The proposed development consists of alterations to a previously approved planning application D21A/0526 single-storey extension to the front roof, including a change in roof type from a tiled hipped roof to a flat roof with rooflight and parapet to match the existing granny flat roof, internal alterations to the floor plan of the granny flat, and all associated site works.
Planning permission is sought for the following proposed amendments to previously granted development (Planning Permission ref: D23A/0713) of a retail unit. The proposed amendments to the previously granted development include; (i) the omission of the first floor, resulting in a decrease of gross floor area from 622m2 to 543m2, (ii) an increase in overall height from 7.75m to 7.95m, (iii) a design amendment to the South (front) elevation, and (iv) the addition of LED backlit signage to the South (front) elevation.
2 Dwellings
Planning Permission sought for the following works at 263 Nutgrove Avenue, Rathfarnham, Dublin 14, AY96, an existing three-bedroom end-of-terrace two-storey single dwelling:- (i) demolition of an existing single-storey flat-roofed extension to the side (north-east) of the existing dwelling; (ii) construction of new extensions to the front (south-east) & side (north-east) of the existing dwelling, a single-storey part to the front and a two-storey part to the side. The single-storey extension to the front to feature a monopitched roof, with one new Velux type roofwindow. The two-storey extension to the side to feature a part with a pitched roof to match the profile of the existing main roof, and a part towards the front with a flat roof. The rear (north-west) slope of the new pitched roof over the two-storey extension to feature one new Velux-type roofwindow, and two new sun-tube type rooflights; (iv) provision of one further new sun-tube type rooflight to the rear (north-west) roof slope of the existing pitched main roof; (v) provision of PV solar panels to the full width of the extended front (south-east) facing main roof slope; (vi) provision of new metal bar-and-bow type railings to the top of the full length of the existing front boundary wall to include the formation of a new pedestrian gate opening with new single metal gate leaf, and the provision of a set of new sliding vehicular metal gates to the existing vehicular gate opening, all gates to open into the site from Nutgrove Avenue; (vii) formation of a new post-and-panel type enclosure in the existing front garden to provide a secure storage area for bins, greenhouses, other functions ancillary to the garden etc.; (viii) new hard landscaping to the front garden area to re-orientate and extend the existing driveway as a consequence of the construction of the proposed extension over part of the existing driveway area. The new hard-landscaping to include the provision of a new ramped access route up to the new front entrance door location from the driveway area; (ix) all other associated siteworks & services to facilitate the proposed development. On completion of the proposed works the house to compromise a four-bedroom end-of-terrace two-storey single dwelling.
Permission to widen the existing pedestrian entarnce to create a new vehicular entrance to facilitate off street parking and EV charging for one car.
Development of a part 2 storey retail unit, with a gross floor area of 622sqm, with a maximum overall height of 7.75m. The partial removal of the existing sound barrier and existing trees along the east boundary of the site. Associated alterations to the sites hard and soft landscaping, ancillary site servicing (foul and surface water drainage and water supply) and all other associated site excavation and site development works above and below ground.
Permission is sought for the construction and erection of a single storey home office/shed of 32.00sqm, at the end of the back garden and any ancillary works.
Permission for development. Landscaping works are proposed on lands to the east of the site (c. 0.441 Ha) at the junction of Nutgrove Avenue and Meadow Park Avenue providing a new public park. Infrastructural works are also proposed comprising a new watermain connection to the existing 6 inch watermain (c. 0.001 Ha) and a new connection to the surface water sewer (c. 0.001 Ha), both on Nutgrove Avenue. The development site area (c. 0.602 Ha), park and drainage works areas will provide a total application site area of c. 1.045 hectares. The proposed development will consist of: the construction of a mixed-use building comprising 91 No. apartments (27 No. one-bedroom units, 44 No. two-bedroom units and 20 No. three-bedroom units); ancillary residents amenity space (c. 181 sq m); and a cafe(c. 59 sq m) provided in a part 2 to part 8 No. storey block (c. 11,211 sq m GFA). The development also proposes a vehicular access from the Nutgrove Shopping Centre car park, pedestrian/cycle accesses; the removal and realignment of existing retail car parking spaces providing an overall reduction of 87 No. retail spaces; the provision of 63 No. residential car parking spaces at ground (3 No.) and first floor (60 No.) levels; bicycle parking spaces; motorcycle parking spaces; public and communal open space; private balconies; hard and soft landscaping; boundary treatments; lighting; bin storage; substation; plant; telecommunications infrastructure at roof level including shrouds, antennas and microwave link dishes (6 No. antennas, all enclosed in 3 No. shrouds and 6 No. transmission dishes together with all associated equipment); green roof; PV panels; and all associated site works above and below ground.
Modifications to previously granted SD18A/0053 consisting of external and internal alterations to previously granted development of 2 three-storey buildings (linked at first and second floor levels), increase in area to (total of 6077.2sq.m gross floor area (including one basement level of 1,922sq.m gross floor area) accommodating 38 apartments, including alterations proposed to the previously permitted unit mix, resulting in an overall increase of 6 units in total, i.e. from 2 one-bed; 28 two-bed; 2 three-bed (32 units) to now provide 6 Studio; 9 one bed; 23 two-bed (38 units); no additional floor is proposed, building remains at 3 storeys in height. Increase in the number of car parking spaces from 40 to 44 at basement level (no change to parking on Loreto Terrace). No change is proposed to SuDS, drainage, landscaping or site development works as granted under Reg. Ref. SD18A/0053.
Residential development comprising a total of 28 apartments, in a building up to 4-storeys in height; the cumulative gross floor area is proposed to be 2,640sq.m on the 0.3157 hectare site including the site of the former filling station (0.2821 ha - under applicant's ownership) and a portion of land (0.0326ha) located to the north of the filling station site, where the existing traffic lights and pedestrian crossing are located along Nutgrove Avenue; to accommodate access to the site, it is proposed to relocate the existing traffic lights and pedestrian crossing which traverses both South Dublin County Council and Dun Laoghaire-Rathdown County Council boundaries; a development with a maximum height of c.11.7m and a total gross floor area of 2,640 sq.m comprising of 28 residential units comprising 8 1-bedroom apartments, 17 2-bedroom apartments and 3 3-bedroom apartments; communal amenity space (433sq.m) and public open space (286sq.m) located to the rear and western side of the site; at grade car parking is proposed to the rear of the site which will provide 16 residents' car parking spaces (including 2 electric vehicles spaces and 1 accessible spaces) and 2 motorcycle parking spaces; 2 resident waste bin storage areas are proposed along the north-western and north-eastern corner of the site, fronting Nutgrove Avenue (total 25sq.m); a new vehicular entrance from Nutgrove Avenue; a total of 62 surface level bicycle parking spaces comprising 48 spaces located at the rear of the site and 14 spaces within the residents' communal area, located along the north-western portion of the site; relocation of the existing traffic lights and pedestrian crossing located on Nutgrove Avenue to the west of its existing position to accommodate access to the site; all ancillary site development works including installation of drainage and water supply infrastructure, lighting and provision of an ESB substation and switch room.
