Minor modifications to the previously granted development (Planning Ref: 21/1407 & ABP Ref: 313953-22). The proposed modifications consist of realignment of the internal access road and footpath and the repositioning of 18no. previously granted dwellings, along with associated car parking spaces, private open spaces and landscaping on the southwest side of the site. All with associated site works

The Development will consist of: 1. Permission for construction of a new stage, Block M of 5,774sqm to a total height of 21.507m and new offices & workshops, Block L of 7,020sqm, associated access road and car parking spaces. 2. Permission for demolition of 12 No. ancillary buildings with a total floor area of 2,494sqm. 3. Retention of mezzanine areas in 5No. buildings and retention of 9No. ancillary buildings with a total floor area of 2,835sqm, associated access roads (2.79 hectares). 4. Retention of a backlot area (3.5 hectares) and ancillary access roads, landscaping and site works; all on a site of 14.013 hectares at Inchanappa South, Ballyhenry, Ashford.

Residential scheme of 98 no. housing units and landscaping works to facilitate public park use over a total application site area of 6.84 ha. The residential accommodation proposed consists of 82 no. detached and semi-detached one, one and a half and two storey houses (36 no. 4 bedroom, 39 no. 3 bedroom and 7 no. 2 bedroom units) and 8 no. 1 bedroom apartments with 8 no. 2 bedroom duplexes above in 2 no. three storey blocks. The proposed residential accommodation lies to the east of an existing wooded area (2.83 ha.) under the control of the applicant and intended to be utilised as a community park that will be open to all. As part of the development, this wooded area will be subject to landscaping works (1.96 ha.) to facilitate the community park use. Vehicular access to the proposed development will be from the R772 via new roundabout junction and a new footpath is proposed along the application site boundary from that roundabout on the eastern side of the R772. Development will include all associated site infrastructure; potable water, foul and surface water drainage and attenuation; public lighting, landscaping works and all associated site development works above and below ground.
