The 50 no. apartments are proposed to be provided within 1 no. part 4 and part 5-storey apartment block, over a lower ground floor level. Balconies are provided for all apartments on the western and eastern elevations. The houses consist of 2 and 3 storey terraced, semi-detached and detached dwellings and one single storey dwelling. An ESB substation, plant rooms, external apartment storage, and bin and cycle storage areas are proposed within the lower ground floor of the apartment block, and bin and bicycle stores are proposed for the houses. The proposed development includes for the removal of part of an existing wall fronting Kilgobbin Road to facilitate the proposed new vehicular access from Kilgobbin Road, alterations to and the use of the existing entrance for a pedestrian and cyclist access only, provision of a new pedestrian ramp connection to Kilgobbin Road from the proposed public open space adjacent to the Kilgobbin Road boundary wall in front of Oldtown House, and associated alterations and conservation works within the setting of and to Oldtown House (RPS Ref.: 1700), including new boundary treatments, with the house remaining in residential use. The application includes the site of an Inn (Recorded Monument Ref. No. DU025-017002) which is incorporated into Oldtown House, and the ruins of structures associated with the Inn will be retained as part of the private open space for Oldtown House, with public open space located to the south and east of the ruins and Oldtown House. The proposed development also includes a single storey dwelling within the former kitchen garden area associated with the Inn site, situated to the west of the protected structure. A total of 133 no. car parking spaces, 173 no. cycle parking spaces and 2 no. motorcycle spaces are proposed. The proposal includes associated internal roads, pedestrian and cycle paths, and the provision of the proposed infrastructure up to the application site boundary to facilitate future connections to adjoining lands. The associated site and infrastructural works include site clearance, foul and surface water drainage, including attenuation system, provision of public and communal open space, cycle stores / spaces, boundary treatment, lighting, landscaping and PV panels at roof level. The proposal incorporates alterations and improvements to Kilgobbin Road, including relocation of a bus stop, 2 no. pedestrian crossings, and raised tables/ramps for the purpose of traffic calming.
The development with consist of – Change of use from existing office to Doctor’s GP Clinic (there will be no internal modifications of existing layout). The development will be served by existing permitted car and cycle parking provisions.

The “pick Store” has a floor area of 138sqms. The development will consist of: Permission for the change of use from retail warehouse to open retail of the first floor of units C01 (718 sqms GFA) and C02 (650sqms GFA) and the amalgamation of the units into the textile sales floor area of the existing Dunnes Stores unit and the construction of ancillary, customer, staff and storage areas. The inclusion of three ancillary concession units within the reconfigured sales area. Permission for development arising from the relocation of the “pick store”. Permission for the relocation of the coffee shop from its originally permitted ground floor location under ABP Reference: PL06D.306414 and PA Ref: D19A/0788 (and included in layout of ABP PL06D.312782 and PA Ref: D21A/1010) to the first floor to include the change of use of an area of retail to coffee shop/restaurant (including consumption of food on the premises). It would have an area of circa. 390 sqms. All works required to complete the development.
Retention permission and permission. The development consist of: Part (a) - Retention permission or the sub-division and amalgamation of part of the ground floor of unit C01 into the wider store and part change of use from retail warehouse to ancillary 'pick store' dedicated to servicing online purchases with a floor area of 223.4sqms. A 10 year permission is sought for development on a site of 2.13ha bounded to the north by Sandyford Office Park; to the east by Blackthorn Avenue; to the south by Sandyford Park and the Leopardstown Office Park; and to the west by Sandyford Business Centre. The proposed development comprises of the construction of 5 no. five storey office buildings (Block A-E), with a total floor area of 46,559 sq.m organized around a landscaped public park and pedestrian plazas. All blocks will have set back upper floors and will contain landscaped terrace areas on upper floors. Block E will contain a ground floor cafe space of 645 sq.m. Blocks A, B and E will contain sub-stations. An identification totem sign is also proposed. The buildings are over 2 separate single level basements east and west bisected by the Carysfort/Maritimo culvert. The basement level contains plant areas, bin stores, changing rooms and provides a total of 423 no. car parking spaces, of which 47 are for E-charging and 23 are wheelchair accessible. There are also 45 no. motorcycle spaces located throughout the basement carpark. 474 no. bicycle parking spaces are located at basement level, and ground/podium level. The basement car park and bicycle parking is accessed from ramps located off Blackthorn Avenue, at the north east of the site, entering under Block A and off Burton Hall Avenue, at the south of the site, entering under Block C and Block B. Exit ramps are located under Block E exiting onto Blackthorn Avenue and under Blocks B and C exiting onto Burton Hall Avenue. The proposed development also includes cycleways, landscaping, tree planting, road markings, dropped curbs, crossovers as well as new separate vehicular access and exit routes off Blackthorn Avenue. Permission was previously granted (Reg Ref D15A/0560) on this site for a similar development of 5 office buildings containing 41,871 sq.m of office space over basement and similar works to the public realm. The application is accompanied by an Environmental Impact Assessment Report (EIAR).
