Planning permission is sought for works to existing 5-bedroom three-storey dwelling at Cuala, Greenfield Road, Sutton, Dublin 13, D13 T9CK, for C. Dixon. Works to include: demolition of canopy above the front entrance to allow for construction of single-storey porch extension to the front; alongside with framework to define the entrance area and seating area; pergola above the side passage; 1 no. rooflight to flat roof above the porch extension; replacement of window to the first floor bedroom with joinery window with vertical fins; construction of bin store in the side passage; construction of bike store in the front garden; alongside with all associated landscaping and site works.

The development will consist of; (i) amendments to previously approved planning application (Reg Ref.; F19A/0609). (ii) the removal of the previously approved basement floor level. (iii) proposed new additional second floor with pitched roof over including rooflights. (iv) revised fenestration to all elevations with new front terrace at second floor level. (v) dwelling now revised from 2 storey, 4 bed detached dwelling to a 3 storey, 5 bed detached dwelling. The proposal also includes all associated landscaping, boundary treatment, site and engineering works necessary to facilitate the development.

Alterations to development previously approved under Reg. Ref. F19A/0608 (An Bord Pleanála Ref. No. PL06F.306877) including the amendment of the site boundary and the removal of the basement level serving the approved 5 no. bedroom dwelling. The dwelling will provide accommodation at ground, first and second floor levels only. The dwelling known as 'Cuala' which was situated on part of the subject site, has been demolished on foot of Reg. Ref. F18A/0661 (An Bord Pleanála Ref. No. PL06F.304323).

(i) Demolition of an existing two storey four bedroom, detached dwelling (Cuala); and, (ii) construction of a two-storey over basement, four-bedroom detached dwelling with single storey flat roofed orangery to rear, balcony to front and rooflights (identical to that approved as House 'C' under Reg. Ref. F18A/0661). Other works as part of the development include, SuDS drainage, landscaping, boundary treatments, 2 no. on-curtilage car parking spaces, provision of new vehicular access off Greenfield Road and all associated works necessary to facilitate the development.

(i) Demolition of an existing two storey four bedroom detached dwelling (Cuala); and, (ii) construction of a three-storey over basement, five-bedroom detached dwelling with third storey pitched roof setback, single storey flat roof orangery to rear, balcony to front, and roof-lights (identical to that approved as House 'A' under Reg. Ref. F18A/0661. Other works as part of the development include SuDS drainage, landscaping, boundary treatments, 2 no. on-curtilage car parking spaces, alterations of existing vehicular access off Greenfield Road and all associated works necessary to facilitate the development.
