Temporary (5 year) permission for development at a site to the south-east of The Clock Tower (a Protected Structure, RPS Ref. 3288), Grangegorman Lower, Dublin 7. The site is located with the overall Grangegorman Strategic Development Zone (SDZ) of c.28.69ha at Grangegorman, Dublin 7. There are several Protected Structures within the Grangegorman SDZ. The temporary development will comprise of: 1. The construction of the single-storey building (c.355sq.m) for educational related uses including a printmaking workshop and associated support spaces, administrative areas, welfare facilities and circulation space. The building will have a predominantly sawtooth roof and a partial flat roof. The roof will also include photovoltaic panels. 2. The construction of a single-storey flat roof building to be used as a plant room (c9sq.m). 3. Minor landscaping works and the provision of bicycle stands. 4. All associated site development works (including drainage and service works) on a site of c.0.075ha.
RETENTION: Of outdoor furniture (4no. tables and 14 no. chairs) surrounded by part opaque, part glazed screening incorporating signage, 2.14m in height, occupying an area of 14.5m sq adjacent to the east facade of the restaurant along Bloom Lane. All landscaping and site works are included.
RETENTION PERMISSION for the change of use from a retail unit to restaurant inclusive of kitchen with ancillary rooms, dining area and toilets at basement level plus dining area, bar and accessible toilet at ground floor for a total of 241 sqm.
The development will consist of raising the roof level of the existing single storey extension to the rear of the house. RETENTION: Permission for the installation of a new rooflight to the front of the existing two storey residential dwelling.
Planning permission for development at their community resource premises. The development will consist of a material change of use of the existing flat roof at the rear and side of the SICCDA building for use as a roof garden, together with the installation of a balustrade guarding to the perimeter of the proposed new roof garden and the increase of this roof level thickness to upgrade its technical performance. Permission is also sought for a new external escape stair in their side yard at the west side of the building and the replacement of the existing canopy at that location and associated site works and for the installation of a smoke vent to a protected stairway.
PROTECTED STRUCTURE (RPS No. 247): the development will consist of the construction of a new extension to the south side of the existing museum building to contain a multipurpose meeting/class room, with all associated site and ancillary works.
Permission for development at this site. The site is generally bound by Engine Alley to the north, by Crosstick Alley to the south, by two storey dwellings along Catherine Street to the east, and by Meath Street to the west. The proposed development will consist of the phased demolition of the existing market building (806 sqm) in line with the phased construction of a mixed use development (2,294 sqm), including a new market building at ground floor. The development ranges from one to five storey in height. The development will consist of: • The phased demolition of the existing single storey market building and all associated elements (806 sqm) to be undertaken with the phased construction of a new market building and ancillary elements at ground floor with pedestrian access off Engine Alley, Crosstick Alley and Meath Street (740 sqm); • Construction of 3 no. residential blocks containing 20 no. apartments (4 no. studio; 6 no. 1 bed; 9no. 2 bed and 1 no. 3 bed units) above the market building, with pedestrian access off Engine Alley and Crosstick Alley that will consist of: Block A bounding Engine Alley (3-5 storey) that will consist of 8 no. apartments; Block B bounding Meath Street (3-4 storey) that will consist of 2 no. apartments; and Block C bounding Crosstick Alley (3-5 storey) that will consist of 10 no. apartments. Each apartment block will also be accessed from, and include a communal courtyard at first floor level. Communal terraces are proposed at the fourth floor of Blocks A and C; with private balconies to serve each apartment on all levels. The development will also include hard and soft landscaping as well as 20 no. secure bicycle parking spaces to be accessed off Crosstick Alley; and bin store to serve the apartments; as well as all associated ancillary and site development works.
The development will consist of the change of use from the existing Maureen’s newspaper agents into a café along with associated changes to the interior ground floor layout and front elevation.
The development will consist of an additional floor on the existing two storey structure to accommodate a two-bedroom residential apartment at first and second floor levels, with a balcony at second floor level facing Manor Place and associated improvements to an existing staircase at ground/first floor level and alterations and extension to the existing front elevation to Manor Place.
PROTECTED STRUCTURE: PERMISSION/RETENTION: the works will consist of the widening of stair flights in an existing stairwell (west end of the building) from lower ground floor up to mezzanine level, retention of a small link stairs located at the upper mezzanine and dance studio levels, extending a small area of floor surface at ground floor level to allow disabled access to the lift and assisted toilet, all to the interior of the building. Two new automatic opening smoke vents at roof level (to the exterior of the building) one over each of the existing stairwells located to the west and east ends of the building, and appropriate architectural feature lighting to the front elevation.
PROTECTED STRUCTURE: The proposed development comprises a ten-year planning permission to provide a building for the Guinness archives on a 638 sqm site. The subject site is bound by Thomas Street to the north, the Crane Building to the east, and existing Brewery works to the west and south. The development includes works and developments to Arthur's House which is Protected Structure No. 8145; the demolition of its rear modern section; the demolition of the part of the Crane Building to its rear; and the construction of a new Archive Building contiguous with and linked to Arthur's House. The development includes: • Opening up existing blind windows and replacing other existing windows in a historically appropriate style; • The installation of an external steel escape stair from the basement front elevation and the insertion of a new gate in the railing to match the existing railing; • Internal re-ordering to include replacement with historically appropriate flooring, fireplaces and cornices; • The demolition of the 1964 internal dividing walls within Arthur's House; • The demolition of 506 sq. m. of buildings, including the rear 1964 section of Arthur's House and the part of the Crane Building to which this is attached; • The demolition of the rear modern exterior ramps, steps, railings and security building; • The construction of a 624 sqm archive building to the rear of Arthur's House; • New exterior works to include ramps and steps; and • All associated works above and below ground. Arthur's House is and will remain 17.26m in height over four storeys and comprises: basement, ground, first and second floors with the third floor in the loft space. The section of the Crane Building to the rear of Arthur's House proposed for demolition is 21.72m in height and comprises ground and four further floors and roof top plant. The height of the proposed four storey new building is 20.85m. The proposed development is located within a site which is the subject of an approved Industrial Emissions (IE) Licence (Ref. No. P0301-04).

PROTECTED STRUCTURE: (RPS No. 1011) The works for which permission is sought are conservation of the exterior of Blocks C and D involving repair of brickwork and concrete elements, local repointing, repair of chimney brickwork, painting of rainwater goods and iron window railings, and painting and repair of cladding of the attic windows and all associated site works.

PROTECTED STRUCTURE: planning permission for the development will consist of 1. The removal of the glazing framing and valley gutters to the atrium roof, 2. Repair and replacement of floorboards where necessary, At basement level - (v) removal of non-original fabric including internal walls, liners, dropped ceilings and mezzanine structure, (vi) the 3 no. existing units will be reduced to 2 no. high quality units, (vii) replacement insulated floor provided throughout with new drainage to serve each unit, (viii) new dropped ceilings and wall liners will replace non-original versions throughout, (ix) repair and replacement of door architraves, window casings, skirtings, and floorboards, External works as follows: (x) modification of an existing rear window (non-original) opening to accommodate a hardwood timber door and beside this, a matching door will also be reinstated where there is currently an opening, (xi) restoration of the original wrought iron railings and plinth, removal of non-original blockwork with a new proposed corner post and entrance gate location for access to the front lightwell, (xii) restoration and repainting of existing front door and fanlight, (xiii) new stone paving and rationalisation of external drainage at the front and rear lightwells, (xiv) repair and painting of the original front entrance door to the building, and (xv) provision of a new steel stair in the front well to serve the front basement unit. The proposed suite of works will result in the provision of a 10 no. unit residential building.'
The development will consist of: (i) the change of use of the ground floor market and retail premises only to a gym and training facility (292 sq m); (ii) the proposed repair of the rear single-storey roof and addition of 4 no. 1.2m x 2m rooflights; (iii) the proposed provision of accessible changing and sanitary facilities; (iv) the proposed restoration of the existing shop fascias and provision of new signage; (v) the proposed replacement of existing shuttered shopfronts with a secure shopfront incorporating glazing and 2 no. access/egress doors; and (vi) permission is also sought for all associated site and infrastructural works necessary to facilitate the development.
The development will consist of: i) demolition of non-original single-storey rear extension and single-storey ancillary shed building; ii) construction of new part single, part two-storey flat roofed extension to the rear, with 1 no. rooflight; iii) alterations to roof of existing dwelling to provide 3 no. rooflights; and iv) all associated works, including boundary treatments, revision of internal layout, landscaping, SuDS and drainage necessary to facilitate the development.
PROTECTED STRUCTURE: Permission for development at this a site of approx. 0.1024ha accessed from Shea's Lane and to the rear of No. 27, 28 & 29 Manor Street, (all protected structures), Dublin 7. The development will consist of construction of a new 3 and part 4 storey apartment development consisting of 20 no. apartments (7 no. 1 beds, 10 no. 2 beds, 2 no. 3 beds and 1 no. studio units). Each residential unit has associated private open space in the form of a balcony or terrace and a communal open space. A total of 30 no. bicycle spaces are proposed and 1 no. set down car space. A single storey structure is proposed for a waste management and bicycle storage area along with associated bike shelter structures. The development shall be accessed from Shea's Lane. The associated site and infrastructural works include provision for water services, foul and surface water drainage and connections, attenuation proposals; permeable paving; all landscaping works; boundary treatments; shared surface footpath and roadway; and electrical services.
PROTECTED STRUCTURE. permission for the Proposed external alterations to include: Repainting of the external façade and shop front; Addition of brass window cills and to top of shopfront columns; Removal of existing facade lighting; Addition of brass lanterns at first floor level; Addition of concealed LED light strips the external façade; Replacement of existing awnings and inclusion of two new awnings; Change of existing shopfront signage; Addition of new signage at first floor level.
