The development will consist of the following: 1. Demolition of an existing single storey conservatory to the rear of the existing house and a small single storey lean side porch on the north west elevation, creation of a new ope to same and internal configuration works. 2. The construction of a new single storey flat roofed extension with rooflight to the rear of the existing house encompassing living space and a bedroom and all ancillary and landscaping works.
PROTECTED STRUCTURE: Renovation and extension of existing 2-storey dwelling. Works will include demolition of non-original part single storey part two storey return to the south elevation and replacement with part single storey part two storey extension comprising garden room/ study and balcony at first floor level together with a new side entrance, boot room, den, laundry, and two bedrooms with shower rooms at ground floor level. Works will include: 1) The removal of non-original stud partition at first floor level to create new kitchen with conversion of original south facing window to French doors to form new link with garden room. 2) Re opening original rear window ope of dining room to form link with new study; 3) Internal alterations at lower ground floor to form new master dressing and ensuite. 4) Repairs & upgrading works to original fabric to include reslating of roof, repairs/ replacement of cast iron rain water goods, repairs and upgrading of original window/ door joinery, installation of new mechanical & electrical services. 5) Ancillary plant & storage room to east side of site, landscaping, external services, drainage and all associated site works including repairs to existing boundary walls.
Removal of existing chimney to rear return; construction of new first floor extension to existing return of 10.7 m2; new window to courtyard elevation to existing return; removal of existing shower room window; new velux rooflight to rear return roof and all associated site works.
