Dublin, which is located within the Adamstown Strategic Development Zone (SDZ). The proposed development comprises the renovation and extension of AIRLIE HOUSE (two-storey protected structure SDCC RPS REF.NO. 109 ) to provide a medical clinic facility that includes: Demolition of existing 2-storey extensions in the southeast corner and western elevations of Airlie House; Permission for change of use of the protected structure from use of existing dwelling to Medical Use (Class 8) with internal modifications and renovations to include consultation rooms, treatment rooms, storage, and nursing station; Proposed new two-storey side extension to the existing Airlie house that consists of the main reception, administration rooms, staff room, store rooms, consultation rooms, and other ancillary rooms; Site development works and landscaping works include boundary treatment, 26 car parking spaces with a set-down area in front of the new extension, Secured Vehicular access to the development is via the existing road network granted under Planning Reg. Ref. SDZ24A/0022W. Along with all other site works proposed on c. 0.2 hectares of the Airlie House lands.
This Application is being made in accordance with the Adamstown Planning Scheme 2014 (as amended) and relates to Phase 2 of development within the 'Adamstown Boulevard Development Area' (Development Area 10) of the Adamstown Strategic Development Zone. The proposed development will principally consist of the construction of 886 No. residential dwellings (39 No. studios, 413 No. 1-bed, 394 No. 2-bed and 40 No. 3-bed) set out in 13 No. buildings (arranged in blocks identified as Nos. 1-9) ranging in height from 3 No. to 9 No. storeys, with a single-storey podium/under croft car park area connecting Blocks 5, 6 and 7. Of the 886 No. units: 840 No. are apartment dwellings, comprised of 39 No. studios, 390 No. 1-bed, 394 No. 2-bed and 17 No. 3-bed; and 46 No. are duplex dwellings, comprised of 23 No. 1-bed and 23 No. 3-bed. The overall development extends to 77,515 sq. m gross floor area, which includes the podium/under croft car park area of 5,456 sq. m gross floor area. The development will also include: 2 No. internal resident communal amenity spaces in Blocks 1 and 9 (totalling 397 sq. m); alterations to the existing 'Farmer's Access Bridge' including changes to bracings and structural supports to facilitate vehicular and pedestrian movements, landscaping and 2 No. cycle stores; vehicular junctions and internal road, cycle and pedestrian network; 357 No. car parking spaces, of which 182 No. are on-street/at-grade and 175 No. are proposed in the podium/under croft car park area at Blocks 5, 6 and 7; 7 No. vehicular set down bays; bus stand; cycle parking (including 5 No. as standalone single-storey plant and cycle store buildings, and 2 No. as cycle stores beneath the 'Farmer's Access Bridge'); plant, including at rooftop; bin storage areas; hard and soft landscaping, including boundary treatments; private amenity spaces (as balconies and terraces facing all aspects); boundary treatments; public lighting; 6 No. sub-stations (including 1 No. as a double sub-station); rooftop lift overruns; rooftop PV arrays; and all associated site and development works above and below ground.
Demolition of 3 existing dwelling houses in addition to 9 farm structures and outbuildings and the construction of 113 residential units comprising 70 two storey dwelling houses (comprising 61 three bed units and 9 four bed units ranging in size from 109sq.m to 148sq.m); 30 duplex units (comprising 16 two bed units and 14 three bed units ranging in size from 94sq.m to 110sq.m) and 13 apartments (comprising 8 one bed units and 5 two bed units ranging in size from 50sq.m to 73sq.m); duplexes and apartments will be accommodated in 3 four storey blocks which will include balconies/terraces facing north-west and south-east; the development will consist of the demolition of 4,701sq.m of existing gross floor area (730sq.m habitable and 3,971sq.m non-habitable) and the construction of 11,917sq.m gross floor area; vehicular access from the subject lands to Adamstown Way to the south and to Tandy's Lane to the north; a vehicular connection will also be provided to the north-western boundary of the site to allow for a future vehicular connection to Adamstown Park (pending the future development of adjacent third party lands to the north-west); internal routes including new north-south avenues linking Tandy's Lane with Adamstown Way and an east-west avenue which will link to Adamstown Park (pending the future development of adjacent lands); pedestrian connections from the subject lands to Adamstown Park along Tandy's Lane and to Adamstown Way; 145 car parking spaces including on-curtilage and on-street spaces; bicycle parking; bin storage; plant; sedum roofs; solar/photovoltaic panels; boundary treatments; lighting; hard and soft landscaping including 833sq.m public open space and 737sq.m communal open space; changes in levels and all other associated site works above and below ground on lands on a 2.41 Ha site at Tandy's Lane incorporating the dwelling's Carrig (Eircode K78 D348), Coolmore (Eircode K78 XH33) and an unnamed dwelling (Eircode K78 X780) all at Tandy's Lane and are bounded generally to the north-east by Tandy's Lane (with Tandy's Lane Park beyond) to the south-east by Finnstown House Hotel (Protected Structure) and to the south-west and north-west by undeveloped lands; Adamstown Way is located further to the south and Adamstown Park is located further to the west; the application is made in accordance with the Adamstown Planning Scheme 2014 (as amended) and relates to a proposed development with the Adamstown Strategic Development Zone with lands located within the St. Helen's Development Area.
The development will consist of the development of "Central Boulevard Park" (one of four main parks proposed for the Adamstown SDZ). Works will involve detailed landscaping (hard and soft) of the new Park including provision of the following: · A variety of play areas (including Toddler Play Area, Teen Space (with basketball half-court and informal seating), Play Hillock, Earth Mounded Play Areas with Natural Play Elements). · Calisthenics area. · Flexible lawn spaces. · Seating and street furniture. · Bicycle parking (covered and uncovered). · SuDs features. · Retention of existing hedgerows and Oak tree within the application site with provision of new bridge link through the main hedgerow. Additional native hedgerow, tree and ornamental planting. · Paving, new accesses, and boundary treatments. · All associated site development, landscaping and services works to facilitate the development. The development will also comprise amendments to extant permission Ref. SDZ23A/0026 (as amended by Ref. SDZ24A/0011) to facilitate an integrated shared entrance plaza between the new park and the adjoining Aderrig 4 development to the north (and as per Condition 7 of Ref. SDZ23A/0026).
Adamstown Castle Educate Together National School Board of Management intends to apply for permission at this site located within the Adamstown Strategic Development Zone (SDZ), in the townlands of Doddsborough and Finnstown in Adamstown, Lucan, County Dublin. The proposed development will consist of amendments to a permitted primary school granted planning permission under register reference SDZ21A/0001. The proposed amendments include: • Alterations to the layout of the permitted school building including the relocation of the Special Education Needs (SEN) base resulting in an increase in the gross floor area of the school building from c. 5,582.6 sq.m to c. 6,096.2 sq.m (an increase of c. 513.6 sq.m); • Revisions to the overall height of the school building from c. 13.6 m to c. 13.97 m (an increase of c. 0.37 m); • Relocation of permitted fire escape exits and associated elevational changes to the school building; • Alterations to the location, size and number of permitted window and door openings on all elevations; • Revisions to the permitted main school recessed building entrance to include a raised external foyer and boundary planters, and replacement of permitted security gates with 2.9m security shutters; • Relocation of the permitted vehicular exit at Adamstown Park to Tandy's Square, relocation of the permitted vehicular entrance at Adamstown Park further to the south, and associated revisions to the permitted vehicular and pedestrian circulation within the school grounds, including the provision of 7 no. additional pedestrian gates throughout the site; • Provision of 2 no. additional pedestrian crossings at Tandy's Square and provision of 1 no. pedestrian and cyclist crossing at Adamstown Park; • Omission of permitted set-down area along Adamstown Park and provision of a new set-down area within the school grounds; • Provision of a new SEN set-down area for 3 no. cars to be provided on Adamstown Drive; • An increase in the provision of car parking spaces from 40 no. spaces to 42 no. spaces, to include 4 no. spaces for electric vehicle charging and 6 no. accessible spaces; • An increase in the provision of sheltered bicycle spaces from 188 no. spaces to 200 no. spaces; • Revised landscaping, lighting and amenity areas to include the provision of landscaped buffer zones along Adamstown Park and Tandy's Square, relocation of the permitted SEN garden/play area, provision of a new running track, reduction in the number of ball courts from 4 no. courts to 3 no. courts, and inclusion of an accessible roof garden; • Revisions to boundary treatments to include the extension of the low brick wall with steel railings and an overall height of 2.4 m at the western boundary of the site and a 1.8 m high feature wall around the relocated SEN garden/play area; • Provision of 2.4 m high steel gates at all vehicular and pedestrian entrances/exits; • Alterations to the permitted surface water drainage system to omit the permitted attenuation tank and include treatment of surface water utilising Sustainable Drainage Systems (SuDS) measures; • Provision of new heat pumps and incorporation of a Mechanical Ventilation Heat Recovery (MVHR) system; • Provision of new refuse and liquefied petroleum gas (LPG) storage areas; and • Alterations to permitted site levels; and all related site development works. The planning application also seeks permission for a signal-controlled toucan crossing at Adamstown Park and 2 no. uncontrolled pedestrian crossings at Tandy's Square including a 1.2m pedestrian guard rail adjacent to the school, resulting in an increase in the planning application boundary area from 1.43ha to 1.45ha.
Amendments to a previously permitted development (Reg Ref SDZ23A/0026, known as 'Aderrig Phase 4') at a site of approximately 2.16 HA in the townland of Finnstown, Adamstown, Lucan, Co. Dublin. The site is generally bound as follows: to the east by the Adamstown Boulevard and planned Central Boulevard Amenity Area; to the south by Adamstown Way' to the west by Aderrig Avenue (beyond which is Aderrig Phase 1); and to the north by Airlie Park Road (beyond which is Aderrig Phase 1); and to the north by Airlie Park Road (beyond which is Arlie Park Amenity Area ). This application is being made in accordance with the Adamstown Planning Scheme 2014 (as amended) and relates to proposed amendments to Phase 4 of development within the Aderrig Development Area of Adamstown Strategic Development Zone. The proposed development will principally consist of the following amendments to the previously permitted development, and includes 5 No. additional apartment units (1 No. studio, 2 No. 1-bed and 2 No. 2-bed), thereby increasing Aderrig Phase 4 from 350 No. units to 355 No. units, with gross floor area decreasing by 49 sq.m: At Block A - omission of the internal residential amenity space at ground floor level and addition of 3 No. apartment units (1 No. 1-bed and 2 No. 2-bed) with west- and south- facing terraces, as well as minor changes to the internal circulation; omission of communications room in the undercroft and enlargement of car parking space; reconfiguration of rooftop plant; and changes to the landscaping and open space to the south of Block A. At Block C - omission of the ground floor level water tank room and addition of 1 No. apartment unit (studio) with east-facing terrace; redesign and reconfiguration of the standalone cycle store/sub-station/generator building, which will now comprise of a cycle store/sub-station-switch room building; omission of the ground floor level sprinkler tank and increase in area of 1 No. apartment unit to facilitate a change from it being 1-bed to 2-bed; and changes to the landscaping within the central communal amenity space area. the development will also include: changes to elevations to accommodate the above amendments; changes to cycle parking layouts, including an increase in provision of 12 No. spaces; changes to the proposed taking in charge areas; and all associated site and development works above and below ground.
