Ref. 3172/18. The proposed development provides for an increase in the permitted basement area of c. 51 sqm to provide for additional plant and back of house for the hotel.
Permission for development on a site of c. 0.35 hectares at Nos. 31-34 Abbey Street Upper, 42-51 Great Strand Street and bounded by Byrnes Lane, Dublin 1 to amend the development permitted under Dublin City Council Reg. Ref. 3172/18 and Reg. Ref. 2997/19. The proposed development provides for the amendment of 1 no. retail and restaurant unit and 1 no. retail unit permitted at ground floor to provide 3 no. retail units, now comprising of: Retail Unit no. 1 )c. 1,550 sqm), including an off-licence sales area (c. 50 sqm) accessed via Abbey Street Upper; the relocation of permitted pedestrian entrance and bicycle stands onto Abbey Street Upper; the provision of 1 no. illuminated fascia sign and 2 no. illuminated projecting signs at Abbey Street Upper: provision of retail delivery access with roller shutter to serve the unit from Great Strand Street; and associated increase in soffit height of all opes to Great Strand Street at ground floor level. Retail Unit No. 2 (c. 120 sqm) onto Great Strand Street and Retail Unit No. 3 (c. 88 sqm) onto Byrnes Lane. Provision of additional basement area (c. 51 sqm) to provide for additional plant and back of house for hotel and provision of additional plant at first floor terrace area and onto permitted laneway to east.
The proposed mixed-use development will consist of the construction of an 11-storey (with 9th and 10th floors set back) over shared basement hotel building fronting Abbey Street (comprising 252 No. bedrooms and related hotel facilities including reception area, lounge and bar, 2 No. external courtyards on the 1st floor, staff facilities, bin store, switch room and plant areas) and a 10-storey (with 7th and 9th floors set back) over shared basement aparthotel block fronting Great Strand Street (comprising 222 No. bedrooms and related aparthotel facilities including reception area, lounge, restaurant, gym, 1 No. external courtyard area at 1st floor level, staff accommodation, bin store, switch room and plant areas); 2 No. retail units at ground floor level (c. 1,540 sq.m and 126 sq.m respectively), including 1 No. off-license area (c. 50 sqm) within the larger retail unit: 1 No. illuminated fascia sign and 2 No. illuminated projecting signs at Abbey Street Upper; signage zones at Abbey Street Upper and Great Strand Street; and 2 No. ESB substations at ground floor level. The overall development will have a total gross floor area of c. 24,429 sq.m (including shared basement of 1,769 sqm). The development will include vehicular access via Great Strand Street to provide service access, 30 No. bicycle parking spaces, associated lighting, site servicing (foul and surface water drainage and water supply), the provision of SuDS measures (incl. attenuation tank below ground and sedum roofs), and PV panels, external plant at 1st, 7th, 9th floor and roof levels (including telecoms infrastructure at, aparthotel roof level); and lift overruns at roof levels. The scheme also includes all hard and soft landscaping, including external public plaza at ground floor level; boundary treatments; provision of vehicle set-down along Great Strand Street; provision of connection to building for the LUAS Overhead Cable System; changes in level; and all other associated site excavation and site investigation works. The proposed development will also include pedestrian and cycle links, boundary treatments, interim site boarding, site lighting, waste facilities, piped site wide services and all ancillary works and services necessary to facilitate construction and operation, as necessary.
The development will consist of the removal of existing shopfront, signage and roller shutter and installation of new shopfront complete with roller shutters and illuminated signage at No. 43-44 Mary Street, Dublin 1. The proposed works also include the replacement of existing wall cladding with new stone wall finishes at ground floor level, the provision of facade lighting at ground and first floor levels and the provision of a projecting illuminated sign.
The demolition of existing property known as No. 2 Brunswick Villas, including existing boundary walls and gateway entrance to Shaw Street and the construction of a new 12 No. apartment development comprising of; 11 No. 1 bedroom units and 1 No. 2 bedroom unit in a mixture of three and six storey buildings. The development will include internal courtyard to rear, new gateway to the existing Brunswick Villas laneway and entrance lobby, plant rooms and bicycle storage areas at ground floor level. All apartments will include balconies to street elevations from first to fifth floors, with setback balconies and balustrades included to fifth floor apartment area. The proposed works are to include all associated site works, ancillary accommodation and drainage at the site.
PROTECTED STRUCTURE: permission for the temporary signage at 38/39 Ormond Quay Lower, North City, Dublin 1, D01 A593 by way of the following: provision of temporary signage to the fascia of 38 Ormond Quay Lower, to consist of vertical painted lettering indicating the wording 'Yamamori' followed with a painted logo above the lettering. This will be lit by a wall sconce located to the base of the lettering and another sconce located to the top of the logo. Provision of temporary signage to the fascia of 39 Ormond Quay Lower in the form of a Victorian styled sign to be surface mounted onto the facade. Lime mortar to be used to backfill the screws to affix this sign. This sign will be up lit from below by a wide angle warm white wall sconce light. All works are only limited to the street side elevations of (protected structures Ref. 6071 & 6072) at Nos. 38/39 Ormond Quay Lower, North City, Dublin 1, D01 A593.
PROTECTED STRUCTURE: Permission for change of use from commercial to residential for a single family residence at Ground, 1st, 2nd and 3rd floor, with ancillary 2 bed apartment accommodation at basement level. Works at basement level comprise the part-removal of two existing internal walls and the installation of new partitions, bathroom and kitchen, the installation of sash windows to front facade in reopened opes and French windows to rear facade, new enlarged rear return. At Ground floor, demolition of existing lean-to to rear and new enlarged rear return with stairs to basement and kitchen to rear room. At 2nd and 3rd floor level, new bathrooms will be installed, walls and existing doors/stairs repaired. New conservation rooflights to rear at roof level. Internal breathable insulation to floors where no mouldings/cornices exist. Existing Mouldings/cornices to be repaired. External works comprise larger yard to rear basement, new rear railings, installation of new metal steps to the front, minor repair works to fanlight, doorcase, existing sash windows, new SVPs, drainage, hard and soft landscaping to rear.
The development will consist of the installation of roof-mounted solar photovoltaic panels to include all ancillary works and services.
PROTECTED STRUCTURE The development will consist of the installation of a new self-supporting enclosed lift shaft and lift to an existing stairwell (Staircore 01) with associated amendments to stair guardings and basement slab
Permission for rear extensions and internal reconfiguration at the Hilton Garden Inn Hotel, resulting in a net gain of 66 no. bedrooms and 2,279 sq.m of floor area. The development will consist of a first to seventh floor middle rear extension; a second to sixth floor rear extension at western end; internal alterations to existing room layouts; the reduction in size of existing water tank, demolition and reconstruction of the existing pump room and reincorporation into middle rear extension; the extension of the existing chiller compound and addition of stairwell and lift at ground floor level; Sustainable Drainage Systems (SuDS) measures, including a green roof; and site services.
PERMISSION for the display of advertisements and the installation of awnings, planters and wind breakers in the assembly of a new outdoor dining area. Advertisements to consist of 2no. double-sided projecting signs with internal static face illumination, affixed to the building facade at low level.
