) Alterations to the non original apartment internal stair and associated partitions and doorways. (5) Updates to existing bathroom and ensuite layouts and sanitaryware. (6) Incorporation of a laundry/ utility room. (7) 3no. new radiator locations to be incorporated. (8) French doors to be incorporated to living room/ dining room opening. (9) External remedial works to the front lightwell wall surfaces, landscaping and french drain. (10) To include conservation of historic fabric, renovation, alterations to the existing buildings layouts, including all associated site works.

Retention planning permission is sought to retain the altered layout of the permitted Artist Studios under parent permission DCC Ref. 3321/17, as subsequently amended by DCC Ref. 3672/19.
