Removal of an existing single storey extension to the rear, removal of an existing single storey garden shed to the side, removal of 2 no terrace canopies to the rear and side, construction of a new single storey extension to the rear, construction of 2 no new single storey detached ancillary recreational buildings to the rear and side, conversion of the attic of the main house to storage space, provision of a new dormer window to the rear, minor modifications to the rear façade and internal layout and all associated ancillary, landscaping and site development works.
The development will consist of the demolition of the existing clubhouse building and ancillary structures and the construction of a new 2 storey clubhouse building comprising changing rooms, 2 no. referee rooms, treatment room, kit and store rooms, multi-purpose room, bar, kitchen, storage and toilets at ground floor level, and gymnasium, changing rooms, physiotherapy suite, bar/lounge, kitchen, offices, storage, toilets, staff accommodation and recessed plant room at first floor level, installation of solar PV panels on roof.
PERMISSION & RETENTION The proposed development for planning permission will consist of: (a) Installation of 16 no. floodlighting poles with lamps - 12 no. 18 metre high - 6 no. to the main rugby pitch and 6 no. to training pitch, and 4 no. 8 metre high to the proposed 5-a-side pitch - to replace the existing 4 no. 16 metre high poles with lamps and 5 no. 12 metre high poles with lamps on the site; (b) Construction of 4 no. roofed technical areas - 2 no. on the western side of the main rugby pitch and 2 no. on the southern side of the training pitch; (c) Installation of ball stop netting on 12 metre and 14 metre high poles on the western and southern sides of the main rugby pitch and on the southern, western and eastern sides of the training pitch; (d) Amendments to the development as approved under Register Reference 2257/20 comprising the redesign of the surface car parking layouts in the northern, eastern and south eastern areas of the site and the enlargement of the ESB substation, switchroom and bin storage building adjacent to the eastern boundary; (e) Construction of 3 no. utility shed buildings in the northern, south eastern and south western corners of the site; (f) Installation of 2.15 metre high sliding security gate at the entrance to the site; and (g) Increase in the height of the 2 metre high fencing enclosing 5-a-side (artificial surface) pitch in the south eastern area of site to 4 metres. The development for retention permission consists of the retention of a 5-a-side (artificial surface) pitch in the south eastern area of site enclosed by a 2 metre high fence.
Retention planning permission for development at this site will consist of: retention permission for existing signage at first floor level that faces Beatty's Avenue to the side of the restaurant and all associated site works.
Permission for development of a site c.515m2 at 18 Merrion Road, Nos 1 and 2 Ballsbridge Avenue (including associated rear yards of No. 18 Merrion Road and No’s 1 & 2 Ballsbridge Avenue), Ballsbridge, Dublin 4. The development will consist of the demolition of 1st & 2nd floor rear extension to No. 18 Merrion Road (the existing ground floor restaurant at 18 Merrion Road is excluded from this application), single storey elements to rear of No. 1 and 2 Ballsbridge Avenue and ancillary single storey sheds and outbuildings in the associated rear yards (Demolitions total c.264m2) to provide for the construction of 9 no. residential units in a part 1, part 2 and part 3 storey building accessed off Ballsbridge Avenue, incorporating the existing buildings at No.1 and No. 2 Ballsbrige Avenue and linking to No. 18 Merrion Road at 1st and 2nd Floor level. There are 6 no. residential units (2no. studios, 2 no. one bed, 2 no. two bed and all with balconies/terraces) in the new building and 3 residential units (2 no. one beds at 1st and 2nd floor of No. 18 Merrion Road and 1 no. 1 bed in No.2 Ballsbridge Avenue) in existing buildings. No. 1 Ballsbridge Avenue is to remain as is existing in office use at ground floor level, with refurbished interior. The development includes the provision of 16 bicycle parking spaces within the scheme, new bin storage area at ground floor level on Ballsbridge Avenue, and all landscaping, plant, boundary treatment, site development works and site services above and below ground.

The development consists of the amendment of previous permission Reg. Ref. 4658/18, as amended by Reg. Ref. 4603/19, as follows: 1. Relocation and reconfiguration of substation and switchroom from the north west corner of the site to the north east corner in a two storey structure; 2. Relocation of plant to a screened area at roof level; 3. Relocation of the cycle lift to a new external structure to the east of the building. A fire stair is also proposed within this structure; 4. Enlargement of basement by 135m2 at both basement level -1 and basement level -2 (a total increase of 270m2); 5. Exterior wall thickness increased by 275mm to accommodate precast concrete panels; 6. Alterations to the atrium and core at all levels and resulting in the reduction in the café/restaurant from 178m2 to 164m2 at ground floor level; 7. Minor alterations to the layout at all floors including basement level -1 and -2; and 8. Minor alterations to the elevations, landscaping plans at ground and terrace level and all other associated works. Surface car parking is reduced from three spaces to two. Basement level -1 car parking is reduced from 40 to 39. The proposals are adjacent to a Protected Structure.
RETENTION: The development consists of retention of signage to side elevation.
Planning Permission for amendments to the office development permitted under Reg. Ref. 2221/16 & ABP Ref.: PL 29S.246717 and subsequent amendments under Reg. Ref. 4299/16, Reg. Ref.: 4456/16, Reg. Ref. 2500/17, Reg. Ref. 2953/17, Reg. Ref. 2065/19 and Reg. Ref. 2067/20 at a site of c.1.56 ha located on the former AIB Bank Centre lands at the junction of Merrion Road and Serpentine Avenue, Ballsbridge, Dublin 4. The proposed amendments consist of: A change of use of the permitted Pavilion 1 at Upper Basement Level from Cafe to Office. The reconfiguration and extension of Pavilion 1 to include an additional 127 sq.m of office space; A change of use of the permitted Pavilion 2 at Upper Basement Level from Bistro to Office. The proposed amendments result in an additional 290 sq.m of office space and a minor increase in overall development GFA by 127 sq.m to a total proposed 57,311 sq.m; All ancillary and associated site development and landscaping works.

Increase in office space to 1,118m2, the provision of a gym (181m2), locker, changing and shower facilities and cycle parking at Basement Level -1; Enlargement and re-configuration of Basement Level -2 to provide 40 car parking spaces. 3.
