The development will comprise amendments to previously approved planning application Reg. Ref. 4603/23. The proposed amendments comprise: (i) extension on the ground floor to the side at rear and porch to the front;(ii) omission of the first floor element to the side of the as granted dwelling;(iii) amendments including some additions and omissions of windows and roof lights;(iv) relocation of as granted amended vehicular entrance and adjoining pedestrian entrance off Vernon Avenue;(v) new proposed garden shed to the front of the site;(vi) landscaping works and all associated works necessary to facilitate the development.

The proposed development consists of demolition of a two storey, four-bedroom detached dwelling and associated outbuilding and construction of a replacement two-storey with attic accommodation, five-bedroom detached dwelling, inclusive of porches to front, roof lights, canopies forming ground floor covered terraces to rear, alterations to existing vehicular entrance off Vernon Avenue to provide wider and recessed vehicular entrance and provision of new adjoining pedestrian entrance, removal and rebuilding of front boundary wall, landscaping, boundary treatments, SuDs and all ancillary works necessary to facilitate the development.
