It relates to an existing building within the Grangegorman SDZ, namely Rathdown House ('The Female House'), a Protected Structure (RPS Ref. No. 3282). The proposed development has been designed to comply with the Grangegorman Planning Scheme 2012 (as amended). The development will consist of: 1) At ground floor level: a) The removal of 2 no. classrooms and a section of corridor to accommodate an increase in the overall canteen area (c.185sq.m.). b) Adjustments and improvements to the canteen layout including inter alia: the removal of existing partitions, doors and ceiling (non-historic); and the installation of new partition walls, ceiling, doors, kitchen / service equipment, acoustic control panels (wall and ceiling), and all associated works. No works proposed to external historical fabric. Overall canteen GFA c.521sq.m. c) Provision of a new student services and information desk in the main entrance lobby, and all associated works. d) Replacement of 2 no. sets of double hinged glazed doors (non-historic) with new sliding glazed doors at the main entrance. 2) At First floor level: a) Existing library to be removed and relocated within Park House (DCC Reg. Ref. 4633/18). All existing library associated partitions, services and steel shelf support structures (non-historic) to be removed, and all existing steel penetrations of first floor slab (historic) to be removed infilled, repaired and made good. b) Existing library to be replaced by a new Student Health and Counselling Centre to include 15 no. medical/counselling rooms and associated support services. Works to include inter alia: new partitions, ceiling, screens, and all associated works. Overall Student Health and Counselling Centre GFA c.599sq.m. 3) All site services and site development works on a site of c.0.16ha (1,579sq.m.). All proposed works are reversible and will not impact negatively on the Protected Structure.
PROTECTED STRUCTURE The proposed development will consist of the continuation of the permitted and in place temporary sports changing and welfare facilities and estate accommodation facilities (as permitted under GSDZ4601/19 and amended by GSDZ3064/20) for a period of 5 years. The existing permitted development consists of multiple single-storey modular prefabricated buildings (combined GFA c.621 sq.m.) used as sports changing and welfare facilities and estates accommodation including changing and welfare facilities and office use with associated plant rooms, minor landscaping works and bicycle parking.
PROTECTED STRUCTURE: Permission for development at this site to the north of Rathdown House, Grangegorman Lower, Dublin 7. Sections of the site are located within the curtilage of two Protected Structures: Rathdown House (a Protected Structure, RPS Ref. 3283 – formerly ‘The Female House’); and Orchard House (a Protected Structure, RPS No. 3286 – formerly ‘The Mortuary’). The site is also located within the overall Grangegorman Strategic Development Zone (SDZ) of c.28.69ha at Grangegorman, Dublin 7. The development will consist of: (A) Temporary (5 years) estate accommodation facilities comprising: (i) Multiple single-storey modular prefabricated buildings (combined GFA c.141sqm) to be used as changing and welfare facilities, a kitchenette/canteen, and office use; (ii) The provision of 3 no. bicycle stands (6 no. spaces); and (iii) Minor landscaping and boundary treatment works. (B) Amendments to the permitted temporary (5 years) sports changing facility (Reg. Ref. GSDZ4601/19) comprising: (i) Relocation of the permitted facility c.93m west and c.1.5m north; (ii) Repositioning (90-degree rotation) of 3no. single storey containers on the east elevation; (iii) Inclusion of an additional single storey container (GFA c.12.5sqm) and a standalone air source heat pump unit; (iv) Modification to the east entrance including new block walls, tarmac surfacing and the repositioning of the permitted security gate; and (v) Adjustments to the existing hoarding opening at the west entrance from c.22.5m to c.7.6m wide. (C) All associated site development works (including drainage and service works) on a site of c.0.2175ha.
Temporary (5 year) permission for development at a site to the north of Rathdown House (a Protected Structure, RPS Ref. 3283 - formerly 'The Female House'), Grangegorman Lower, Dublin 7. The site is located within the overall Grangegorman Strategic Development Zone (SDZ) of c. 28.69ha at Grangegorman, Dublin 7. There are several Protected Structures within the Grangegorman SDZ. The temporary development will comprise of: 1. Multiple single-storey modular prefabricated buildings (combined GFA c.455sq.m) to be used as sports changing and welfare facilities, a reception, and equipment storage. The modular units will be positioned around a central open-air courtyard. An emergency access gate and perimeter fence are proposed along the west elevation. 2. A single-storey container to be used as a plant room (GFA c.12.5sq.m). 3. A water storage tank. 4. Minor landscaping works and the provision of bicycle stands. 5. All associated site development works (including drainage and service works) on a site of c.0.16ha.
PROTECTED STRUCTURE (RPS NO. 3288). Located within the Grangegorman Strategic Development Zone (SDZ). The development will consist of improvement works including: 1)Raking out of existing cementitious pointing to rubble stone and brick walls and repointing in lime, repairs to stonework, brickwork, stone window cills and window reveals on the north facade of the Link Building and the west facade of the East Building; 2)Removal of existing cementitious render and replacement with new lime render, repairs to stonework, brickwork, stone window cills and window reveals on the north and east facades of the East Building, north and east facades of the Chapel Building and all facades of the single storey block to the south of the Chapel Building; 3)Removal of 6 no. roller shutters to ground floor windows on the west elevation of the East Building; and 4)Repairs to existing temporary mesh to windows.
PROTECTED STRUCTURE: RETENTION: Retention permission for development at a site located within the overall Grangegorman Strategic Development Zone (SDZ) of c.28.69ha at Grangegorman, Dublin 7. The specific site of the proposed development is located on the eastern side of Grangegorman Lower, south of 'The Clock Tower' Protected Structure (RPS No. 3288) and north of 'The Lower House' Protected Structure (RPS No. 3289) which includes the boundary wall along Grangegorman Lower, a portion of which is located within the application site. The development consists of modifications to permitted 'East Quad' - a 4 to 6 storey third level educational building granted under Planning Ref. GSDZ2835/15. The modifications comprise the following: Extension in size and height of roof top plant rooms; Provision of enclosed fire-escape at Level 5 roof; Change of cladding to lower plant room at level 5; Minor changes to elevational facades/materials; Minor revisions to permitted landscaped areas. Development has otherwise been carried in accordance with permission Ref. GSDZ2835/15. The proposed development has been designed to comply with the Grangegorman Planning Scheme 2012 (as amended).

The temporary development will comprise of: 1. The construction of the single-storey building (c.355sq.m) for educational related uses including a printmaking workshop and associated support spaces, administrative areas, welfare facilities and circulation space. The building will have a predominantly sawtooth roof and a partial flat roof. The roof will also include photovoltaic panels. 2. The construction of a single-storey flat roof building to be used as a plant room (c9sq.m). 3. Minor landscaping works and the provision of bicycle stands. 4. All associated site development works (including drainage and service works) on a site of c.0.075ha.
PERMISSION & RETENTION: We, Technological University Dublin (TU Dublin) intend to apply for permission and retention permission for development at this site: at a warehouse to the north of The Clock Tower (a Protected Structure, RPS Ref. 3288), Grangegorman Lower, Dublin 7. The site is located within the overall Grangegorman Strategic Development Zone (SDZ) of c. 28.69 ha at Grangegorman, Dublin 7. There are several Protected Structures within the Grangegorman SDZ. The temporary development will consist of: A) Retention permission for works comprising of: 1. Metal corrugated cladded gable end (east elevation) to enclose a warehouse of 835 sq.m GFA (original warehouse partially demolished under Reg.Ref. 3336/12; reducing from c. 2,018 sq.m to 835 sq.m GFA). B) Permission for works comprising of: 1. Refurbishment works to an existing warehouse consisting of: i) Replacement of the existing asbestos cladding on the north, south and west elevation with a new metal corrugated cladding facade; ii) Blocking up of existing roller shutter doors and selected pedestrian doors and windows on the north and west elevations with matching brickwork infill; iii) Inclusion of new pedestrian doors on the north and east elevations; iv) Inclusion of a vehicular access roller shutter door on the east elevation; v) Replacement of 15 no. clear cladding panels on the south elevation with clear GRP panels; vi) Replacement of 2 no. existing roof lights with clear GRP panels; vii) Replacement of the existing gutters, RWPs and drip trays with similar new versions; and viii) Erection of lighting and CCTV cameras on the exterior of the warehouse facing into the associated yards. 2. Other works comprising of: i) Provision of 3 no. standalone compactor units; and ii) Inclusion of a perimeter fence and vehicular access gate. 3. All associated site development works and services on a site of c. 0.215 ha.
I) Removal of existing fence on site and partial removal of existing boundary walls to Rathdown Road and the adjoining unnamed laneway. ii) Construction of a part single, part three-storey, four bedroom, flat roofed detached dwelling served by private amenity space, in the form of garden space to the front and rear at ground floor level and an external terrace off the south elevation at first floor level. iii) Provision of 1 no. roof light and 2 no. new pedestrian entrances to the front and rear via Rathdown Road and the adjoining unnamed laneway respectively. iii) All ancillary works, inclusive of landscaping, boundary treatments and drainage, necessary to facilitate the development.
PROTECTED STRUCTURE: Planning permission for amendments to a previously permitted temporary (5 year) permission for development at a site to the south-east of The Clock Tower (protected structure – RPS Ref. 3288), Grangegorman Lower, Dublin 7. The site is located within the overall Grangegorman Strategic Development Zone (SDZ) of c.28.69ha at Grangegorman, Dublin 7. There are several protected structures within the Grangegorman SDZ. The development will consist of amendments 0to the temporary printmaking workshop permitted under Dublin City Council Reg. Ref. GSDZ4602/19. The proposed amendments will comprise of: (1) The redesign of the temporary printmaking workshop including: general alterations to the internal layout; the omission of a portion of the building protruding from the north east corner; and a reduction in its GFA from c.355sq.m. to c.316sq.m. (2) Modifications to the roof including: a reduction in the number of sawtooth pitches; an increase in the height of the sawtooth pitches from c.5.6m to c.6.8m; the inclusion of flat roof sections to the north and south at a height of c.3.4 and c.3.9m respectively; and the relocation of the rooflights and photovoltaic panels to reflect the proposed roof changes. (3) General alterations to the door and window fenestrations including: the relocation of entrances; and the repositioning and replacement of window types. (4) Minor landscaping works to reflect the revised building layout including: hard-landscaping works; and the repositioning of bicycle stands. (5) All associated site development works (including drainage and service works) on a site of c.0.075ha. No amendments are proposed to the permitted single-storey free-standing plant room located to the immediate north of the temporary printmaking workshop.

The specific site of the proposed development is located on the western side of Grangegorman Lower, east of The Top House Protected Structure (RPS No. 3282) and south of The Laundry Building Protected Structure (RPS No. 3287). No works to any of the protected structure is proposed as part of this application. The development consists of modifications to permitted 'Central Quad' - a 5 to 6 storey third level educational building granted under Planning Ref. GSDZ2837/15. The modifications include the following: Increase in height of rooftop mechanical extract flues. Increase in extent and height of screened plant area. Additional lift overruns and balustrades at roof level to allow safe access. Changes to fenestration and venting to facilitate natural ventilation. Minor revisions to elevational design/facades/materials. Additional external facade lighting. Revised bicycle store design to make them fully enclosed. Minor changes to permitted landscaped areas. Development has otherwise been carried out in accordance with permission Ref. GSDZ/2837/15. The proposed development has been designed to comply with the Grangegorman Planning Scheme 2012 (as amended).
PROTECTED STRUCTURE: Permission to install 21 no. antenna, 5 no. Transmission Dishes on ballast mounted supporting poles together with associated equipment, cabinets and site works at the roof level. The installation will form part of the Eircom Limited, Three Ireland (Hutchison) Limited and Vodafone Ireland telecommunications network. This application relates to lands within the Grangegorman Strategic Development Zone. There are a number of Protected Structures within Grangegorman SDZ. The specific site of the proposed development is located on the western side of Grangeorman Lower, east of The Top House Protected Structure (RPS No.3282) and south of The Laundry Building Protected Structure (RPS No. 3287). No works to any of the protected structures is proposed as part of this application.

The specific site of the proposed development is located to the east of the SDZ. The site is bounded by Broadstone Rail Station (Protected Structure Ref. 2029) and the Luas line to the east, TU Dublin East Quad to the south and Printmaking Workshop and the 'Clock Tower' (Protected Structure Ref. 3288) to the west.

Planning permission for the development of an office and mixed-use scheme at a site located within the Grangegorman Strategic Development Zone (SDZ) at Grangegorman, Dublin 7. The specific site of the proposed development is located to the east of the SDZ. The site is bounded by Broadstone (Protected Structure Ref. 2029) and the Luas line to the north/east, Dublin Bus Depot (Protected Structure Ref. 2029) to the south/east and TU Dublin East Quad and Printmaking Workshop and the 'Clock Tower' (Protected Structure Ref. 3288) to the west. The proposed development consists of the demolition of the existing on-site buildings and structures and site clearance for the construction of 2 no. blocks of development (Blocks A and B) of 51,955 sq.m over a single basement. The proposed development will include the following: • Block A of 30,156 sq.m above ground which ranges in height from 8-12 storeys. The ground floor of Block A will include a lobby, retail/ café uses, community space, office space, storage and bicycle store (14 no. bicycle spaces), post and delivery areas, waste storage and associated building operations facilities including a substation and switch rooms. The upper floors are to be used as offices with ancillary areas including canteens and baristas. • Block B of 21,799sq.m above ground which ranges in height from 8-12 storeys. The ground floor of Block B will include a lobby, canteen, retail/café use, delivery area and associated building operations facilities including a substation and switch rooms. The upper floors are to be used as offices with ancillary areas including canteens and baristas. • Each office block incudes green and blue roofs with amenity terraces located at the 8th and 10th floors. There are PV panels and plant proposed at roof level. • Each block will have building signage. • A total of 51 no. car parking spaces (incl. 3 no. disabled access spaces & 25 no. EV spaces) and 17 no. motorbike spaces are located at basement level with vehicular access via a ramp to the south of Block B. Vehicular access to the development is proposed from Broadstone/ Constitution Hill. • A total of 564 no. bicycle parking spaces and 36 no. electric scooter charging stands are located at ground and basement levels with bicycle access from ground floor level. • The basement level will also include a gym and wellness suite, storage and waste areas and associated buildings plant and utilities. • The proposed development includes the partial delivery of 'St Brendan's Way' and 'Serpentine Walk' within the planning application area. The development includes c. 8,052 sq.m of public open space featuring hard and soft landscaping areas, pedestrian and cycle links, 50 no. external bicycle parking spaces, tree planting, and public lighting. • The proposal includes all ancillary works and services necessary to facilitate the construction and operation of the proposed development including tying into permitted infrastructure within the SDZ. • There are no works proposed to any Protected Structure.
The proposed development will consist of permanent works to the Grangegorman Upper, Grangegorman Lower and Rathdown Road junction and roadway. These works are similar to that previous permitted under DCC Reg. Ref. 2834/18; ABP Ref. 302066 and will make permanent the interim measures put in place under GSDZ2835/18 at this location and comprise: 1. The permanent removal of existing one-way left turn slip lane from Grangegorman Lower to Grangegorman Upper; realignment of the T-junction with Rathdown Road / Grangegorman Lower; new raised table with 2 no. pedestrian crossings on Grangegorman Upper and associated new road surface treatment and road marking; provision of a new speed ramp on Grangegorman Lower north of Ivy Avenue and the replacement of an existing speed ramp on Rathdown Road. 2. The development also includes permanent removal of parking areas previously within the junction and creation of a new public space with 2 no. parking spaces for accessible vehicles, bicycle parking spaces and all associated landscape and site works (including surface treatment, bollards, demountable bollards, lighting and feature trees and planted areas). 3. All development shall take place within a total area of c. 2,170 sq.m and is located adjacent to the existing Grangegorman boundary wall (a Protected Structure).
The development will consist of: A) Erection of a flat roof, timber frame single storey standalone Studio to accommodate meditation activities B) Associated external sheltered walkway.
Permission for development at this site in the southern corner of playing pitch No. 2 within the TU Dublin Grangegorman Campus, Grangegorman Lower, Dublin 7, located to the north of Kirwan Street Cottages. This site is located within the Grangegorman Strategic Development Zone (SDZ). There are a number of Protected Structures within the Grangegorman SDZ. The proposed development will consist of the installation of a free standing single sided LED display scoreboard measuring 4.6m wide by 2.0m high (9.2 sqm) and mounted on 4 no. galvanised steel support structures (3m high) not exceeding an overall height of 5m above ground level, and all associated site works including connection to an existing electrical power supply located on the eastern boundary of playing pitch No. 2.
Proposed vehicular access driveway to front garden, through on-street parking with associated site development works, for the purpose of providing an off-street car parking space for charging an electric vehicle.
PROTECTED STRUCTURE: The development will consist of Retention of the constructed 648sqm two storey modular structure that forms the Dublin Bus Central Control and Operation Depot Building (CC&OB) CC&OB granted under permission 2405/14 and 3077/19 for a further five years. The existing structure is within the curtilage of Protected Structure, RPS 2029.
RETENTION: The proposed development includes the demolition of an existing flat-roofed single storey rear extension of substandard height and its replacement with a mono-pitched rear extension with a ridge height below the existing ridge height of the existing cottage and to the same area and footprint as the original extension, the removal of a front entrance door with a fixed glazed door in keeping with the former door opening, the addition of a side entrance to the rear courtyard, the refurbishment of all exterior walls, chimney, roof slating, rooflights and sundry other minor works.
The development will consist of: (1) Refurbishment works to existing Health Clinic and Medical Consultants' Suites to be comprised of changes to internal layout at ground floor level to provide 2 no. clinic and 4 no. There are several protected structures within the Grangegorman SDZ. The location of the proposed development comprises a site of c.1.52ha at the 'Top House or North House', a protected structure (RPS No. 3282) that will be incorporated into the Academic Hub development permitted under DCC Reg. Ref. GSDZ2346/19 (as amended by DCC Reg. Ref. GSDZ4193/19). The proposed amendments to the academic hub development will comprise of: (1) an overall increase in useable floor area of c.83sq.m. as a result of internal design modification (permitted building footprint to remain unchanged); (2) repositioning of the external triangular columns on the south extension; (3) alterations to the main entrance on the south elevation (including the addition of a stone clad column); (4) general alterations (including location and finishes) to the doors, window fenestration and stone cladding perforations on the extension elevations; (5) the addition of a gas skid and timber enclosure to the east of the academic hub; (6) amendments to the roof lantern arrangement on the south extension (including redesign and reduction in height); (7) provision of additional photovoltaic panels on the roof of the south extension; (8) landscaping works including inter alia: the planting of trees; the inclusion of benches on the external façade of the building; the relocation of cycle stands; the relocation of accessible car parking spaces; and general alterations to the landscaping layout and finish; and (9) all associated works and services.
PROTECTED STRUCTURE: Permission for development at this a site of approx. 0.1024ha accessed from Shea's Lane and to the rear of No. 27, 28 & 29 Manor Street, (all protected structures), Dublin 7. The development will consist of construction of a new 3 and part 4 storey apartment development consisting of 20 no. apartments (7 no. 1 beds, 10 no. 2 beds, 2 no. 3 beds and 1 no. studio units). Each residential unit has associated private open space in the form of a balcony or terrace and a communal open space. A total of 30 no. bicycle spaces are proposed and 1 no. set down car space. A single storey structure is proposed for a waste management and bicycle storage area along with associated bike shelter structures. The development shall be accessed from Shea's Lane. RETENTION: PROTECTED STRUCTURE: Grangegorman Development Agency and the Department of Education and Skills intend to apply for temporary retention permission for development at a site comprising the Dublin 7 Educate Together National School, Fitzwilliam Place, Grangegorman Lower, Dublin 7, located within the Grangegorman Strategic Development Zone (SDZ). The development consists of the temporary retention and use of the existing Dublin 7 Educate Together National School which was granted temporary permission under 4291/08 and extended under GSDZ3263/14 and GSDZ3653/17. This application seeks to retain the temporary school for a further 3 years while the construction of the permanent school is ongoing. The temporary school comprises: 1) A two storey 16 classroom primary school of approx. 2284 sq.m (including all ancillary school accommodation/layout/storage); 2) 2 no. ball courts, a junior play area, a dedicated special needs play area, 32 no. surface car parking spaces, vehicular set down area, circulation/paths, bicycle stands, a 2.4m high paladin perimeter fence, associated landscaping/drainage works, bin storage and external temporary storage facilities (generally for the storage of sports equipment); and 3) Vehicular entrance and pedestrian access (including security alterations to associated gates) through the perimeter wall (a Protected Structure - RPS Ref. 3289) at Morning Star Avenue to provide adequate emergency access clearance (including the temporary removal, repair and reinstatement of the wall and pier at Morning Star Avenue).

PROTECTED STRUCTURE & RETENTION: We, the Grangegorman Development Agency and The Dept. of Education, intend to apply for Retention Permission for the following development to a site formerly occupied by the Dublin 7 Educate Together National School, Fitzwilliam Place North, Lower Grangegorman, Dublin 7, D07 PY50, and now to be occupied by An Cosan Grangegorrman Special School (i.e. lands to the south of The Lower House, Grangegorman, a Protected Structure) located within the overall Grangegorman Strategic Development Zone (SDZ), i) The temporary retention and use of the existing detached two-storey School building, for a period of a further 7 years, which was granted temporary permission originally under 4291/08, with the duration subsequently further extended under GSDZ3263/14, GSDZ3653/17 & GSDZ3092/21, ii) retention of internal alterations to the ground floor of the existing building to accommodate six SEN classrooms each with Quiet Spaces and Accessible WC'S, a new Assisted User Shower Room, a new Multi-Sensory Room, a new General Purpose Room, a new Life skills Room, a new Admin Office, new Principal's & Deputy Principal's Offices, a new Staff Room, a new First Aid Room, a new Meeting Room and ancillary Storerooms & WC's etc. (the first floor of the existing building is to remain unaltered leaving the building with a total of fourteen classrooms), iii) retention of a new glazed double-door with side screens in a new larger ope formed to the eastern elevation at ground floor level to the new GP Room, iv) retention of the re-landscaping of existing play spaces to provide new soft play areas with new play equipment, a new Sensory Garden & a relocated hard-landscaped basketball court etc., v) retention of new metal and timber fences and gates within the site to secure the new play spaces and to define new site boundaries with the Grangegorman TUD campus proper so as to cede parts of the site along the northern & western boundaries back to the Grangegorrman Development Agency, vi) retention of a new sliding metal vehicular gate set-back from the existing Fitzwilliam Place North entrance along the redefined western site boundary, (vii) retention of a new car-park area to the south-west of the existing building, to provide 14 no. car-spaces, replacing 16 existing car-spaces ceded back to the GDA along the northern site boundary, bringing the total number of spaces provided to the School to 27, to also include new car park site lighting, EV charging point etc., viii) the retention of two new bike shelter structures each providing parking for 8 no. bikes for a total bicycle parking provision of 16 no.bikes, ix) retention of a new Bin Store area comprising an enclosure of mesh metal fences and gates, x) the retention of four new external ramps, one new set of external steps and new external concrete paths around the reconfigured building to facilitate the new layout, xi) the retention of a new external steel canopy structure with polycarbonate mono-pitched roof outside the main entrance to the building. Sections of the site boundary wall forming the curtilage of the site, including the existing entrance archway from Fitzwilliam Place North and the existing gate piers & wall to Morning Star Avenue, are Protected Structures, (RPS Ref. No. 3289), but no works to these Protected Structures are proposed as part of this application.
PERMISSION: Proposed new two storey extension to rear, proposed new first floor window to rear of existing house and all associated site works.

PROTECTED STRUCTURE: Dublin Bus Broadstone Bus Depot, Constitution Hill, Dublin 7, The proposed structure is within the curtilage of Protected Structure, RPS 2029. The development will consist of a free standing single storey ESB Sub-Station and MV/LV switch rooms ( approx. 56 sq m ) to the side boundary of the site, (western side) and all associated site works.
The development will consist of a single storey extension to the rear of the existing house.
Alterations to the roof of the two-storey terraced house involving the partial removal of the rear roof and construction of a new dormer attic room with stair access from the first floor landing.
Permission for demolition of an existing derelict 2 storey building and boundary wall at 30 Manor Street, Stoneybatter, Dublin 7, and construction of a new guesthouse with cafe facilities by MTLB Limited. The development will consist of a new 3 storey building (total internal floor area 669 sqm) providing 20 no. guest bedrooms with new external gallery access, ground floor cafe and includes new landscaping works to the front rear and side (Shea's Lane) and all associated site works as well as the retention of 2no. existing red brick chimney stacks above new roof level.
PROTECTED STRUCTURE: PERMISSION:The development will consist of conversion of three adjacent existing buildings within the overall Broadstone site, the buildings are proposed to be converted to offices and a training centre facility. The three existing buildings are the Furniture Stores, Unit stores and Training Centre. The Furniture Stores and Unit Stores will be converted to office use on the ground and new mezzanine floors. The development will also consist of internal conversion to Training Centre building to provide additional meeting room and office accommodation. Permission is also sought for all related site works and services works associated with the developments. Broadstone Station terminal building including Broadstone Bus Depot and its curtilage and features are designated Protected Structures under the Dublin City Development Plan 2022-2028 (reference 2029). This application seeks permission for the following interventions: Conversion of Furniture Stores and Unit Stores building into one office accommodation with a total floor area of 4073 m2 on ground and new mezzanine level. Conversion of Training Centre to accommodate additional training facilities with a proposed additional floor area of 1097 m2 on ground and new mezzanine level, in addition to the existing training centre area of 480 m2 Provision of new roof covering and repairs to original roof structure in Furniture Stores, Units Stores and Training Centre building. Repair works to existing external steel windows to include new internal secondary glazing. Repair works to existing timber sash windows in Unit Stores. Removal of existing 20th century concrete mezzanine in Furniture Stores. Insertion of a new glazed doors and windows into pre-existing openings. Forming new openings for proposed windows to rear brick East elevation of Furniture Stores. Forming the new openings for new ventilation and services arrangements. Forming a new courtyard with landscaping between the Training Centre Building and Furniture Stores, Construction of an architectural brick screen with glazed canopy to enclose the courtyard. Reinstatement of a pitched roof over the approach to proposed courtyard with a footprint of 129 m2. Provision of 26 new car parking spaces. Provision 56 bicycle spaces and 4 motorbike spaces. Provision of mechanical plant area at the rear of unit stores.
PROTECTED STRUCTURE: Planning permission for the following at this site at rear of no. 35 Manor Street, off Shea's Lane, Dublin 7 (A Protected Structure). The development will consist of the following: a) Construction of 1 no. detached, 2-storey, 4-bedroom dwelling house with rear garden and patio; 2 metre high rear (southwest) and side (southeast and northwest) timber boundary fencing; associated site works and drainage; b) Provision of additional patio space to existing rear patio of no. 35 Manor Street (A Protected Structure) in accordance with previously approved development reg. ref: 1062/07 (PL 29N.222665).

Ref: 2311/10) for provision for an additional evening of operation on Thursdays from 17:00pm to 20:30pm (evening counselling). C) Permission for continuance of use is also sought (In accordance condition no. 4 & 5 P.A. Reg. Ref: 3555/16) re: amendment to condition no. 5 (An Bord Pleanala Reg. Ref: PL29N.237780, P.A. Reg. Ref: 2311/10) for provision of a small sign on the external of the building stating the name of the service. The property is a protected structure, and no material change of use is proposed.
