Permission is sought for the secondary use of 179 No. permitted and operational student accommodation bedrooms (including 184 No. beds/bedspaces) at ground, first, second and third floor levels as residential accommodation for tourists or visitors outside of academic term times. This permission is sought to align the permissible use of the student accommodation at those floors levels with the definition for same prescribed by Section 2 of the Planning and Development Act 2024. No physical works are proposed to the student accommodation property. Permission for development at a site located at, and to the rear. The development will consist of the demolition of the existing 4 no. storey stairwell to the rear of the existing student accommodation residence and the construction of a part 3 no. to part 4 no. storey extension (734sq m total gross floor area) to provide 26 no. student accommodation studio units. The development will also consist of: the reconfiguration and relocation of bin stores, car parking, cycle parking and vehicular circulation, the provision of green roofs and rooftop solar panels and all other associated above and below ground works to facilitate the development. A Natura Impact statement has been prepared in respect of the proposed development.
