The proposed development consists of the construction of 2 no. warehouse / logistics / light industrial units (proposed Unit’s 628 and 634), including ancillary office floorspace over two levels, with a maximum height of 17.09m and a total GFA of 8,340 sq.m (Unit 628 has a GFA of 3,673 sq.m and Unit 634 has a GFA of 4,667 sq.m). Each unit includes two vehicular access points (staff and service) off the existing road network serving the Logistics Park. Unit 628 includes 36 no. car parking spaces and 20 no. cycle parking spaces and Unit 634 includes 47 no. car parking spaces and 20 no. cycle parking spaces. The development also includes 1 no. ESB substation, signage zones for each unit, PV panels at roof level, HGV service yard areas, landscaping, boundary treatments, entrance gates, lighting, and all associated site works including underground foul and storm water drainage network and attenuation areas. The proposed development will supersede the 2 no. warehouse / logistics / light industrial units permitted on the subject site under Reg. Ref.: FW17A/0049.
