Permission for development and permission for retention of development on a site of 0.17 ha at Pinecroft Lodge, The By Way, Westminster Road, Dublin 18, D18 WFP8. The application consists of: 1) Permission for retention of the use of Pinecroft Lodge as a separate dwelling within its own curtilage; 2) Retention of fencing along the northern boundary of the site; and 3) Permission for a single storey extension to the rear of Pinecroft Lodge (51.5 sqm), removal of external doors and windows to the front and rear and internal modifications.

New vehicular entrance to be set back from the front boundary onto Hainault road with new double gate, brick piers, flanking brick walls and extended forecourt. The development consists of the provision

The proposed development will consist of: 1) Demolition of existing single storey extension to the rear; 2) Demolition of the first floor bay-window to the rear; 3) Alterations to door/windows openings to the rear and side at first floor; 4) Construction of a single storey extension to the front; 5) Construction of a single storey extension to the rear with rooflight and roof terrace; 6) All associated demolitions, internal layout alterations, site, landscaping, drainage and ancillary works.

The proposed development will consist of: 1) Demolition of existing tennis court to the rear garden; 2) Construction of a detached single storey ancillary annex to the rear garden; 3) All associated site, landscaping, drainage and ancillary works.

Permission for the construction of a residential development. The proposed development, including the demolition of 2 no. dwellings and associated sheds - Tinnahinch and Larch Grove on Plunkett Avenue, Westminster Road, Foxrock, Dublin 18. The development will comprise of the construction of 99 no. residential units in 3 no. blocks. A two level basement shall be provided under Blocks A & B, and a one level basement under Block C. 145 no. car parking spaces shall be provided, (including 2 number car share spaces). 216 no. bicycle parking spaces shall be provided. Block A shall be part 5 and part 3 no. storeys in height. Block B shall be part 6 and part 5 no. storeys in height. A gym and cinema for residents' use will be provided at ground floor. Block C shall be part 4 and part 3 no. storeys in height. The unit mix of the development will be 29 no. one bedroom units; 53 no. two bedroom units and 17 no. three bedroom units; Balconies and terraces shall be provided on north, south, east, and west elevations of the blocks. Development will include upgrading of the existing entrance to Plunkett Avenue and provision of a footpath on Plunkett Avenue with 2 no. pedestrian crossings, construction of 2 new vehicular entrances on Plunkett Avenue, one to serve Block C and closure of the existing vehicular access to Larch Grove. The proposed development includes landscaping, drainage, substation and all ancillary site development works. The gross floor area shall be 14,299 sq.m. including 5,124 sqm at basement level.

Single storey extension to the rear consisting of a home office with connecting corridor (total internal floor area of 33sqm) and external solar shading pergola, with ancillary landscaping, drainage and siteworks.
