The development consists of the demolition of the single storey side annex to the existing house and associated remodelling of the gable of the existing dwelling, and the construction of a 5 bedroom house to the north of the existing dwelling at 3 Kincora Grove, comprising of two storeys with accommodation at attic level including dormer windows to rear (west) and rooflights to front (east). The proposed development includes the subdivision of the existing site to provide the new dwelling, creation of a new vehicular entrance from Kincora Grove for the existing dwelling with the existing entrance to serve the new dwelling, provision of 2 no. car parking spaces for each of the existing and proposed dwellings, and all associated and ancillary works including landscaping, boundary treatment and services.

The development will consist of the construction a new detached part 2-storey /part 1-storey four bedroom house with a side facing 1st floor roof terrace, new front boundary wall to provide access from Hazel Lane with new vehicular access, 2 no. parking spaces, SUDS drainage, associated site drainage, hard and soft landscaping and ancillary works.

Amendments to previously approved planning application Register Reference 3204/23, the amendments will include the addition of a dormer window to the rear at attic floor level.

PERMISSION: For the construction of: 1) a part single storey part 2 storey extension to the front, side and rear, 2) to convert the attic space to an accessible storage space, 3) velux roof windows t the side and rear at attic level, 4) solar panels to the front elevation at roof level, 5) all associated site works, SUDs drainage and deep retrofit upgrades.

Planning permission for alterations to previously approved plan register reference WEB 1602/18 alterations as follows: 1. to convert the attic space to a storage space (non-habitable space) only; 2. to set back the approved front building line of new extension to 1200mm from the main front building line and to line through with neighbours first floor side extension; 3. to alter the design of the right first floor side extension roof to have an extended lowered ridge line finished off to the front right side with a dutch hip; 4. to include for a small lean to roof over existing ground floor extension to meet the set back of new 1st floor side extension; 5. alterations to overhang of neighbouring roof, to trim back and to form a new upstanding parapet wall capped with valleys formed on either side of this new parapet wall, 6. to omit previously approved dormer roof and include two combined roof lights in same location; 7. two additional roof lights on rear elevation, with previously approved roof light on side elevation now omitted; 8. small rear extension 1.8 square meters currently an open area tucked into the back of house converted to habitable space.

The development will consist of the removal of the front boundary fence and the construction of a new detached two-storey six bedroom house, new front boundary wall set back from Hazel Lane, with new vehicular access, 2 no. parking spaces, SUDS drainage, associated site drainage, hard and soft landscaping and ancillary works.

The development consists of demolition of portions of the existing rear extension and rear wall, construction of 2 storey rear extension, new skylights in existing roofs to the rear and associated works.
