PROTECTED STRUCTURE. We, 120/121 Lower Baggot St Propco Limited intend to apply for Permission for development at 122 Baggot Street Lower, Dublin 2 (A Protected Structure RPS Ref. 420) and lands to the rear of 120,121,122 & 123 Baggot Street Lower, Dublin 2 (All are Protected Structures RPS Ref. 418, 419, 420 &421 respectively). The proposed development will consist of the addition of a fire escape staircase to the rear of the building, serving the uppermost two floors of the building.

PROTECTED STRUCTURE: Permission for development at a site of c. 0.1 ha at Nos, 15- 16 Baggot Street Lower, Dublin 2, D02 AV91 and at part of the site of No. 17 Baggot St Lower, Dublin 2, DO2 DF78 (a Protected Structure RPS ref. no. 340/341). The proposed development will consist of: The demolition of the existing one to three storey buildings at Nos 15-16 Baggot Street Lower (2,619 sqm); and the construction of a six-storey building over basement (706 sqm), and partial lower basement level (167 sqm), with roof level plant room (65 sqm) and roof plant (total gross floor area 5,972 sqm), which partially extends into the site of No. 17 Lower Baggot Street from First Floor to Fourth Floor levels. The proposed development will accommodate a mixed-use development comprising: 23 no. apartments (14 No 1-bed units and 9 No. 2-bed units with associated balconies on the south, east and west elevations) accessed from Baggot Street Lower; a 66 no. bedroom hotel with reception and ancillary café (2,606 sqm); Café/restaurant unit (131 sqm) Retail unit (500 sqm); and Gym (359 sqm); with ancillary cycle parking at Basement Level, plant room, bin storage, signage, SuDs features including green and blue roof provision and all ancillary site development and excavation works above and below ground.
The proposed development will consist of: The demolition of the existing one to three storey buildings at Nos. 15-16 Baggot Street Lower (2,619 sqm); and the construction of a six-storey building over basement (703 sqm) with roof level plant room (65 sqm) (total gross floor area 5,550 sqm). The proposed development will accommodate a mixed-use development comprising: a 113 no. bedroom hotel with associated terraces on north and south elevations at fourth floor level and on all elevations at fifth floor level, reception and ancillary café/restaurant located at ground floor and lower ground floor level accessed from Baggotrath Place with secondary entrance from Baggot Street Lower (4,998 sqm); and retail unit at ground floor level accessed from Baggot Street Lower (457 sqm); with ancillary cycle parking at basement level, plant room, bin storage, water tank, signage, SuDs features including green and blue roof provision, substation and all ancillary site development and excavation works above and below ground.
PROTECTED STRUCTURE: Permission development at 24 Fitzwilliam Lane Dublin 2, a site which is within the curtilage of No. 24 Baggot Street Lower, Dublin 2, a Protected Structure (RPS Ref, No. 348- in separate ownership). The proposed development comprises demolition of an existing two-storey (74sq.m.) dwelling house as well as part-demolition and reconstruction / conservation of the existing ashlar limestone walls bounding the subject site. The development also entails the erection of a new building which would contain four floor levels and which would contain two own-door apartments, each of which would provide two bedrooms and living / family / kitchen areas as well as ancillary bathroom, hallway, dressing, utility and storage accommodation. As well as providing a ground level patio and a third-floor balcony for unit nos. 1 and 2 respectively, the proposal also includes the provision of a single car parking space, a rack providing four bicycle parking spaces and bin stores as well as all ancillary site works including connections to the water supply system and sewerage network.
PROTECTED STRUCTURE: The development will consist of a change of use from 2no. apartments to 1no. apartment. The site is within the curtilage of a protected structure.
PROTECTED STRUCURE: a) Construction of a new three storey detached dwelling with a floor area of 162.7 sq.m. Existing vehicular entrance width will be retained and fitted with new vehicular gate with pedestrian gate within. d) Other existing boundary walls will be retained, protected and consolidated as necessary. e) All associated site & landscaping works Note that there are no works proposed to 25 Baggot Street Lower, Dublin 2, which is a Protected Structure (RPS Ref No. 349), as part of this application.
PROTECTED STRUCTURE: Permission for a change of use at Ground Floor and Basement from a shop to a restaurant including internal alterations, extraction system and ancillary works.
PROTECTED STRUCTURE: The development will consist of the change of use from retail to use as an off-licence at ground floor and ancillary storage at basement level. Internal fit-out works will consist of the levelling of the existing ground floor, provision of internal universal access ramp and universal access toilet and all ancillary works. Permission for development to amend a previously permitted hotel scheme (Dublin City Council Reg. Ref. 2245/16 & An Bord Pleanala Ref. PL29S. 246463; as extended by Dublin City Council Reg. Ref. 2245/16/X1; and as amended by Dublin City Council Reg. Ref. 4264/18 & An Bord Pleanala Ref. ABP-303942-19) at a 0.138 ha site at Nos. 16-18 Pembroke Street Lower and Windsor Place, Dublin 2, D02 EC63. The site is principally bounded to the: northwest by buildings on Windsor Place; northeast by No. 15 Pembroke Street Lower and buildings on Mackies Place, and Windsor Place; southeast by Pembroke Street Lower; and southwest by Nos. 51-52 Fitzwilliam Square West, Dublin 2. The proposed development, which provides for alterations to the permitted hotel development with related hotel facilities including restaurant, public bar, reception and seating areas, storage, administration and staff facilities, other hotel-related back -of-house areas, plant (including substation with associated switch room), waste storage area and cycle parking, will consist of: demolition of the front (southeast) facade and the construction of a new front (southeast) facade to include juliet balconies and revised pedestrian entrances; demolition of the remaining existing floor plates from Basement Level to Fourth Floor (1,305 sq m) previously to be retained and the construction of replacement floor area (1,305 sq m) from Basement Level to Fourth Floor with revised finished floor levels; further revisions to floor plates includiing the: extension (15 sq m) to the southeast and the provision of a new lightwell (29 sq m reduction in floor area) at Basement Level, provision of a lightwell and courtyard (44 sq m reduction in area) at Lower Ground Floor Level, alterations to entrance (resulting in a 7 sq m reduction in area) at Ground Floor Level, extension to provide a full floor (189sq m) and further recess at the southeast facade of the rear block (reduction of 2 sq m) at Mezzanine Level, further recess at the southeast facade of the rear block (reduction of 2 sq m) at both First and Second Floor Levels, the floor area of the permitted Third and Fourth Floor Levels to remain unaltered; alterations to internal layouts at Basement Level to replace meeting rooms and a hotel gym with additional hotel bedrooms and at Lower Ground Floor Levels to replace part of the dining room/bar, circulation and back of house areas with additional hotel bedrooms; and internal alterations to the layout of the Ground Floor Level reception, lobby and cafe/bar. The proposed development will result in the net increase in floor area of 118 sq m and 23 No. additional hotel bedrooms, resulting in a 6 storey (including a roof level store room) over basement and lower ground floor level hotel building with 125 No. bedrooms and a total gross floor area of 5, 638 sq m. The proposed development also consists of associated hard and soft landscaping; and all other associated site excavation, infrastructural and site development works above and below ground including changes in level, boundary treatments and associated site servicing (foul and surface water drainage and water supply).
PROTECTED STRUCTURE: The proposed development consists of: the demolition of a two storey structure, 75sq.m in size, in commercial use at the rear of 10 Ely Place, Dublin 2, and the removal of 10 no. parking spaces, the construction of a replacement 2 storey, 3-bedroom mews dwelling 178 sq.m in size, with 2 no. gated parking spaces and associated open space. The proposal will include roof lights, green roof and all associated site development works.
PROTECTED STRUCTURE a) Replacement of 2 no. windows to rear of Upper Ground and First Floor with timber glazed doors; b) Provision of 2 no. balconies (3.97m by 1.4m each) at Upper Ground and First Floor; c) Erection of a steel roof structure in rear courtyard with glass panels and 4 no. steel structural columns. Top height of structure 11.1m from lower ground level.
The development will principally comprise the demolition of the single-storey commercial building (97 sq m) and the construction of a 2-storey gallery building (154 sq m). The gallery will include: covered front/entrance (south) terrace with screen at ground floor level; front (south) terrace at first floor level; rear (north) terrace at first floor level; green roof; rooftop PV array; signage; and all associated above and below ground site development works.
Permission for development at No. 62 Fitzwilliam Square, Dublin 2 - A Protected Structure, RPS Ref: 2857. The development will consist of the following: Repair, consolidation and re-pointing of the brickwork to the front facade (south elevation) which faces Fitzwilliam Square. Pointing will be Irish tuck pointing, using natural hydraulic lime mortars carried out by conservation specialists. No other works are proposed.
The development will consist of: a) No.6 - change of use from office to residential use to include 2 studio apartments, including internal modifications and external terraces within the existing building envelope, along with associated façade changes.; b) No. 7 - change of use from office to residential use to include a two-bedroom + study townhouse, including internal modifications and the modification of the existing dormer roof to accommodate a new residential level and external terrace along with associated façade changes; c) - No. 8 change of use from office to residential use to include 3 one-bedroom apartments including internal modifications and external balconies within the existing building envelope, along with associated façade changes; d) all associated site works and services.
The development will principally comprise: the demolition of a single-storey commercial building at No. 16 Fitzwilliam Lane (97 sq m) and a 2 No. storey commercial building at No. 80 Fitzwilliam Lane (251 sq m); and the provision of a 2 No. storey administration and storage building (498 sq m), which will be functionally linked with the adjacent Merrion Hotel. The development will also include: a balcony at first floor level facing South-West; a reconfigured vehicular entrance through No. 80 Fitzwilliam Lane (providing access to the rear of No. 80 Merrion Square South); pedestrian access; bicycle parking; plant; solar panels; gates; and all associated site and development works above and below ground.

Development consisting of renovation and extension and change of use to residential of existing 2 storey mews building on Pembroke Lane, Dublin 2, associated to 65 Fitzwilliam Square North, Dublin 2 D02 KW40. (A Protected Structure). The site is located within the curtilage of A Protected Structure RPS Ref No. 2860 and is located within an Architectural Conservation Area. Works will include a new two storey extension to the rear south facing elevation comprising kitchen/ dining area at ground level with 2 bedrooms and 2 bathrooms over with a glazed link to the existing mews. The new extension will open directly to provide garden space at ground level. Works to the existing mews building will include: 1) The removal of non original window and door ope to north facing elevation creating a new arched window at ground level and reinstatement of historic archway to side passageway leading to rear of 65 Fitzwilliam Square. 2) Enlargement of existing window opening at first floor level to create link to new extension. 3) Reconstruction and handing of brick façade to Pembroke Lane with arched gateway and separate pedestrian gate to mews courtyard. 4) Repairs and upgrading works to original fabric to include reslating of roof using salvaged slate, reconstruction of decorative roof vent box, replacement of pvc with cast iron rainwater goods, repairs and repointing to existing brickwork, replacement of non original window joinery with new appropriate painted hardwood double glazed joinery. Installation of new mechanical and electrical services together with landscaping to mews courtyard and private garden area, external services, new drainage and all associated site works including repairs to existing boundary walls.
PROTECTED STRUCTURE: RGRE J&R Fitzwilliam Limited as the General Partner of the J&R Fitzwilliam Partnership intends to apply for planning permission for development to a mews building on Pembroke Lane, Dublin 2, associated to 65 Fitzwilliam Square North, Dublin 2. The subject site is located within the curtilage of a protected structure RPS Ref. No. 2860 and is located within an Architectural Conservation Area. The proposed development includes: the construction of a two storey extension to the rear of mews building with a sunken ground floor level, 1m below the existing ground floor level of the mews and a lightweight raised first floor terrace to the front of the mews building fronting onto Pembroke Lane; The extension comprises a total Gross Floor Area (GFA) increase of 130 sq.m of the office space; The proposed development will provide for upgrade to the existing parking area (2 no. car parking spaces) at ground level off Pembroke Lane; Minor alterations to the internal layout of the mews building; a number of internal and external repair, cleaning and conservation works as set out in the application documentation will be carried out as part of the proposed development and these will include the restoration of the original brick and stone façade and carriage arch to Pembroke Lane, the reinstatement of the pedestrian entrance to the laneway, repointing and repair works to random calp wall and brick arch onto Pembroke Lane, minor repair works to roof of the mews building, retention and repair of existing casement windows to the mews building and careful removal of areas of cement render, raking out of cementitious mortar to joints and wigged repointing of the mews building and Venetian Red wash to yellow brick on garden façade; All other associated site development, landscaping and infrastructure works.
PROTECTED STRUCTURE: Permission is sought for the installation of 2 nos. flagpoles at first floor level on the outside of the building which is a protected structure and the installation of a plaque at ground floor level adjacent to the front door.
