The development will consist of an extension (59.7sq.m) to the hotel bar area at ground floor level into the existing outdoor terrace area on the Burlington Road elevation. Permission is also sought for relocation of the stepped access/ egress from the hotel to Burlington Road and all associated site and development works.

PERMISSION:The development will consist of internal alterations and external extensions to the existing hotel to provide 47no. additional bedrooms (306no bedrooms in total). The gross floorspace of the hotel increases by 1436sqm from 11,344sqm to 12,780sqm. The proposed development comprises the following on a floor by floor basis: (1) Basement Plant area and Lower Ground Floor: internal reconfiguration of existing ancillary accommodation to facilitate revised plant requirements, maintenance room, staff accommodation and revised internal circulation with no increase in floor area; (2) Ground Floor Level (+91sqm): internal reconfiguration to existing toilets and reception facilities, extension to existing bar into existing terrace area on Burlington Road, 1no. additional bedroom over former substation site; (3) First Floor (+22sqm): 1no. additional bedroom; (4) Second Floor (+73sqm): 3no. additional bedrooms including 1no bedroom over former substation site and 2no. additional bedrooms created by extending into the existing external terrace on Fleming's Place; (5) Third Floor and Fourth Floors (+426sqm): 16no. additional bedrooms including 2no. additional bedroom over former substation site and 14no. additional bedrooms created by extending into the external terrace on Fleming's Place over two levels; (6) Fifth Floor (+823sqm): additional floor containing 26no. additional bedrooms. Permission is also sought for minor changes to the car park area to the rear of the hotel resulting in a reduction of parking spaces from 40no. to 38no parking spaces on the overall site, new screen plant enclosure at roof level and all site and development works associated with the above.
