The demolition of the existing buildings and structures on site and the construction of a mixed-use development comprising of 5 no. buildings ranging in height from single storey to three storeys. The development will comprise 43 no. residential units (14 no. one bed units and 29 no. two bed units) and mixed uses including retail, offices, pharmacy and café. Block 1 will accommodate an anchor retail supermarket which will include the sale of alcohol for consumption off the premises, with a gross floor area of 2,958sq.m (net retail area of 1,817sq.m) at ground floor level and 32 no. residential units (8 no. one bed units and 24 no. 2 bed units) at first and second floor levels. Block 2 will accommodate a retail unit with gross floor area of 369sq.m (net retail area of 319sq.m) at ground floor level and offices (360sq.m) at first floor level. Block 3 provides for a café with a gross floor area of 148sq.m (net area of 128sq.m) and pharmacy with a gross floor area of 148sq.m (net retail area of 128sq.m) at ground level and 2 no. two bed residential units at first floor level. Block 4 includes 9 no. residential units (6 no. one bed units and 3 no. two bed units) over three floor levels. Block 5 will accommodate a retail-unit with a gross floor area of 166sq.m (net retail area of 133sq.m) at ground floor level. The development will also comprise: the upgrading of the existing vehicular access from Main Street to provide for a new signalized junction; provision of a pedestrian/cycle connection to Main Street; car parking; cycle parking; trolley bays; bin storage; lighting; signage; ESB substations; plant; hard and soft landscaping; boundary treatments; and all other works.

Provision of an all weather playing field facility c. 40m x 85m incorporating a c. 40m x 5m RC ball wall, fenced and netted, and access gates, provision of 200 lux lighting system, relocation southwards by c. 40m of existing adult playing field, c. 140m x 85m with ancillary drainage works, fencing and repositioning of existing training lights, repositioning and re-erection of existing end line ball containing nets at southern and northern ends of the relocated playing field.

Retention of light industrial / commercial unit as constructed.

To construct a new storey and half type dwelling house & domestic garage, demolish existing domestic shed, construct new gated entrance and the existing memorial cross to be moved to the western boundary wall of the proposed site and all associated site works.

Permission for the continuation of use of 4 no. temporary classrooms, 2.4m high palatine fenced enclosure, signage and associated siteworks (previously granted under planning ref. no. 17/5095) for a further three years.

The continuation of use for 2 No. temporary classrooms, 2.4m high palatine fenced enclosure and all associated site works and services, previously granted under planning ref. No. 19/4452 for a further 3 years.

A 3 year permission for 7 no. temporary classrooms (561msq), comprising of 1 no. block of 7 classrooms (561msq), 2.4m high post and mesh fenced enclosure, associated drainage to include connections to existing on site foul and surface water sewers, proposed signage within the site boundaries, alterations to existing carpark layout & all associated site works and services.

To demolish the single storey entrance annex to north elevation, and permission to erect extensions to the building as follows: a) a new 2 storey extension to the north elevation of the building comprising partly of commercial shop/office/surgery space on ground floor and partly community meeting rooms on both floors, b) new single storey main entrance lobby with managers office and link hallway to the western side of the building, c) 2 storey extension to eastern side of large community hall to incorporate community meeting rooms on both floors and to include additional door & window on southern elevation, d) new single storey staff room and toilet attached to eastern side of building, e) new seat/table storage room attached to southern side of building, f) all associated site development works.

Permission for a) The construction of new single storey extension (to house an equipment store) to the south of the existing Community Centre building, elevational changes associated with the new extension, b) The Retention of a previously constructed extension (mower shed), associated elevational changes and all associated site works.

Permission is sought for alterations at the front elevation that will consist of installation of new upvc windows and door to existing openings, and repairs to gutter and wood features of front facade.

The proposed development is intended to connect the permitted Barryscourt Solar Park (Pl. Ref. 17/4596) to the existing Carrigtwohill 38KV Substation. The Proposed development will consist of: The laying of 20kV underground electrical grid connection (c.2.45km in length), utilising both private lands and public roads, with c.1.157km in the public road (L3619), from the existing Carrigtwohill 38kV substation to the permitted Barryscourt Solar Park (Pl. ref. 17/4596). The proposed development includes all associated site development and site enabling works and ancillary infrastructure, including 5 no. joint bays and 20kV underground ducting and cabling. A Natura Impact Statement (NIS) accompanies this Planning Application.
