PERMISSION: Development is proposed to Blocks 1-5 within the Charlemont Square development permitted under DCC Reg. Ref. 3742/10 (ABP Reg. PL29S.238212) (as subsequently amended), extended by 3742/10/X1, and the block known as 'The Gatehouse' (Block 7) approved under DCC Reg. Ref. 3546/21. The development (within a total red-line site area of approx. 10.5sq.m) will consist of the installation of 7 no. projecting signs within the scheme comprising; 2 no. on Block 1, 1 no. on Block 2, 1 no. on Block 3, 1 no. on Block 4, 1 no. on Block 5, and 1 no. on Block 7. Each sign shall comprise; i. a face of 400mm x 400mm in size; ii. shall be 100mm in width.; iii. a 3mm fabricated aluminium frame and 3mm thick aluminium panel inserted into frame; and iv. opal acrylic graphics and letters faced with 2mm thick brushed stainless steel with illuminated edges.
The development will consist of amendments to Block 4 which forms part of a previously permitted development DCC Reg. Ref. 3742/10 (ABP Ref. PL29S.238212), as subsequently amended by planning permission DCC Reg. Ref. 4443/16 and DCC Reg. Ref. 3416/18. The proposed amendments to Block 4 will provide for an additional storey to Core 2 of the previously approved development to provide for an 8-storey building at Core 2 and an increase in height from the approved 23.375m to the proposed 28.15m. The proposed development will provide for an additional 4 no. residential units, increasing the total in Block 4 from the approved 86 no. units to the proposed 90 no. units. The additional units will comprise the following: -1 no. two-bedroom unit with a floor area of 103m2 to include a winter garden measuring 9.3m2 and external balcony measuring 8m2; -1 no. two-bedroom unit with a floor area of 103m2 to include a winter garden measuring 9.3m2; -1 no. two-bedroom unit with a floor area of 87m2 and external terrace measuring 18m2; -and 1 no. one-bedroom unit with a floor area of 58m2 and external terrace measuring 8m2.
The development will consist of amendments to Block 4 which forms part of a previously permitted development DCC Reg. Ref. 3742/10 (ABP Ref. PL29S.238212), as subsequently amended by planning permission DCC Reg. Ref. 4443/16 and DCC Reg. Ref. 3416/18. The development includes the proposed repositioning of the approved ESB substation and switchroom which will serve Block 4 of the Charlemont Square development to a position inside the wall along the southern boundary of the subject site. The substation and switchroom will consist of a single, flat roofed, single-storey structure with an internal floor area of 25.7 sq.m and measuring 3.15m in height.

PROTECTED STRUCTURE: Luhmann Dublin Ltd intend to apply for Permission for development at, 21 Fitzwilliam Place, Dublin 2, D02 Y189 (a Protected Structure). The development will consist of a change of use of the building above basement level from office units at ground, first and second floor and an apartment at third floor level, back to a single dwelling. The proposed works to the basement, granted under planning ref: 4771/22, are unaffected by these proposed works. The proposed works will include fire upgrades to the building instructed by Dublin City Council’s Fire Officer under the Fire Services Act consisting of the following: • Upgrade of a number of existing original doors and frames to increase their fire resistance and replacement of a number of modern doors and frames with fire resistant doors. • Upgrade of the basement ceiling from above to provide 60-minute fire compartmentation. • Construction of an external shed in rear garden to house bicycle storage and a domestic sprinkler system water storage tank • Installation of sprinkler system heads, pipework throughout house • Construction of a fire rated wall to separate the basement area from the ground floor level and fire stopping works under an existing wall at second floor level and to top of party walls in attic space to maintain fire separation. • Upgrade works in the house to provide a new kitchen, family bathroom, shower room and ensuite bathroom for the dwelling.

PROTECTED STRUCTURE: Planning permission is sought by Daragh and Aoibheann Treacy for a development situated at 35 Mountpleasant Square, Dublin 6 (D06PW66), which is a protected structure. The development will consist of the subdivision and change of use to part of the permitted ground floor café/restaurant (318 sq.m.) permitted under Reg. Ref. 3742/10 (ABP Ref. PL29S.238212), and subsequently amended by Reg. Ref. 4443/16, Ref. 4152/17, Ref. 3735/18, Ref. 4758/18, Ref. 3035/20, Ref. 2509/21, Ref. 3851/22, and Ref. 3685/23, and extended under Reg. Ref. 3742/10/X1, to provide for an office space (61 sq.m.). The proposed change of use seeks flexibility to retain the existing café/restaurant use whilst also catering for the office use. The development includes signage, bicycle parking and all associated site development works.
The development will consist of amendments to Block 5 which forms part of a previously permitted development DCC Reg. Ref. 3742/10 (ABP Ref. PL29S.238212), as subsequently amended by planning permission DCC Reg. Ref. 4443/16 and DCC Reg. Ref. 4088/18. The proposed amendments to Block 5 will provide for an additional storey to Core 3 of the previously approved development to provide an 8-storey building at Core 3, and an increase in height from the approved 36.4m to the proposed 40.3m. The proposed development will provide for an additional 4 no. residential units consisting of 3 no. two-bedroom units and 1 no. one-bedroom unit and all ancillary internal wintergarden and external terrace areas for each unit.
PROTECTED STRUCTURE: RETETION/PERMISSION: The development seeking retention permission consists of the repointing works to the front brick façade. The development seeking permission will consist of the change-of-use of the entire building from commercial use to residential use consisting of 6 apartments, the renovation of the entire building, front courtyard and rear courtyards, the construction of a boundary wall in the rear courtyard, the provision of bicycle and bin storage, the provision of an AOV and all associated site works.
(Part) CHANGE OF USE. Permission for development at Four and Five Park Place, Adelaide Road, Dublin 2 (scheme permitted under Reg. Ref. 2388/18 (ABP-301931-19), as amended under Reg. Ref. 3292/21; 5019/22; and 3005/24 (ABP-319376-24)). The proposed development consists of the following: - Subdivision and part change of use of retail/restaurant/café unit at ground floor and first floor level. The unit was permitted as a retail/restaurant/café unit of 345 sq.m. at ground level and 309 sq.m. at first floor level. As a result of the proposed subdivision and part change of use, a retail/restaurant/café unit fronting Adelaide Road of 93 sq.m. at ground floor is proposed and office amenity space fronting the pedestrian route through the building of 252 sq.m. at ground floor and 309 sq.m. at first floor level is proposed. All associated site development works and consequential amendments to the permitted development, including installation of manifestation on the glazing at the ground floor window bay along the pedestrian link between Adelaide Road and Hatch Street Upper.
The proposed development consists of amendments to Block 1 which forms part of the permitted Charlemont Square development under DDC Reg. Ref 3742/10 (ABP Ref. PL29S.238212), which is currently under construction, and as subsequently amended by planning permissions Ref. 2286/12 (ABP Ref. PL240620), Ref. 4443/16, Ref. 3725/18, Ref. 4758/18 and Ref. 3035/20. The development (site area of 0.073 ha) will consist of: - the provision of an ancillary part off-licence (BWS) area of c.30 sq.m within the permitted retail unit at the ground floor level, south western corner of Block 1 (GFA 695 sq.m); - Minor alterations to the approved eastern and southern elevations of the block at ground floor level to include 2 no. signage zones on the eastern elevation of the unit and 1 no. signage zones on the southern elevation of the unit; - All ancillary site services and site development works.
Permission for development consisting of 2-no. bedrooms two storey Mews of 82.5m2 with demolition of rear and side boundary walls with associated site works, bin stores, bicycle parking and landscaping.
PROTECTED STRUCUTRE: The development will consist of a 1-no. bedroom single storey mews of 80m2 with demolition of rear existing garage building (32m2) and alterations to existing rear boundary wall with associated site works, bin stores, bicycle parking and landscaping.
The development will consist of: - the demolition of the existing sheds, rear extension and section of boundary wall along the Oxford Lane; - the construction of a part single storey and part two storey extension to the rear and side of the existing cottage including a balcony at first floor level facing Oxford Road; - the refurbishment of the existing cottage; - the reconstruction of the boundary wall to Oxford Lane including the addition of two new pedestrian access doors into the site; - the replacement of existing boundary treatments to Oxford Road and all associated site development works, all on a site area of 0.048 ha.
PROTECTED STRUCTURE: The development will consist of the conversion of the existing car port to an entrance hall, the construction of a first floor rear extension and minor alterations to the internal layouts. The building is within the curtilage of a Protected Structure.
Permission for minor amendments to planning grant reg ref: 3180/19 for external signage. The proposed amendment comprises of replacement of permitted 1no. High level sign on the east elevation with an illuminated high level sign 2m wide x 1.5m high at the same location.
The development will consist of: (i) Demolition of existing single storey shed structures; ii) construction of a 2-storey 2-bedroom single dwelling, comprising of 2 no. bedrooms, a bathroom, utility, and bin/bike store at ground floor; and a kitchen/living/dining area and storage at first floor level with access to the development provided from Oxford Lane; iii) provision of private open outdoor amenity space in the form of a courtyard to the rear and setback lane-facing semi-private terrace at ground floor, a front facing roof terrace and an enclosed rear balcony at first floor; and iv) bicycle parking, landscaping, boundary treatments, foul/surface drainage, refuse storage and all site works necessary to facilitate the development.
I)Demolition of single storey shed, ii) construction of 2 storey mews apartment building comprising 2 no. apartments. Unit 1 is a 1-bed unit located at ground floor with living/kitchen/dining area, bathroom, storage and office space. Unit 2 is a 1-bed unit located across first floor level with associated living/kitchen/ dining area, bathroom, storage and office space. Access to the development will be provided from Oxford Lane; (iii) provision of private outdoor amenity space in the form of a ground floor terrace (6sqm) to serve Unit 1 and first floor balcony (6 sq.m) to serve Unit 2; and (iv) bicycle parking, landscaping, boundary treatments, foul/surface drainage, refuse storage and all site works necessary to facilitate the development.
The development will consist of the demolition of the existing shed structure and the proposed construction of a 2 storey mews building consisting of 1 bedroom apartment at ground floor level and a 1 bedroom apartment at first floor level with associated mezzanine. Total 2 no. apartments. PROTECTED STRUCTURE: RPS No. 4426. The development will consist of: 1. A change of use from office to residential. The proposed development will consist of partial demolition of existing 2 storey structure removing all non-original building fabric and to retain existing ground floor area demise and remains of stone wall gables to original coach mews. 2. Construction of a new 2 storey 3 bedroom with home office mews dwelling with off street car parking, 3. Screened terraces to front and rear elevations at first floor level, 4. Conservation type rooflights to pitched roof section to front and rear elevations, 5. Boundary wall repairs to original limestone walls to rear garden area and all site development works including new brick boundary wall to rear garden.
Permission to amend the permitted development at No. 1 Adelaide Road, Dublin 2 (Reg. Ref. 3136/23) (now incorporating No's 5-7 Albert Terrace, Dublin 2) (Site 1) and to apply for associated development at No. 13 Abbey Street Lower, Dublin 1 (the former Salvation Army building - Site 2). Site. 1 (1 Adelaide Road/5-7 Albert Terrace): The development will consist of amendments to Reg. Ref.3136/23 and additional development, including the following elements: Set back in facade line facing Albert Place West at levels 0, 1, 2, 3 and terrace above (resulting in a reduction of c. 95 sq m of permitted office space); infilling of a void at level 6 (creating an additional c. 60 sq m of office space at level 7); Increase of footpath width on Albert Place West; Additional planting and landscaping on Albert Place West and on Albert Terrace; Setback of the external service entrance off Albert Place West; Introduction of opaque glass fins at 45-degree angle within external façade depth in facade to Albert Place West at levels 1, 2 and 3; Changes to planting on 4th Floor terrace facing Albert Place West; Change of use (from community to office of c. 378 sq m within the main Level -1 basement (with a portion of this community use to relocate to Site 2 (see below); Reduction in basement footprint and lowering (by 1.5m) of part of the Level -2 basement; changes to landscaping in the central sunken courtyard; Separate fire-fighting lift and passenger lifts to the main core, and change to facade line of glazing to west elevation at ground floor level; Change in site boundary to include No's 5-7 Albert Terrace (to be used to accommodate artists/writers in residence); Single-storey Ground Floor extensions (c.20 sq m in total) to the rear of No's. 5-7 Albert Terrace (with roof-terrace above), new window in south gable of No 7 and creation of a community garden at the corner of Albert Terrace and Albert Place West. Site 2 (13 Abbey Street Lower): The development will consist of a change of use of No. 13 Abbey Street Lower (currently vacant - c, 345 sq m) and associated external yard (c. 32 sq m) from hostel/church hall to community use (to accommodate the relocated portion of the community/cultural floorspace previously permitted within No. 1 Adelaide Road). The application does not propose any works to No. 13 Abbey Street Lower.
Permission is sought for alterations to shopfront glazing to provide openable hatch
Permission for a change of use of the ground floor retail unit from retail to coffee shop use (area 58.35sq.m). This new use is required to facilitate the transfer of the user from an existing coffee shop kiosk on the same street which will be closed and removed. An application for demolition of this kiosk is being lodged concurrently with this application.
PROTECTED STRUCTURE: (RPS 4427) - Planning permission. Development will consist of demolition of dilapidated non-original single and 2 storey additions to original coach mews. Removal of non-original pitched roof and replacement with new slate pitched roof to match ridge line to 64 Leeson Close. Construction of new 2 storey extensions to front and rear of original coach mews demise. Retention of remaining original stone gables and part front stone wall to original coach mews to provide for a 3-bedroom mews dwelling. All ancillary site development work including all new surface and foul drainage. The subject site is within the curtilage of a protected structure.
The development will consist of minor amendments to ground – through to seventh-floor level of Block 5 which forms part of a previously permitted development as approved by Dublin City Council under Reg. Ref. 3742/10 (ABP Ref. PL29S.238212), as subsequently amended by DCC Reg. Ref. 4443/16, DCC Reg. Ref. 4088/18, DCC Reg. Ref. 2502/20, and DCC Reg. Ref. 2687/20. The proposed amendments relate predominantly to the internal configuration of Block 5 and will include: • Relocation of the existing ESB substation at ground-floor level; • An overall increase in gross floor area (GFA) of retail space from 222.7m2 to 232m2 arising from an increase to Retail Unit 01 GFA from 68.6m2 to 88.2m2 and reduction to Retail Unit 02 GFA from 154m2 to 144.5m2; • Amendment to Core 2 entrance and minor re-arrangement of internal circulation spaces at ground-floor level; • Alteration to apartment unit no. 09 (Type C1) at ground-floor level from 2-bedroom to 1-bedroom unit, and a reduction in GFA from 87.2m2 to 60m2; • Alteration to apartment unit no. 01 (type A) at first-floor level from 1-bedroom to 2-bedroom unit, and an increase in GFA from 67.4m2 to 77.6m2; • Re-arrangement of internal configuration of apartment unit no. 14 (Type G1) at first-floor level to accommodate fire requirement for ESB substation; • Alterations to apartment unit nos. 47, 51, 55, 59 & 63 (Type L) from third to seventh floor level to provide for removal of winter gardens to increase living areas; • Addition of a service riser from the ground- through to fourth-floor level resulting in alterations to apartment unit no. 02 (Type B) and a reduction in GFA from 59.2m2 to 46.2m2, and apartment nos. 04, 06 & 08 (Type B) and a reduction in GFA from 47.5m2 to 46.2m2; • And addition of a service riser from ground- through to first-floor level resulting in a minor re-configuration to the en-suite bathroom in apartment unit no. 10 (Type D).

The proposed amendments will include: Re-arrangement of internal core areas and lobby spaces at all levels, resulting in minor changes to layouts and area in surrounding apartments, requiring the conversion of 1 no. two-bedroom unit to a one-bedroom unit and 1 no. one-bedroom unit to a two-bedroom unit at ground floor level; A change in core 1 at first floor level only, requiring the conversion of 1 no. two bedroom unit to 1 no. one-bedroom units and the remaining floor area allocated to the adjoining existing one-bedroom apartment; Change of use of the storage area located to the rear of core 2 at ground level to 1 no. two-bedroom apartment, resulting in the provision of a dual-access route linking the courtyard and the core; conversion of the three-bedroom unit located at the rear of core 2 (first through to sixth floor inclusive) to 2 no. one-bedroom units with GFA’s of 52.7m2 and 47.7m2; The provision of winter gardens in lieu of balconies/external terraces across 83 no. units from ground to sixth floor (inclusive); Addition of corner balconies to the northern elevation at third-floor to sixth-floor level (inclusive); Change the currently approved monocouche render external finish to the internal courtyard of Block 5 to brick finish; Addition of an ESB substation and switch room at ground floor level, resulting in slight reductions to the floor area of the ground floor retail units adjacent; and Addition of stairs at ground level connecting to basement level and a minor increase in size to the adjacent approved goods lift, requiring the conversion of 1 no. two-bedroom unit to a one-bedroom unit. The proposed amendments will provide for an overall increase from the approved 86 no. units at Block 5 to 93 no. units and the following housing mix: 25 no. one-bed units (27%); 62 no. two-bed units (67%) and 6 no. three-bed units (6%).
The development will consist of, the construction of a single storey extension to the rear of the existing property in conjunction with the replacement of an existing set of glazed doors with a new set of windows to the front of the property addressing Fortescue Lane. As part of the proposed works some internal alterations to the existing house are also proposed.
PROTECTED STRUCTURE: CHANGE OF USE. The development will consist of the change-of-use of the entire building from commercial use to residential use consisting of 7 apartments, the renovation of the entire building, front courtyard, rear courtyard and rear garden structures, the construction of a two-storey extension over garden extension to the rear of the building, the provision of bicycle and bin storage, the provision of an AOV and all associated site works.
Construction of a new single storey Home office in rear garden with connecting single storey link corridor to rear entrance of existing dwelling, alterations to existing dwelling to facilitate the above works together with all ancillary site works & landscaping.
The development consists of: 1. Removal of the existing glazing structure at the first floor rear extension. 2. Demolition of the existing first floor rear extension. 3. Removal of the existing flat roof serving the ground floor rear extension to be replaced with a new lean to roof incorporating a skylight. 4. PROTECTED STRUCTURE: Permission for the demolition of non-original single storey garage/workshop/storage buildings (26 sq.m) and erection of a (55 sq.m) two-storey one-bedroomed dwelling unit and associated works, at site at Fortescue Lane, to rear of No. 6 Rathmines Road Lower (a protected structure).
The development will consist of a detached 2 storey 1 no. bedroom, duplex apartment of 54m2 with first floor terrace (5m2) with demolition of the existing garage building (47m2) with access from existing right of way with associated site works, bin store, bicycle parking and landscaping to rear terrace.
PROTECTED STRUCTURE: Planning permission is sought for change of use from office and residential (third floor only) use to a single family residence and internal works to include for A) formation of kitchen to rear room at entry level; B) insertion of stud partition and door at rear garden level to form bedroom/en-suite bathroom; C) insertion of stud wall and door to former staff kitchen to form dressing room and bathroom to main bathroom (second floor); D) formation of bedroom and bathroom at third floor to rear by formation of stud walls and doors to replace existing store and bathroom; E) refurbishment of existing bathrooms throughout house re-using the existing service pipework to rear of house; F) removal of non-original fire place to proposed sitting room at first floor level and installation of original period fire place; G) removal of redundant cabling to rear elevation of house.
PROTECTED STRUCTURE: Development consisting of alterations and extensions to existing vacant & dilapidated coach mews house previously in office use. Works to include removal of non-original fabric inc. roof slates & windows/ doors & installation & repair with new roof slates & windows & doors, cleaning & repairs of existing stone & brick work, construction of new two storey extension to front to provide additional accommodation, alterations, refurbishment & restoration of interior to provide two bedroom plus study mews dwelling house with new landscaping & boundary walls to rear and all other associated site development works, drainage, etc., alterations and changes to existing access & car parking & open space to rear of main property to facilitate works, including first floor balconies to both front and rear facades.
The development will consist of internal and external amendments to Block 1 which forms part of a previously permitted development as approved by Dublin City Council under Reg. Ref. 3742/10 (ABP Ref. PL29S.238212), as subsequently amended by DCC Reg. Ref. 4443/16, DCC Reg. Ref. 3735/18 and DCC Reg. Ref. 4758/18. The proposed development relates to ground level through to roof level only and will result in an uplift in the overall gross internal area of Block 1 by 752sqm (an increase from 21,712sqm to 22,464sqm). The proposed amendments will include: Minor extensions to the building footprint to the south and to the north at Core 1; Slight reconfiguration of internal cores/atriums; Minor changes to the quantity and positions of fins on upper facades; Removal of ESB substation at the southern elevation at ground floor level; Increase in central core parapet height from 51.25m to 52.45m and slight increase in finished floor levels (FFL’s) at sixth and seventh floor from the approved 40.05 to 40.15m and 44.15m to 44.3 respectively; Addition of 2no. fire-fighting lifts to the rear of Core 1 and Core 4 at ground floor level and resultant minor changes to the north and south elevations, including an increase in parapet level from 48.95m to 49.69m at the point of these two cores; Changes to northern vent voids/addition of podium vent on pedestrian street; and Repositioning of glazing along the eastern elevation at seventh floor level.
Permission for development at this site which forms part of the permitted Charlemont Square development permitted under DCC Reg. Ref. 3742/10 (ABP Reg. PL29S.238212) as subsequently amended by planning permissions Ref. 2286/12 (ABP Ref. PL240620), Ref. 4443/16, Ref. 3725/18, Ref. 4758/18 and Ref. 3035/20 and 3851/22. The development (site area approx. 14.7 sq.m) will consist of the installation /erection of a double sided, floor fixed totem of 2.4m in height and 0.5m in width. The totem comprises a 20mm x 100mm frame with inlaid panels,. frame detail to illuminate via LED modules housed within the frame and panels set back by 5mm from the frame. The works also include the installation of 2 no. uplighters within the existing paving slab to the front and the rear of the proposed totem.
