The development will consist of the importation and spreading of inert material (clays/stone and soils) over lands consisting of 11.387 hectare for purposes of land recovery for agricultural activity, together with all ancillary works, including remedial works to existing laneway, to provide access to the proposed development from the existing entrance on the Ballyfolan Road (L7002). The development comprises an activity requiring a waste licence.

Amendments to existing dwelling house: (a) Removal of existing pitched roof and replacement with new flat roof, (b) Demolition of existing bay window to the front and construction of a new single storey extension, (c) Redesign of existing sun room to side to include new roof and extension to the rear, (d) New first floor extension partially located over existing dwelling footprint, (e) New two storey extension to rear, (f) Revised external window and door arrangements throughout, (g) Decommissioning existing sewage treatment system and replacement with a new on-site wastewater treatment system, (h) Connection to all existing on-site services, landscaping and all associated development works.

Construction of a single storey extension to the south east gable of the existing 4 bed single storey detached bungalow consisting of: a sunroom of 20sq.m (for the existing dwelling) and a 2 bed family flat of 70.91sq.m; the construction of a detached single storey growing shed of 35.00sq.m on lands to the rear of the existing dwelling and all development works.

Change of floor plans and elevations from granted Ref. SD20B/0455 - first floor extension to existing house, new garage to side; Change in roof profile to parapet style flat roof; New sewage treatment system with percolation area; Relocation of site entrance.
