The development will consist of the following works to the detached four bedroom two storey dwelling: 1) Demolition of the existing side passage single storey structure; 2) Demolition of the existing single storey rear extension and glazed conservatory; 3) Construction of a new side passage single storey structure; 4) Construction of a new single storey rear extension with single rooflight above; 5) Raising the cills of the three ground floor windows to the front elevation; and 6) All ancillary site development and landscape works.
The construction of 4 no. 3 storey, 4 bed, terraced houses located on a site measuring c. 0.23 hectares. Access to the proposed development will be from Leopardstown Road to the north of the proposed development site and via the adjoining permitted development “Chadsley Garden” to the east (permitted under Ref.s D22A/0508 & ABP-315388-22 & thus having the effect of modifying same), which is located to the rear / south-east of Chadsley House (A Protected Structure, Dún Laoghaire Rathdown County Council RPS 2055). The proposed development includes for all associated site development works, car & bicycle parking, public lighting, open spaces and landscaping etc.
The proposed development will consist of: i) The demolition of existing buildings comprising c.104 sqm. of floor space including: the existing link building (c.62sqm. gross floor area) that connects the Glens building to the existing hospital, and three existing rooms to the south side of the main spine corridor, adjacent to the Day Care Centre (c.42 sqm); ii) The construction of a new c. 9,284 sqm. gross floor area extension to be developed to the south of the existing Leopardstown Park Hospital building which will consist of 2 no. residential care building blocks providing 125 no. single ensuite bedrooms (1 no. 2 storey residential care block containing 50 no. bedrooms and 1 no. 3 storey residential care block containing 75 no. bedrooms) along with day rooms, dining rooms, activity and therapy rooms, staff support rooms and kitchen facilities connected by a new single, 2 and 3 storey central circulation street which links back to the existing hospital at ground floor level. The new development will also include minor refurbishment to the existing hospital to accommodate the connection point to the new link for the proposed central circulation street. No works are proposed to Leopardstown Park House (A Protected Structure). iii) The construction of a new single storey Mechanical and Electrical Compound (c. 370 sqm. gross floor area).The Mechanical and Electrical Compound also contains an ESB Substation; iv) Reconfiguration of existing car parking layout to provide a total of 109 car parking spaces within the red line boundary, comprising: 99 standard spaces, 6 accessible spaces, and 5 parent and child spaces. A total of 22 spaces will have electric vehicle charging points, and ducting will be provided for an additional 44 electric vehicle charging points. A total of 5 motorcycle parking spaces will be provided. v) A new single storey, secure bicycle store enclosure (c. 27 sqm.) located to the east of the main entrance providing 12 no. long-stay bicycle spaces. Provision of 21 no. short-stay bicycle spaces (20 no. existing and 1 no. new cargo-bike space); vi) The relocation and repair of a 33m section of walled garden boundary railings and gates to replace the low-level garden wall (1990s construction), the reopening of an existing closed-up door way within the wall, and repair and refurbishment works to the original walled garden wall; vii) The planting of 4,940 new trees (168 semi-mature trees, 4,772 small trees) to mitigate the removal of 39 trees (net increase of 4,901 trees), and relocation of 5 existing orchard trees into woodland; viii) Proposed modifications to the existing road network within the campus to access the new extension and associated Mechanical and Electrical Compound, planted perimeter landscaping with fence along the north and west boundaries (c. 1.8m high on northern boundary and 2.4m high on western boundary), temporary construction compound and construction road to the west of the hospital and general landscaping modifications including tree removal and compensatory planting; ix) The proposed development also includes all ancillary site clearance, enabling, construction, site development and landscaping works, which include but are not limited to: temporary haul road and temporary construction compound, the diversion and upgrade of existing hospital campus site services, new infrastructural services, plant, SuDS drainage and attenuation measures, watermains and communications networks, the upgrade of the combined sewer and a new watermain along the access road to the north of the hospital and all required phasing, sequencing and site development works; x) An Environmental Impact Assessment Report (EIAR) and a Screening for Appropriate Assessment Report have been prepared in respect of the proposed development.
The demolition of the existing single storey dwelling, garage and shed and the construction of 4 no. 2-storey, 3-Bedroom terraced dwellings with access roadway, widening of existing entrance, off-street parking, and all ancillary site services to facilitate the development.
1) Demolition of two-storey side extension and ground floor front bay window. 2) Construction of front single-storey, and side and rear two-storey extension. 3) Widening of existing driveway to 3.5m. 4) Landscaping works to front garden & drive together with all associated ancillary works to facilitate the above.
The development consists of: (1) The provision of a single storey front extension; (2) The provision of a single storey side extension; (3) The provision of a part single storey, part two storey rear extension; (4) The replacement of existing side gate; (5) The provision of two roof lights.
Permission for development at a site of approximately 0.477 ha. The demolition of 2 no. two-storey habitable dwellings and associated outbuildings/structures (totalling 534 sq m gross floor area); and the construction of an apartment building (3,502 sq m gross floor area) of 4 no. storeys over basement parking in height (totalling 5 no. levels) to consist of: 28 no. residential units (6 no. one bedroom apartments, 14 no. two bedroom apartment and 8 no. three bedroom apartments); basement car park and vehicular access ramp (incorporating 43 no. car parking spaces, 32 no. bicycle parking spaces, and a communal waste storage area (46 sq m); and associated entrance lobbies, circulation areas, lifts, stairs, internal plant and private amenity spaces. The permanent closure of the current 'Garryknock' vehicular and pedestrian access from the neighbouring 'Fairways' residential development; the permanent closure of 1 no. existing 'Funchal' vehicular access and 1 no. dedicated pedestrian access from the N11 Stillorgan Road; upgrade and enchancement of 1 no. existing 'Funchal' vehicular access from the N11 Stillorgan Road, to provide the primary vehicular and pedestrian access to the proposed development, along with two new dedicated pedestrian entrances from the N11 Stillorgan Road; boundary treatments, hard and soft landscaping, including a playground, internal vehicle and pedestrian circulation routes, services (including 1 no. below ground attenuation tank) and all other ancillary and associated site development works above and below ground level.
Permission was previously granted for 4 houses at Brighton Grove per reg. ref. D18A/0143 of which 3 houses have been constructed no's 1, 2 and 4. The development will consist of the omission of the permitted house (D18A/0143) at site No 3 Brighton Grove to provide vehicular and pedestrian access to the site to the rear from the existing vehicular access on Brighton Road, the demolition of Primavera and Phoenix House (total demolition area 888m2 GFA) and the construction of a housing scheme on a development site area of 0.79 hectares. The proposed development with a total gross floor area of 7,206 sqm (excluding basement area) will consist of 48 residential units including 10 no. three storey houses and 38 no. apartments in a five-storey building over basement level and comprising: 10 no. three storey houses (consisting of nine no. 5 bedroom unit-3 double & 2 single and one no. 5 bedroom units - 5 no. double bed) together with private amenity open space ranging from 75m2 to 147m2, bike and bin stores and two car parking spaces per dwelling. 38 no. apartments ( consisting of 10 no. one bedroom units (2 person), 24 no. two bedroom (4 person) units and four no. 3 bedroom (5 person) units, bicycle parking (70 long stay resident spaces) and a bin storage area at ground floor level of the building, Basement level below apartments (1,767 m2) with 40 car parking spaces, 22 electric vehicle charging points, 2 motorcycle spaces, residential storage units and plant rooms. 6 surface carparking spaces (3 accessible spaces and 3 visitor spaces with 2 electric vehicle charging points) and 8 no. visitor bicycle parking spaces; The development will also consist of the provision of public open space and related play areas (1,276m2) hard and soft landscaping including internal road, cycle and pedestrian routes, pathways and boundary treatments, street furniture, ESB substation building, piped infrastructural services and connections to existing public services, (including connecting new surface and foul water sewer and water main to the public network on public roads) ducting; waste management provision, SuDS measures including green roof; stormwater management and attenuation; solar PV panels at roof level to the apartments, signage; public lighting; and all ancillary site development and excavation works above and below ground. The site includes Primavera and Phoenix House located to the rear of Brighton Grove, and lands between nos. 2 and 4 Brighton Grove, D18 E5F2, D18 F5Y0, D18 X5RN and D18 P7VY.

The proposed development will comprise of the demolition of the existing detached 2 storey houses at 51 and 52 Bray Road and all associated outbuildings, the construction of a six storey (part 4-storey, part 5-storey and part 6-storey) 96-bedroom residential care facility, with associated ancillary/common facilities, office administration areas, recreational leisure outlets which include dining rooms (all with balconies/terrace), lounges (some with balaconies/terrace), nurse offices, cafe, cinema, hairdressers, nail bar/spa, celebrations room, activity room and library, the provision of a new vehicular access onto kill lane, the infill of an existing vehicular entrance at 51 Bray Road (N11) and the modification of an existing vehicular entrance from 52 Bray Road (N11) as a pedestrian entrance and the modification of the existing vehicular entrance from Kill Lane (serving No 51-Clara) for use as a pedestrian entrance only, ancillary bin storage, 24 car parking spaces (10 spaces within undercroft parking, 14 outdoor carparking spaces), 27 bicycle parking spaces (9 spaces for visitors and 18 spaces for staff) green roofs, all associated site development, engineering, landscaping works and boundary treatments. The subject site is bounded by Kill Lane to the north, Cremone House, Kill Lane (D18FD93) to the east, Kilmoylan House (D18W5Y4) to the south and Bray Road (N11) to the west.

Permission for the construction of a residential development. The proposed development, including the demolition of 2 no. dwellings and associated sheds - Tinnahinch and Larch Grove on Plunkett Avenue, Westminster Road, Foxrock, Dublin 18. The development will comprise of the construction of 99 no. residential units in 3 no. blocks. A two level basement shall be provided under Blocks A & B, and a one level basement under Block C. 145 no. car parking spaces shall be provided, (including 2 number car share spaces). 216 no. bicycle parking spaces shall be provided. Block A shall be part 5 and part 3 no. storeys in height. Block B shall be part 6 and part 5 no. storeys in height. A gym and cinema for residents' use will be provided at ground floor. Block C shall be part 4 and part 3 no. storeys in height. The unit mix of the development will be 29 no. one bedroom units; 53 no. two bedroom units and 17 no. three bedroom units; Balconies and terraces shall be provided on north, south, east, and west elevations of the blocks. Development will include upgrading of the existing entrance to Plunkett Avenue and provision of a footpath on Plunkett Avenue with 2 no. pedestrian crossings, construction of 2 new vehicular entrances on Plunkett Avenue, one to serve Block C and closure of the existing vehicular access to Larch Grove. The proposed development includes landscaping, drainage, substation and all ancillary site development works. The gross floor area shall be 14,299 sq.m. including 5,124 sqm at basement level.
Permission for a 12m2 first floor bedroom extension including two roof lights to rear and all associated works.
Permission for the demolition of the existing Rockall dwelling house (c.215 sqm) and single storey outbuilding (c.51 sqm) on site and the construction of a roughly 'L' shaped building (c.3,916.7 sqm gfa) arranged in two blocks linked above ground level accommodating 35 no. apartments in total with associated balconies/terrace on the south-east, south-west, north-east and north-west elevations and green roofs and roof mounted solar panels also proposed on both blocks; Block A - (3-storeys) accommodates 6 no. 2-bed apartments; Block B - (part 2-storey, part 3-storey, part 4-storey) accommodates 7 no. 1-bed apartments, 15 no. 2-bed apartments and 7 no. 3-bed apartments; all ancillary site development and landscape works, including provision of amenity open space and children's play space, the existing vehicular entrance to the property onto The Birches will be widened and improved and will serve the entire development; construction of a single level basement car park (c.2321.7 sqm gfa) with 53 no. residential car parking spaces which includes 3 no. universal access car parking spaces and 36 no. bicycle spaces, bin store area (c.34.9 sqm), together with ancillary space; at ground level 5 no. visitor car spaces, which includes 1 no. universal access car parking space and 10 no. visitor bicycle spaces are provided; 1 no. ESB substation (c.14 sqm). Permission is also sought for a new pedestrian access on the southern boundary of the site where it adjoins The Birches.
The development will consist of the demolition of an existing unoccupied single storey house of 70sqm and a single storey equipment store of 30sqm, the construction of 22 no. apartments; 18 no. 2 bed units of 85sqm each and 4 no. 3 bed duplex units of 115.5sqm each, all with southwest facing balconies or gardens and northeast facing winter gardens. The apartments are to be in three blocks; Blocks A and C nearest Pine Avenue and the Loreto school are to be three storeys stepping up to four, while block B nearest the Stillorgan dual-carriageway is to be four storeys all above part basement level. The part basement will contain 28 no. car spaces, 34 bicycle spaces, 22 no. storage units and separate bin and recycling storage. Pedestrian access is to be from the existing gate on Springfield Park and a new pedestrian entrance on Pine Avenue: vehicular access via a new entrance at Pine Avenue and the provision of all ancillary site development, landscaping and boundary treatment. A Leyland Cypress hedge is to be partially retained, all other trees are to be removed from the site.
Permission for amendment of the previously approved planning permission Reg. Ref. D09A/0116, An Bord Pleanala appeal Ref. PL06D.234755 & Extension of Duration Ref. D09A/0116/E of the demolition of an existing unoccupied single storey house of 70sqm and a single storey equipment store of 30sqm, the construction of 20no. apartments; 16 no. 2 bed units of 85sqm each and 4no. 3 bed duplex units of 125sqm each. The proposed amendments will consist of the alteration of the basement level with the re-location of the permitted bin stores, the 20no. long-stay bicycle parking and the 20no. apartment storage units and the omission of 2no. stairs accessing the basement in Block B & C. The car park basement will not contain 31no. car park and 4 no. car park spaces will be integrated into the new landscaped forecourt spaced along with 6no. bicycle parking for visitors. This application will retain the vehicular entry and exit position to Springfield Park as incorporated into the existing permission by way of condition 1 of the An Bord Pleanala final grant permission. All the stairs core have been amended to comply with Part M of the building regulations. The proposed amended will include alterations to the south-east and north-west elevations, removing of one number square gable window to each apartment to allow for better internal furnishing layouts. In the south-west facing balconies removing a cantilever extension to the balconies and replacing this design with a rectangular balcony of the same area. In the north-east facing balconies, the glass outer enclosure will be altered. The Lateral enclosed glazing will remain as the permitted design but the front balcony will be a glass railing. All internal apartment interiors area proposed to be modified to improve their layout.
