Jan-Claire and Sean McNeill are applying for permission for development at 6 Fortfield Terrace, Rathmines, Dublin 6. The development will consist of demolition of existing single and two storey extensions to the rear and outbuilding, construction of part-single, part-three storey extension with rooflights, construction of new boundary wall to No.5, alterations to and refurbishment of existing house; all associated ancillary, landscaping and site development works.

PROTECTED STRUCTURE: Planning permission is sought for construction of a new flat roofed single storey extension with two rooflights to the rear of 201 Upper Rathmines Road, Dublin 6, D06 TP63, D06 T1W7, D06 X768, D06 F9F7, D06 CD71, D06 N8F7, the exterior of the building and its curtilage is a protected structure. Revised boundary subdivision of existing plots to accommodate new mews dwelling plots and single plot for communal open space for apartments to existing dwellings. 5. Provision of a sheltered bike parking structure to front garden of 'Strathmore'. 6. All associated site development works and landscaping.

The development will consist of the following: Alterations to development previously approved under Reg. Ref. WEB1096/19, comprising of: (i) increase in internal floor area at ground, first and second floor level, including the northern mews building, from 788sq.m to 872sq.m to be achieved through a reduction in size of central lawn/terrace space at ground floor level from 214sq.m to 188sq.m, and associated internal reconfiguration; (ii) increased parapet height to the main house fronting onto Palmerston Park and increased height to the single-story kitchen link building at the sites eastern side; (iii) provision of additional balcony on front/south elevation at first floor level and provision of additional balcony facing north at first floor level; (iv) revisions to the rear garden to provide for additional external covered areas, including a louvred canopy and BBQ pavilion; (v) provision of a new rooflight to the northwest corner of the northern mews building and associated reconfiguration to include a gym, sauna and vitality pool in place for the permitted play area; (vi) addition of 3 no. doors and omission of 1 no. window to the eastern elevation at ground floor level and associated reconfiguration of existing window; (vii) reduction of the number of rooflights on the main house from 6 no. to 2 no. and associated reconfiguration, and; (viii) all works, inclusive of landscaping necessary to facilitate the development.

Planning permission for a change of use for site at 229A Rathmines Road Upper, Rathmines, Dublin 6, D06 H7F8 from commercial to residential. The permission will include the demolition of the existing 2 storey 86.9sqm office building and a single storey 49sqm workshop. It will include the construction of 2no. 2 storey, 2 bedroom flat-roofed dwellings (Unit 1 - 101.9sqm & Unit 2 - 101.7sqm) with stone cladding at ground floor level, smooth painted render finish at first-floor level, large expansive glazing with vertical timber louvres providing privacy, private first floor terraces (Unit 1 - 12.7sqm & Unit 2 - 12.8sqm) with glass balustrades. The permission will include the demolition of the existing 2 storey 86.9sqm office building and a single storey 49sqm workshop. It will include the construction of 2no. 2 storey, 3 bedroom flat-roofed dwellings (Unit 1 - 106.3sqm & Unit 2 - 110.5sqm) with stone cladding at ground floor level, smooth painted render finish at first-floor level, large expansive glazing with vertical timber louvres providing privacy, private first floor terraces (Unit 1 - 13.1sqm & Unit 2 - 13.4sqm) with glass balustrades. The permission will also include proposed rooflights, flat-roofed clerestories, a shared communal driveway with 1 no. car parking space per unit and all associated site services.

Permission is sought for a rear ground floor extension with a new high level opaque window to the east elevation. The works will also include the replacement of the existing lean-to roof with a flat roof, the repositioning of the first floor rear windows, the construction of a rear dormer window and the enlargement of the existing velux window to the main roof. The works will also include a new timber gate and screen to the front with a covered area for bicycles and a separate bin store.

PROTECTED STRUCTURE: Permission for works to return an existing 2 storey mid terrace house, a protected structure (RPS:7319), from its current use as a multi-occupancy dwelling to its original use as a family home, exempted development under class 14 (E) of the Planning and Development Regulations, 2001. Works consisting of: a) Demolition of part of a modern ground floor single storey rear side extension and rear boiler room, b) Modification to a modern ground floor single storey pitched roof rear extension to a flat roof with additional windows and doors, c) Replace all modern UPVC windows and doors to rear with traditional sash windows to include widening of existing rear windows at first and second floor rear return and widening of dining area door at ground floor rear, d) Incorporation of two conservation rooflights to rear return and rear main roof, e) Alterations to internal layouts, f) And all associated site development works.

PROTECTED STRUCTURE: RETENTION: Retention permission to retain a single storey extension of 11.0m2 in area to the rear of property.

Planning permission is sought for partial demolition and construction of single and part two storey extension to the rear, alterations to side elevation including new gable wall, together with dormer window to rear of new attic conversion and all associated site works to end of terrace two storey dwelling.

The development will consist of alterations to existing vehicular entrance gate on Palmerston Park to form splayed entrance and provide separate pedestrian/ cycle entrance.

This proposal also includes for new external brick finish to the existing four plastered ground floor elevations and redesign of salon front elevation (door and window surrounds), all at 84 Highfield Road, Dublin 6, D06 RF97.

PROTECTED STRUCTURE:PERMISSION: For a ground-floor single storey extension (10m2) to the rear of the dwelling house and its incorporation into an extant side and rear extension with an altered roof profile and side boundary treatment.

The development will consists of the removal of an existing 16m high shrouded telecommunications support structure together with a floodlight and CCTV on it and replacement with a new 18.5m high shrouded telecommunications support structure with the relocated existing floodlight and CCTV on it, carrying telecommunications equipment including antennas, RRUs and dishes, together with associated exchange cabinets and all associated site development works. The development will provide for wireless data and broadband services.

Permission for the construction of a new single storey rear extension to Ardagh House, 1 Highfield Road, Dublin 6, D06 VE86. Proposed works include the demolition of the existing rear extension to enable construction of the new single storey extension measuring 192m2 which provided six additional bedrooms, conversion of the existing garage measuring a total of 55m2, limited internal alterations to the existing guesthouse and the provision of 11 car parking spaces and 5 bike spaces. Associated works will include external site services, drainage and landscaping as required to meet the requirements of the Local Authority.

PROTECTED STRUCTURE: The development will consist of the following: a) Demolition of existing rear (west) single storey extension and north facing stone boundary wall to Maxwell Lane; b) Internal demolitions and alterations to existing 2-storey portion of property; c) Installation of 1st floor bathroom window in existing side (north) elevations; d) Construction of 2-storey, flat roofed extension to rear (west) bounding onto Maxwell Lane with rear first floor balcony/terrace and rear yard with side (north) entrance door from lane; e) Associated site works; f) Change of use of existing 2no. 2-bedroom apartments and 1no. studio apartment to a single, 2-storey, 4-bedroom, pitched roofed and flat roofed, end-of-terrace dwelling house as a result of development referred above.

The development will consist of construction of new two storey extension ( area: 26.5 square meters ) onto Southern side of existing dwelling, incorporating pedestrian entrance on new Southern Elevation and associated site works.

Permission for new vehicular dishing of existing pavement to allow the construction of a vehicular access point and driveway to existing front garden.

PROTECTED STRUCTURE: The development will consist of removal of the failing pointing and to fully wig point and repair the brick elevation at first and second floor levels and repair the flush pointing at granite basement level. The side gable is to be fully repaired and flush pointed. Only traditional lime mortars to be used throughout.

Permission for a new vehicular access and off-street car parking to the front garden at 1 Palmerston Gardens, Rathmines, Dublin 6, D06Y 7PO.

Subdivision of 24 Cowper Road to form a site to the rear accessed off Cowper Downs and the demolition of the existing pitched roof garage and construction of a part single storey, part 2 storey, 2bedroom + study, flat roof dwelling with screened first floor terrace facing Cowper Downs, new access vehicular access off Cowper Downs, Rathmines, Dublin 6 and all ancillary site works necessary to complete the development.
