(i) demolition of existing substation and removal of existing advertisement structure on site; (ii) construction of a residential development of 197 apartments (79 one-bedroom, 105 two-bedroom and 13 three-bedroom) in 4 blocks (ranging in height from seven to eight storeys with eighth floor level roof garden) as follows: - Block A containing 41 apartments (6 one bedroom, 34 two bedroom and 1 three-bedroom) and measuring eight storeys in height (with eighth floor roof garden); - Block B containing 79 apartments (33 one bedroom, 34 two bedroom and 12 three bedroom) and measuring eight storeys in height; - Block C containing 42 apartments (24 one bedroom and 18 two bedroom) and measuring seven storeys in height; and, - Block D containing 35 apartments (16 one bedroom and 19 two bedroom) and measuring seven storeys in height; (iii) all apartments will have direct access to an area of private amenity space, in the form of a balcony, and will have shared access to internal communal amenities including 2 resident lounges (114.7sq.m), gym (98sq.m) external communal amenity space (1,490.8sq.m) and public open space (1,667sq.m); (iv) provision of 78 vehicular parking spaces (including 3 car-share parking spaces, 4 mobility parking spaces, and 8 electric vehicle parking spaces), 4 set-down vehicular parking spaces (including 1 mobility parking space) and 448 bicycle parking spaces (including 100 visitor parking spaces) at ground floor/ground level accessible via new vehicular entrance gate off access road off Greenhills Road; (v) provision of 4 commercial units (871.5sq.m total) and 1 childcare facility (329.7sq.m) with associated external amenity space (168.8sq.m) located at ground floor level; and, (vi) all ancillary works including public realm/footpath improvements, landscaping, boundary treatments, internal footpaths/access roadways, bin storage, foul and surface water drainage, green roofs, removable solar panels, ESB substation and all site services, site infrastructure and associated site development works necessary to facilitate the development.

Construction of 82 no. residential apartment units and associated commercial floorspace in 3 no. residential apartment blocks 5 to 6 storeys as follows: Block A contains 44 no. apartment units in a 6-storey apartment block (with double height mezzanine corner feature at 5th floor level addressing the corner of Greenhills Road and Broomhill Road). This will consist of 25 no. 1 bed apartments, 17 no. 2 bed apartments and 2 no. 3 bed apartments. All apartment units will be provided with associated private terraces / balconies. Block B contains 23 no. apartment units in a 5-storey apartment block. This will consist of 8 no. 1 bed apartments, 9 no. 2 bed apartments and 6 no. 3 bed apartments. All apartment units will be provided with associated private terraces / balconies. Block C contains 15 no. apartments in a 5-storey apartment block. This will consist of 4 no. 1 bed apartments, 7 no. 2 bed apartments and 4 no. 3 bed apartments. All apartment units will be provided with associated private terraces / balconies. A resident's lounge (c. 73.6 sq.m) for use by occupants of all proposed apartment units is provided at ground floor level of Block C. A commercial unit (c. 148.5 sq.m) front Greenhills Road is also provided at ground floor level in Block C. New vehicular access to the site will be provided from the Broomhill Road. Provision of an area of landscaped public open space (c 776 sq.m) and communal open space (592 sq.m) including c.192 sq.m as a roof terrace area for residents. Lobbies, stair / lifts, photovoltaic panels and green roofs throughout Blocks A, B and C. Provision of 41 no. car parking spaces and 182 no. bicycle parking spaces for residents of the proposed development. All associated site development works, services provision, infrastructural and drainage works, provision of esb substations, bin stores, public lighting, landscaping, open space, and boundary treatment works on this site of 0.69 ha.

(a) Construction of a 4 storey nursing home building consisting of: (i) 106 bedrooms (with ensuite); (ii) associated residents welfare facilities; (iii) administration areas and staff facilities; (iv) multi-function space and pharmacy proposed at ground level; (b) construction of 60 one bed independent living units in 3 blocks as follows: (1) Block A, a 4 storey building comprising 11 one-bed units; (2) Block B, a part 4/part 5 storey building comprising 35 one-bed units; and (3) Block C, a 5 storey building comprising 14 one-bed unit. Each unit will be provided with a private open space in the form of a balcony terrace (6sq.m.) (c) The development will include communal open space and landscaping (including new tree planting and tree retention), 30 car park spaces (including 3 limited mobility parking spaces; 3 EV parking and 1 car sharing spaces); and 52 bicycle parking spaces (d) The development will be served by a new pedestrian and vehicular access from Old Greenhills Road through existing boundary wall. Material from the removed wall will be repurposed within the landscape areas; and (e) The development includes landscaping, boundary treatments (including wells and railings to southern and western boundaries), and ESB Substation SuDs drainage, road infrastructure and all ancillary site works necessary to facilitate the development.

The demolition of three existing apartment units (c. 239sq.m) and bin store (c.18sq.m) and the construction of a residential development arranged in two building blocks (Block A & Block B) ranging from 3 to 6 storeys in height over basement level (c. 3,728sq.m, including basement). Block A comprises 11 residential apartments (c. 1256sq.m) in a 5 to 6 storey building and including a ground floor level cafe (c. 93sq.m) at the buildings south eastern corner; Block B comprises 15 residential apartments (c.1393sq.m) in a 3 to 5 storey building; The proposed development will comprise 26 new residential units (5 studio apartments, 6 1-bedroom apartments, 7 2-bedroom apartments & 8 3-bedroom apartments) with associated balconies and terraces. The proposed development will comprise a total of 40 apartment units derived from 26 new apartments and 14 existing apartments; relocation of existing basement access on Old Greenhills Road and the upgrade and extension of the existing basement level; provision of internal footpaths; landscaped communal open space (including outdoor gym equipment, children's play area and 'working from home' area); public open space; 13 car parking spaces and 74 long-stay bicycle parking spaces and 1 motorcycle parking spaces at basement level; 2 shared car parking spaces and 20 short-stay bicycle parking spaces at surface level (15 car parking spaces, 94 cycle parking spaces and 1 motorcycle parking in total); all piped infrastructure and ducting; elevation treatments; plant room; lift access and stair cores; hard and soft landscaping and boundary treatments; changes in level; waste management areas; attenuation tank; backup generator; solar photovoltaic panels; lighting; and all associated site development and excavation works above and below ground. The subject site is currently partly developed with an existing residential scheme known as Greenhill's Court comprising 17 apartment units in 4 apartment blocks ranging in height from 2 to 4 storeys, including basement car park all on a site of approximately 0.23ha. on lands bounded to the north by St Basil's Training Centre, to the east by Greenhills Road, to the west by Old Greenhills Road, and to the southeastern corner by Main Street, Tallaght, Dublin 24
