The proposed development will consist of: 1) Removal of existing bay window on south east side elevation. 2) Proposed flat roof extension to the south east side and rear on ground floor level with rooflights. 3) Proposed amendments to all elevations. 4) Proposed internal alterations. 5) Removal of existing garage door with proposed replacement door. 6) Proposed new rooflight to garage. 7) Proposed new patio terrace layout and all associated site works.

Permission for the construction of a residential development. The proposed development, including the demolition of 2 no. dwellings and associated sheds - Tinnahinch and Larch Grove on Plunkett Avenue, Westminster Road, Foxrock, Dublin 18. The development will comprise of the construction of 99 no. residential units in 3 no. blocks. A two level basement shall be provided under Blocks A & B, and a one level basement under Block C. 145 no. car parking spaces shall be provided, (including 2 number car share spaces). 216 no. bicycle parking spaces shall be provided. Block A shall be part 5 and part 3 no. storeys in height. Block B shall be part 6 and part 5 no. storeys in height. A gym and cinema for residents' use will be provided at ground floor. Block C shall be part 4 and part 3 no. storeys in height. The unit mix of the development will be 29 no. one bedroom units; 53 no. two bedroom units and 17 no. three bedroom units; Balconies and terraces shall be provided on north, south, east, and west elevations of the blocks. The proposed development includes landscaping, drainage, substation and all ancillary site development works. The gross floor area shall be 14,299 sq.m. including 5,124 sqm at basement level.
