The application seeks a 10-year permission with an operational lifetime of 35 years and includes: • Approximately 37, 000 solar photovoltaic panels on ground mounted metal frames including string inverters mounted to the rear of the panels, with a maximum table height above ground of approximately 2.7 metres; • 1 no. 38kV substation including 1 no. MV switch room, 1 no. IPP control room, 1 no. ESB switch room and associated electrical infrastructure; • 3 no. transformer units; • Underground cabling and ducting; • 1 no. temporary construction compound and ancillary facilities for the duration of the construction phase of the project; • Perimeter fencing; • CCTV; • Construction and operational access provided from the existing site entrance off the L2760; • Internal tracks, site landscaping and all associated site enabling and site development works

Permission to retain domestic garage and stores with all associated site works

New two storey dwelling, domestic garage, sewerage system, site entrance and all associated works.

Permission for the change of use of a domestic garage to a granny flat and to install two domestic waste water treatment plants and polishing filters and a new vehicular entrance

To construct new one and a half storey dwelling, domestic garage, site entrance, sewerage system and all associated site works.

Permission for the establishment of a concrete and soil and stone recycling facility including associated plant and equipment and permission for the importation of clean and inert soil & stone for the partial restoration of a former quarry in order to improve the agricultural out put of the site, including the forming of an artificial pond/wetland area as well as all other necessary enabling works.

Works to an existing dwelling house to include the construction of a two storey side extension, single storey garage to rear garden, material alterations to existing dwelling house elevations, demolition of existing garage, store and boiler room, and all associated landscaping and site works.

The demolition of former shop and construction of 2 new semi-detached one and half storey dwellinghouses, new entrances together with all other ancillary site works.

Permission for • Retention of previously excavated pit floors and faces within approximately 1.2 hectares of the existing sand-and-gravel pit, where average excavation depths exceeded the permitted levels by approximately 4-5 metres (within a maximum differential of c. 8 metres in localised areas) below the levels shown on the drawings approved under Plan File ref. No. 08/6662 & ABP Ref. PL 04.232102. These areas have since been infilled using on-site material to return them to the permitted levels and are now to be fully restored to agricultural use, with no further extraction proposed within them; • Retention and continue use of the existing historic site access; • Permission for: Recommencement of extraction within the remaining previously authorised sand and gravel resources over c. 2.4 ha (excluding the retained/restored areas), at a rate of approximately 50,000-60,000 tonnes per annum. Proposed pit floor levels will range between 100-105mOD. Extraction will be carried out on a dry-working basis only, with no requirement for dewatering; Recommencement and continued use of the existing aggregate processing plant and associated closed-circuit water settlement lagoons; Restoration of all worked areas to agricultural use through biodiversity-led measures. All for a period of 10years and within an application area of 6.2 hectres.

The development will consist of: • Continued extraction of remaining authorised sand and gravel resources (Plan File Ref. No. 08/6662 & ABP. PL 04.232102) over a total extraction area of c. 2.4 Ha.; • Continued use of the existing aggregate processing plant and associated water settlement lagoons; • Retention and continued use of the existing historic site access arrangements; • Restoration of all areas back to agricultural use. All for a period of 10 years and within an application area of 5.25 hectares.

Permission for retention of domestic garage adjacent to existing dwelling.

Permission for Retention of alterations to dwelling house. Alterations include: a) Replacement of flat roof over domestic garage attached to the existing dwelling house with pitched roof. b) Alterations to front elevation to include replacement of garage door with no. 1 window to match existing window opes, removal of glass framed sun room & replacement with pitched roof porch. c) Removal of lean to roof & flat roof to rear of dwelling and replacement with pitched roof. d) Alterations to internal layout to include conversion of domestic garage to living space. e) Alteration to rear of dwelling to include block retaining wall, gravel parking area and grass lawn, f) All associated works.

The proposed development will consist of 12 no. 4 bedroom semi-detached dwelling houses, 4 no. 3 bedroom semi-detached/townhouse dwelling houses and 1 no. 2 bedroom townhouse. The proposed development includes minor amendments to the permitted public open space areas and represents an extension of the residential development permitted by Pl.Reg.No. 21/7466 (An Bord Pleanála Ref. 314235-22). Access to the proposed development will be provided from O’Callaghan Place to the south and the internal road network of that previously permitted by Pl.Reg.No. 21/7466 (An Bord Pleanála Ref. 314235-22).

The construction of a residential development of 30 no. units. The development will consist of 4 no. 3 bed townhouses, 3 no. 2 bed townhouses, 18 no. 3 bed semi-detached units, 4 no. 4 bed semi-detached units and 1 no. 4 bed detached unit. The development will also provide for: works to the existing vehicular access from O’Callaghan Place; car parking; lighting; photovoltaic panels; hard and soft landscaping; boundary treatments; and all other works.

Permission for the part demolition of the existing building, specifically the single storey extension to the side and rear of the existing building, the demolition of ancillary outhouses of the existing building, planning is also sought for construction of 4 no. detached one and a half storey dwellings, 2 no. new shared site entrances for the 4 dwelling, 6 no. off street parking, the removal of the existing septic tank and the installation of 4 no. new waste water treatment units and all associated site works

Permission for elevational modifications including fenestration replacement & repair, structural interventions, construction of new opes, internal wall removal and roof repairs, and modifications to existing paving treatments to the above, along with the removal and decommissioning of the existing wastewater treatment system (septic tank) and the provision and installation of a new wastewater treatment system including proprietary treatment plant and tertiary treatment system and all ancillary site works necessary to facilitate the development.

Permission for the following proposed works to existing derelict single storey dwelling and associated site. Proposed works to include: 1) To decommission existing septic tank and to install new wastewater treatment system on site to serve existing dwelling house, 2) To construct new single storey extensions and alterations to existing single storey annex extension located to the rear of the dwelling, 3) To construct new single storey extension to side of existing dwelling, 4) To remove existing A-roof structure serving dwelling, including chimney, and to construct new pitched roof with a raised ridge height of 0.35m to serve dwelling, 5) Minor alterations to existing elevations of dwelling, 6) Works to existing vehicular access serving site to comprise of a) Re-location of existing double gates to rear of site to access existing adjoining landholding and agricultural buildings to rear of dwelling and b) Provision of new access gates from existing internal driveway to serve private amenity space associated with existing dwelling and 7) All associated site works including new boundary treatments and landscaping works.

The construction of a new dweillinghouse and domestic garage, construction of new wastewater treatment system to service new dwelling, upgrading of existing entrance to shared entrance, and also upgrading of existing wastewater treatment system servicing existing dwelling together with all other ancillary site works.
