The proposed development also includes: new facades, recessed at the front at Ground Floor Level; alterations to internal layouts; new entrance doors to Parliament Row, Fleet Street and the rear; alterations to services (mechanical and electrical, piped services); PV panels; plant and all associated site development and excavation works above and below ground. The proposed development will result in a building with a total gross floor area that increases by 4,264 sqm (from 4,634 sq m, including the surface level substation, to 8,898 sq m proposed) resulting in a seven storey building (with setbacks) excluding enclosed roof plant room above, all over Basement Level.
Construction of a new electrical substation and switch room to the rear of the site, relocation of the existing electrical sub station and switch room (43m2) from existing basement level to the new location at the rear of the site, a change of use of the existing substation area to hotel use, provision of a new entrance door and glazed screen, provision of a new internal stairs to basement level directly from Fleet Street, repositioning of existing signage and all associated site works.
The development will consist of: the change of use of the existing building from retail at ground floor and basement and offices overhead to a 38 bedroom hotel with the addition of a new extension floor at attic level, for hotel use. The development will include, Basement- kitchen, storage and other services, Ground floor level hotel reception / check-in area, bar/café, disabled WC, lifts, stairwells and circulation areas; First to Fifth storey - provision of general bedroom accommodation with en-suites, lifts, associated ancillary areas and circulation areas; a new extension at roof level to a smaller footprint than the lower building levels to provide storage, bedrooms with en-suites, and ancillary facilities. One of the two existing retail units at street level will remain unaltered. The ground floor elevation will be upgraded and there will be no changes to the elevations of the existing upper floors. The new attic level will be set back from the existing elevations.

PROTECTED STRUCTURE: Permission for development at 36 Strand Street Great (Yamamori Restaurant) and the rear of 39 Ormond Quay Lower (Protected Structure), Dublin 1. The development will consist of the ancillary late night use of the existing ground floor restaurant/bar for nightclub use, and for the change of use of the rear first floor area from permitted storage use to bar and seating area at 36 Strand Street Great. Permission is also sought for change of use of the existing private open space originally designated for use of apartments at rear of 39 Lower Ormond Quay, to a smoking area associated with the adjoining existing restaurant garden for day and night-time use. Complimentary amenity space will be provided for the apartments at the rear of 39 Ormond Quay on an existing roof space over the existing restaurant at first floor level as a planted roof terrace and seating area and all associated site works and services.
Permission for development on a site of c. 0.35 hectares at Nos. 31-34 Abbey Street Upper, 42-51 Great Strand Street and bounded by Byrnes Lane, Dublin 1 to amend part of the development permitted under Dublin City Council Reg. Ref. 3172/18. The proposed development provides for an increase in the permitted basement area of c. 51 sqm to provide for additional plant and back of house for the hotel.
Permission for development on a site of c. 0.35 hectares at Nos. 31-34 Abbey Street Upper, 42-51 Great Strand Street and bounded by Byrnes Lane, Dublin 1 to amend the development permitted under Dublin City Council Reg. Ref. 3172/18 and Reg. Ref. 2997/19. The proposed development provides for the amendment of 1 no. retail and restaurant unit and 1 no. retail unit permitted at ground floor to provide 3 no. retail units, now comprising of: Retail Unit no. 1 )c. 1,550 sqm), including an off-licence sales area (c. 50 sqm) accessed via Abbey Street Upper; the relocation of permitted pedestrian entrance and bicycle stands onto Abbey Street Upper; the provision of 1 no. illuminated fascia sign and 2 no. illuminated projecting signs at Abbey Street Upper: provision of retail delivery access with roller shutter to serve the unit from Great Strand Street; and associated increase in soffit height of all opes to Great Strand Street at ground floor level. The proposed development will also include pedestrian and cycle links, boundary treatments, interim site boarding, site lighting, waste facilities, piped site wide services and all ancillary works and services necessary to facilitate construction and operation, as necessary.
PROTECTED STRUCTURE: Permission for development at the The Church of The Immaculate Heart of Mary, a protected structure, RPS No. 1864 at City Quay, Dublin 2. The development will consist of the following: 1. External works to the existing church building to include pointing and stone repair to the south elevation and campanile; -new lead capping to the external buttress wall at the south east corner; -insertion of 6 no. slate vents into the east and west church roof; 2. Works to main entrance area to include a new short access ramp, adjustment to existing door for accessibility purposes, new matwell and tiled floor finish; relocation of 2 no. holy water fonts; relocation Shrine to Our Lady, demolition of existing timber lobby screen and doors and replacement with new glazed screen and doors, additional light and wiring to new routes; 3. Works to the main body of the church to include redecoration, renewal of flooring and selected joinery, relocation of 4 no. shorter pews from the rear to the front of the main aisle to allow for new wheelchair spaces, new Olea Sacra to the western nave, new floor finish, repair work to stained glass window in the north facade, repair works to the window above the altar as well as various repairs to the windows on east and west facades, replacement of cover plates to the donation boxes; Insertion of a new Olea Sacra cabinet on the narthex adjacent to the existing baptismal font; 5. Works to the altar area to include commissioning of a new altar and steps to the pulpit; 6. Refurbishment of stained glass windows including repair work to stained glass window in North facade, repair work to the window above the altar, as well as various repairs to the windows in the east and west facades; 7. Works to the sacristy area; 8. New brass guardrail to choir area; 9. Upgrading of mechanical and electrical services throughout the building including the addition of new lighting and wiring routes, installation of new destratification fans suspended from the roof.
Permission for amendments to the previously permitted development, Reg. Ref.: 4485/17, as amended by Reg. Ref.: 3091/21, on a site of c.0.1419ha. at 157-164 Townsend Street at the junction with Spring Garden Lane, Dublin 2, D02V186. The proposed development provides for: Realignment to door on northern elevation; Reduction in size of mechanical riser; Provision of MV Room at ground floor level with external door on southern elevation; Revision to location of maintenance doors on southern and eastern elevations; Increase in height of glazed balustrade at 8th floor level to 1.65m; Realignment of parapet to the south; Reduction of green roof to 427.2 sq.m. Reconfiguration of AOV at roof level; Relocation of access door to plant enclosure screen at roof level; Addition of louvres on eastern elevation; Removal of louvres on southern elevation. There is no change to the overall height of the permitted development. The gross floor area increases from 13,070 sq.m. (including basement) to 13,074 sq.m. (including basement). The site is currently under construction.
Planning permission for amendments to the previously permitted development, Reg. Ref.: 4485/17, on a site of c.0.1419ha. at 157-164 Townsend Street at the junction with Spring Garden Lane, Dublin 2, D02 V186. The proposed development provides for: - Reconfiguration of the lower basement; - Reconfiguration of upper basement to provide for additional showers, an additional 24 no. cycle spaces (increasing from 94 no. spaces to 118 no.) and enlargement of stairwell (the enlargement continues up through the building); - Realignment of western boundary gable wall and associated stairwell; - Revision to the site boundary on the western side of the site; - At ground floor level, the addition of two new fire escape doors to Spring Garden Lane, repositioning of substation and switch room, relocation of vents, omission of door and omission of secondary door to main entrance on Townsend Street; - At sixth floor level, balconies are provided at northern and southern corners of western gable; - New additional eighth storey; - New additional set back ninth storey with terraces on northern and southern elevation providing 174sqm of external space; - Plant enclosed by plant screen at roof level, which is a green roof. PROTECTED STRUCTURE: Permission is sought for renovation of the existing interior and façade treatments to support a change of use from a pub/nightclub to a Medical Office for Irish Rail. PROTECTED STRUCTURE: permission for the temporary signage at 38/39 Ormond Quay Lower, North City, Dublin 1, D01 A593 by way of the following: provision of temporary signage to the fascia of 38 Ormond Quay Lower, to consist of vertical painted lettering indicating the wording 'Yamamori' followed with a painted logo above the lettering. This will be lit by a wall sconce located to the base of the lettering and another sconce located to the top of the logo. Provision of temporary signage to the fascia of 39 Ormond Quay Lower in the form of a Victorian styled sign to be surface mounted onto the facade. Lime mortar to be used to backfill the screws to affix this sign. This sign will be up lit from below by a wide angle warm white wall sconce light. All works are only limited to the street side elevations of (protected structures Ref. 6071 & 6072) at Nos. 38/39 Ormond Quay Lower, North City, Dublin 1, D01 A593.
The development will consist of the removal of existing shopfront, signage and roller shutter and installation of new shopfront complete with roller shutters and illuminated signage at No. 43-44 Mary Street, Dublin 1. The proposed works also include the replacement of existing wall cladding with new stone wall finishes at ground floor level, the provision of facade lighting at ground and first floor levels and the provision of a projecting illuminated sign.

PROTECTED STRUCTURE: The development consists of refurbishment, part change of use, and minor additions to the Georgian building currently used as offices. The refurbishment and alterations to the existing structure are to include the construction of the following works: 1. A new external stair from Parnell Square to basement level with a new access point. Existing access to be made good. 2. A new platform lift to the front of the building on Parnell Square, servicing the basement and ground floor level, with new access points. 3. New lift enclosure to rear façade, serving ground to 3rd floor level. It will be finished in a semi-circular shape with a brickwork skin to match the existing brickwork and necessitates opes to be formed between the existing windows on the rear façade to cater for lift access at first, second and third floors, and provision of a lift lobby at ground, second and third floors. 4. Change of use is sought for the ground floor of the main building (front and back rooms) and rear extension, converting the spaces from office use to cultural, and at first floor level, changing from office to library (cultural), including the provision of integrated timber shelving. The application includes all site landscaping works and associated ancillary works.
PROTECTED STRUCTURE: The Provost, Fellows, Foundation Scholars and the other members of the Board of the College of the Holy and Undivided Trinity of Queen Elizabeth near Dublin apply for planning permission for development of House 10 (a protected structure ref. 1999), the Chief Steward's House and Perimeter Railings (a protected structure ref. 2001) Trinity College, Dublin 2. The development will consist of the following works: - Modifications to the ground floor of House 10 (protected structure ref 1999) to provide a new universal access route from Front Square to the Chief Steward's House Garden including removal of an existing window and formation of a new doorway in the north elevation of House 10; - The installation of a new step to House 10 Front Square entrance formed in extant Leinster granite, new salvage Leinster granite with a concealed concrete base, the addition of a Universal Access Ramp and changes to cobble stones and the provision of new granite paving slabs. The replacement of the existing door to this entrance; - Change of use of the Chief Steward House (190 m2) from Office to Residential use providing 5 no bed/sitting rooms with ensuite bathrooms and communal kitchen/dining facilities over two storeys; - Repairs to the ashlar front (north) facade of the Chief Steward's House and the replacement of existing cement render with lime render to chimney stack, side and rear elevations; - Modification of the Perimeter Railings (a protected structure ref: 2001) and existing pedestrian gate to College Street to include raising the level of the gate to match College Street footpath level; - New foul and storm water drainage systems connections. Existing downpipes to front elevation to connect directly to the drainage system. - Associated site developments and landscaping including new pathway from the new doorway formed in House 10 to the Chief Stewards House with universal access ramp.
PROTECTED STRUCTURE The development will consist of the repair and re-pointing of the front façade of the building. Works will include the repair of window cills, repair of brickwork, replacement of concrete parapet with granite coping, repair and reinstatement of cast-iron rainwater goods, and re-pointing of brickwork to traditional wigged pointing detail.
The proposed development will consist of the following: • Change of use of existing (vacant) Commercial floorspace (referred to as Units 1,2 and 3) at ground floor level to Class 8 use (medical centre or provision of medical or health services), as follows: - Unit 1 comprises an outpatient healthcare centre including ancillary and support services for the Rotunda Hospital, with a total GFA of 2,052 sq.m.; - Unit 2 provides an education and training area associated with the healthcare centre, with a total GFA of 95 sq.m; -Unit 3 provides for a lecture theatre for education and training associated with the healthcare centre, with a total GFA of 55 sq.m; • The development includes associated alterations to the elevations at ground floor level for access and ventilation purposes; • The development provides 16 no. bicycle parking spaces (replacing 2 no. car parking spaces), associated alterations to existing plant and storerooms at basement level, and bin stores and plant equipment at surface level, associated with the proposed use; and All associated development.
PROTECTED STRUCTURE: The development will include (a) the addition of 24 build to rent residential units located at car park level 3 to car park level 4 level on the Jervis Street and Abbey Street Upper frontages of the building. The two floors of this element will have a floor area of 2390 sq.m. and will have 20 no. one bed units and 4 no. two bed units. These units will be accessed from entrances on Jervis Street and Abbey Street Upper. There will also be additional amenity open spaces provided at car park level 1A, 2A & 3A adjacent to the protected structures at Upper Abbey Street to serve these units. (b) it is proposed to demolish retail floor area, storage and car parking area totalling 4355 sq.m. facing Mary Street at first floor level, first floor upper, car park level 1, car park levels 2/2A; 3/3A; 4/4A and mansard surrounds facing Mary Street, Jervis Street and Abbey Street Upper. In replacement, it is proposed to construct a 6 storey building of 8,208 sq.m. behind the Mary Street frontage, from first floor upper level to car park level 5 for use as a co-living development with 127 units. This would be accessed from an entrance on Jervis Street. Communal Amenity space of 1,499sq.m is proposed to serve this development. (c) it is also proposed to construct 3 floors above the roof car park level 5A level for office use. The lowest office floor will replace car parking and plant at level 5A. the office use will have a floor area of 16,568 sq.m. and will be accessed from Jervis Street. In addition there will be 696 sq.m. of outdoor amenity open space to service the offices as well as an internal atrium of 1,224 sq.m. The following changes are proposed to the existing retail units, existing apartments and ancillary services; a reduction in size of retail unit 11/12 so as to create a switch room and 2 ESB substations facing Abbey Street Upper, change of retail unit 17 at ground and first floor level to create reception area facing Jervis Street for the offices at ground level and bicycle parking for the offices at first floor level, removal of retail unit at first floor level at Mary Street so as to provide the ground floor of the co-living development, to include foyer, lounges, gym and common areas and the elimination of 2 no. apartments to allow for the construction of a Part M compliant staircore. The 750 car parking spaces on site will be reconfigured, but not reduced by the development proposed. A total of 390 no. bicycle spaces will be provided to serve the new development. The ground floor elevations on Abbey Street Upper will be amended and the copper dome at the entrance at ground level on Mary Street will be removed. New access points through existing openings on Jervis Street are proposed to provide access to the development. The total floor area of the centre at present is 82,011 square metres including parking. It is proposed to decommission the use of 5,433 sq.m. roof top parking and plant use and replace these areas by 16,568 square metres in three floor of offices. It is proposed to demolish 2,549 sq.m and replaced by co-living building of 8208 sq.m. at Mary Street frontage. The new total of the building including parking will be 109,058 sq.m.
