Permission for construction of a 34 no. unit residential development comprising a terrace of 10 no. three storey three bedroom houses (ranging from 124.58 to 125.17 sqm) with 2 no. surface car parking spaces each; 13 no. two bedroom apartments (ranging from 71.7 to 120 sqm) and 11 no. duplex apartments (1 no. two bedroom [88 sqm] and 10 no. three bedroom [ranging from 121 to 146.7 sqm]) in 2 no. blocks - a three storey block along the Old Bray Road frontage and a two/three storey block along the Brennanstown Road frontage; the provision of a landscaped courtyard incorporating internal access routes, communal open space, children's play area, 24 no. surface car parking spaces (including 2 no. accessible parking spaces), 84 no. covered cycle parking spaces, 2 no. motorcycle parking spaces, an electricity substation and bin storage building; the construction of a new vehicular and pedestrian access to the site from Old Bray Road and 1 no. pedestrian entrance from Breannanstown Road and all other site works above and below the ground required to facilitate the development, including the installation of photovoltaic panels on the apartment block and houses and the formation of 8 no. openings in the existing boundary wall on the Old Bray Road and Brennanstown Road frontages.
Permission for the demolition of the existing building on site and erection of a part two, part three storey building with the taller element located to the rear, comprising a ground floor retail unit with 3 x 2 bedroom apartments above, internal courtyard, roof terrace, private amenity space provided by balconies, refuse storage, cycle storage and all other ancillary works. A basement is proposed to provide ancillary storage and services to both the retail and residential uses.
Dún Laoghaire-Rathdown County Council is proposing to develop a sports and community facilities at the Bray Road entrance to Cabinteely Park. These comprise the development of a single storey changing pavilion of circa 50 square metres, the restoration of the gate lodge, and a general upgrade of the entrance to include paving, planting, seating, bike stands, drainage and all ancillary works. A new changing pavilion building (approximately 50 square metres) is proposed to the north of the existing gatelodge. This will include two changing rooms with team storage areas, an accessible toilet and small plant rooms. The structure will be a high-quality timber framed modular unit with robust aluminium doors, zinc seamed or fibreglass roof with skylights and external cedar cladding. It will include photo-voltaic panels on the roof and incorporate rainwater harvesting. The gate lodge will be faithfully restored for community usage in accordance with conservation principles under the direction of a grade 1 conservation Architect. It will include meeting rooms, a small kitchenette and a toilet. The poorly constructed modern extension will be demolished so that the building can standalone again in the parkland setting. The existing entrance will be enhanced with natural stone paving, appropriate ornamental planting, seating and other street furniture. The use of sustainable urban drainage will be incorporated.
Planning Permission sought for the following works at “Santessa”, Old Bray Road, Cabinteely, Dublin 18, D18 X4H6, an existing detached five-bedroom dormer bungalow style single dwelling; (i) the reconfiguration of the existing site entrance to widen & relocate the vehicular entrance gate and to form a new separate pedestrian entrance gate, both opening from the Old Bray Road. Both new site entrances, vehicular & pedestrian, to be provided with new timber gates. The proposed works to the gates will require the demolition of one existing stone gate pier, and the formation of two new stone gate piers to generally match the style & dimension of the existing piers but omitting the castellated capping detail to all piers, new and existing retained; (ii) the raising of the height of the full length of the existing stone front boundary wall with the provision of approx. 200mm of additional matching stone on top of the existing wall, the style of the top of the raised wall to match that of the existing; (iii) provision of a new section of hard-landscaping (stone cobble paving) at the site entrance under the proposed new gates & extending out to the front site boundary line; (iv) minor re-alignment of the existing driveway within the site & amended hard-landscaping to same, to tie into the new slightly altered vehicular gate location; (v) all other siteworks, services & landscaping necessary to facilitate the above proposed development. Note that the proposed widening & relocation of the vehicular entrance will require the extension of the dishing to the public footpath outside the site.

Proposed development will increase the approved gross area to 1165sqm and apartment numbers from 3 to 5. Approved development (gross area 975sq.m) consists of a terraced 2 storey building to the front with new shopfront, 3 storeys to the rear and basement to provide services, storage and bicycle parking for both retail unit and residential units.
