Provision of car parking and public amenity space to serve the development. New vehicular access via Hawks Bay development, Pl. Ref. 21/1119 and 21/1187 currently under construction. All together with associated site works, boundary treatments and services connections necessary to complete this development

New dwelling house, new entrance with sight lines, connection to existing sewage and public water supply, all associated works

3 storey building as Phase 2 of the Wicklow Primary Healthcare Centre. The building will accommodate Tusla services, HSE mental health and social care services, primary care administrative offices, as well as ancillary accommodation including staff facilities, offices, meeting rooms, reception / waiting areas and plant rooms. Phase 2 will be accessed via the existing Phase 1 entrance and access road. The proposal will remove 83 no existing car parking spaces and provide 211 no new car parking spaces. Phase 2 of a 2-phase development and will consist of: (A) The construction of 66 no. dwellings comprising 1 no. 3 bedroom bungalow, 18 no. 2 bedroom 2 storey houses, 44 no. 3 bedroom 2 storey houses, 3 no. 1 bedroom apartments in 1 no. 3 storey building; (B) All ancillary development works including footpaths, landscaping boundary treatments, public, private and communal open space areas (including balcony or terrace), car parking (112 no spaces) and bicycle parking, single storey ESB substations, regrading/re-profiling of site where required and all ancillary site development/construction works (including diversion of existing services and all new site services connections); (C) Vehicular access from the existing Broomhall roundabout, via upgraded vehicular access route along the western side of development with pedestrian access to eastern boundary and to the north; the proposed development will allow for all roads, services and landscaping for Phase 1 and Phase 2 sites;

Alterations to unit types and site development works granted planning permission under Reg Ref 19-138 as follows. 1. An omission of the 2 No. Type E1 Duplex Blocks containing (4 No. - Second Floor Duplex / One Bed Duplex Apartments) and (4 No. - Ground/First Floor / Three Bed Duplex Dwellings) Units 51-54, 59-62 and the replacement with 2 No. - Type E Duplex Blocks containing (4 No. - Ground Floor / Two Bed Duplex Apartments) and (4 No. - Upper / Three Bed Duplex Dwellings). 2. Minor alterations to site development works to all Type E Duplex Blocks, and minor modification to elevations/fenestration and materials granted planning Reg Ref 19-138. 3. The omission of the 6 No. - Four Bed Dwelling Units: Type N Units 69,70 & N1 Units 68,69,71,72, and replacement with a row of terrace of 8 No. - Three Bed / Two Storey Dwellings. All this together with required site and development works

The development will consist of modifications to Phase 2 of the Primary Healthcare Centre granted under planning Ref. 19/1017. The proposed modifications comprise:- 1) provision of a partial basement accommodating plant and an additional full level of accommodation at 3rd floor accommodating HSE clinical and administrative rooms; 2) Revised internal layout and elevations; 3) Revised car parking layout with an additional 24 no. car parking spaces (total = 236 spaces); 4) revised site boundary to incorporate ESB substation; 5) Landscaping, screened plant compound, signage and all associated site works and services

The proposed development consists of: 1. The construction of a 3-storey security building (block G) (185 sqm). 2. The construction of a single storey security hut (7sqm). The proposed development also consists of amendments to PA.Reg.Ref. 17/163 and ABP.Ref.301391. The following amendments are proposed to the permitted film studios development: 1.
