The development will consist of, the demolition of an existing rear extension at ground floor level, the demolition of a garden shed within the rear garden and the demolition of a garden wall facing the lane to the rear, the construction of a single storey extension at ground floor level to the rear of the existing property and the construction of a garden room / studio within the rear garden addressing the lane to the rear of the property. As part of the proposed works some internal alterations and demolitions are also proposed in conjunction with associated site works.

The development will consist of: 1. Demolition of existing garage and rear extension. 2. Construction of a two-storey side extension to consist of a home office, WC and lounge at ground floor, a bedroom, walk-in wardrobe and WC at first floor, and a play room at attic level with a tiled pitched roof to front and a dormer window to rear. 3.Construction of a single storey flat roof rear extension to consist of a kitchen /dining room with a structural canopy over rear patio area. 4.Conversion of the existing attic space for use as a study room with modifications to the existing main roof to consist of changing the current hip roof to a gable ended roof incorporating one rear facing dormer window, all to be connected to the proposed two storey side extension. 5. Modifications to the existing front boundary treatment including increasing the width of the vehicular access exiting on to Mount Prospect Park, Clontarf 3. 6. General remodel and upgrade of the main dwelling at both ground and first floor to suit the proposed layouts. 7. All drainage, structural and associated site works to be implemented.
